Is there only one layer of plywood for flooring? It's not sanitary for toilets to sit on the flange because it causes minute seepage of waste products. Don't it will not I'm in the process of laying the second layer of flooring to correct this mistake.

Hello Jim, the size and spacing of interior walls are 2x4 kiln dried spf at 16" on centre. The drywall is screwed, not nailed.

We use traditional wood frame construction methods for all of our homes and cottages which are designed to meet and exceed Ontario Building Code. Steel and concrete don’t suit our modular construction methods, but may be more applicable for commercial construction.
