Arvin will have a field day with this house. Five stories, right on the street, front door entry has no view and houses looking at your pool deck would be a start for Arvin.

He’s going to said the backyard isn’t even a backyard. No privacy, which too many neighbor can look through your back yard. The kitchen is too small for the price.. you have the elevator going only to the 4th floor which you have to walk up to get to your master bedroom. The shape of the house is so narrow that they have to squeeze in the furniture and you barely able to walk around it if you have guests. He going to say this house ain’t worth 17.5 million. His estimate will be around 9-10 million dollars..

Another nice home in the Bird Street very sleek look & I feel it has a vibe of a condo or in a Apartment complex. Love the overall look being 5 Flloors. If Anything of the homes I've seen & watch that backyard was totally breathtaking and I love the sunken fire pit & the privacy is also a big hands down a big plus. The bedrooms are all great, along with the Master bedroom. I also think this home has the best sun dreaching sunlight coming into the home...The views is also wow! Unbelievable of course. Nice well done job Darren, You continue to blow us away with different style of homes...i will rate this home 9/10. Love it! ❤️

The hillside above the home needs to be landscaped and put on drip irrigation. That way the roots of the plants spread and create a net to keep the hillside stable.

It would be interesting to know what was done to make these homes earthquake proof and the level they can withstand. The office needs a lockable door to secure business docs and cash, etc. Obviously a beautiful home, wall art excepted, but it feels pinched up against the mountain. Not sure I would buy it when compared to others at this price point. Could be a tough sell!

The whole video was so over exposed I thought it was an Architectural Digest hone tour! The lack of privacy of the pool as all of the neighboring houses can see in and even from the street is visible it's going to be a tough sale. The amount of stairs and there's a side yard but no front or back yard.

Quite nice, very nice magic hour lighting as well. Pleasant beautiful elevated views even though vertical builds have some significant drawbacks. And since it's a compromise I'm quite surprised by the price. That's a no compromise price. For a steep hill build like this the price makes no sense to me. I would think more like 4-5million and even then I would hesitate. Ultra steep lots like these are the kind you can get relatively cheaply for a reason. And it was probably fairly expensive to build there. But 17.5... it's so disconnected from reality that it's distasteful. I keep going over it in my head and it just doesn't compute :) it's not that the price is off, obviously it is, but it's so far off that I can't figure out how they could ever figure that was a thing to do. I guess they are hoping Kanye West buys it. The entrance elevator is curious as a basement design when it's fully in front of the hill. Why so enclosed. I think I would have built two floors wide instead of 5 up. Car ramp from left corner to gain a bit of altitude, maybe a few steps up to the entrance to gain a bit more height, maybe the driveway turns in under the house. 2 floors starting at maybe 1.8floors up. Go wide, use the length of the lot. So you avoid the elevator tower feeling and it looks a lot more like a normal house. Floor 3 and 4 have plenty of views, it's not like they needed the top floor to eek out a view. I think it could have worked and maybe fetched 9 million. The basement look elevator entrance I think could cost them 2+million.

I'm not impressed. Shooting at sunset was a big mistake, the lighting was much too intense and didn't show the house well. As for the steps, I felt like I was constantly going up and down. I got winded from all the stair climbing. The house seems too disjointed, nothing is connected. It doesn't have the feel of a home. It's more a collection of rooms. I'll pass.

Really where are investors putting their cash? Isn’t it crazy how mortgage rates continue to rise with higher imports and declining exports, but the FED is yet to lessen cost. Something will eventually break if they keep raising interest rates and quantitative tightening.

I concur with your comment, personally I've avoided drawbacks of uncertain times by simply following guidance from a reputable advisor, and have been able to increase my savings by at least 300% since late 2019, just before rona out-break, summing up nearly $1m after subsequent investments to date. I'm semi-retd now, and only work 7.5 hours weekly.

Very bad design! Imagine you slip on the stairs with hot food from the kitchen to the main area! Too many steps and levels. From the street level you have steps, then if your elevator is not working, well up 4 more levels of steps and even more steps to the primary bedroom and more steps to the main area. Just very dangerous and it is just a matter of time you will trip and a fall. Now that you have a broken leg, how the hell are you going to live in that house???
