this low-key would be the perfect home for me, I'm always so intrigued by your home selections, because you don't exclusively show 50-100 mio dollar houses that seem impossible to achieve. But with big goals this home actually seems reachable. Therefore seeing houses like this in the sub 10 mio range is always so enjoyable, since these gems are really hard to find. Not bad. The simple open plan is very pleasant. Classy relatively simple design. One could manage. In the 8.5 price point I'd probably still look for something on the other side of the hill but it's not bad.

Cool home and a good value for all that you get. The wine wall is stupid (only 30 bottle capacity, exposed to light and does not appear climate controlled). I would redo that entire space with dark glass doors, much better racking capacity and a dedicated cooling system. THAT'S how you do a cellar. Beautiful garage but only two cars? In this bracket there should be at least 3 if not 4 car capacity. Great tour Darren (you always do a nice job). One hint would be to tour all the upstairs bedrooms first and leave the Primary bedroom for last otherwise you're kind of punching down and the ending is anti-climatic.

I kinda agree with you on this. I'd more than likely would turn that space into a large salt water/reef aquarium. My old buddy Mark from Mark's Aquarium in Studio City could fabricate a really nice 300+ gal aquarium in that spot. My biggest concern with many of these places with wine areas is that the bottles are never secure. If a 5.0 earthquake hits you'll have a terrible wine cleanup to take care of because the bottle are not secured. I have lots of bottles of Justin Vinyards Iscoceles and this is a fear of mine losing them.

That wine wall was sad, as there is room for twice as much storage. The light exposure probably doesn't matter though, since those peg style shelves mean your entire collection will be on the floor after the next quake. Also, why doesn't the window in the bar open to serve people outside? They're gonna be hot and thirsty with all that turf. Disagree on the garage, it has the height and door placement for lifts, so it could hold 4 cars, just not as easily accessible. The house is nice overall, just a few things that are odd choices.

There are 3 really really really nice homes that are being built on Rancho and Louise near Rancho. Really hope Darren will do these. This is my favorite part of Encino (where I currently live). Amestoy Estates and the are south of the Blvd on Rancho is prime prime location.

This property is very sweet. It feels like a home. I wouldnt bother with the wine wall as its a bit pointless without temperature control. I would turn it into a massive aquarium. The garage could do with being bigger. The stnework blocks the view with the primary bedroom is the only negative for me. The backyard feels private, the infinity pool is a delight. Price is great so at least mansion tax would not be so much of a nightmare.

I would be worried about the pool after what has happened in rancho PV . The Earth moves when it feels like it 9M is a lot to invest and take that risk.

Great home, but too many issues for the price. $9M is still a lot of money, but the views are great. Garage is too small for the price and outdoor parking is limited. Where’s the microwave in the kitchen? And, the people-lift? And, the office? And, the dining room is too far from the puny kitchen. And, the bathroom mirrors are too small for the vanity space. And, ….but, you get the idea. If you buy this home, be prepared to spend $200K and 6 months to fix it. Cars? ‘67 GTO and a ‘25 Jeep Grand Cherokee SRT (if 24:02 available). OK, maybe a new BMW M sedan…….🤘🏻🇺🇸

No Privacy in the backyard and pool and a shower to give your neighbors a show they may or may not want! Wine wall cannot handle full 3 cases of wine. A kitchen built for someone who has never cooked. Primary shower that will bare everything to the outside world. Bathroom mirror doesn't want you to look at yourself and makeup table that doesn't want to see what you are doing. Only 2 car garage and no other carports. The driveway looks too narrow to accommodate a big party for a couple of dozen cars. All other houses in the surrounding areas are a third of the price. The developers probably dug a hole for themselves. I hope it sells, because it's still a cool house. Need to do something about the backyard and primary bathroom though...

What do you hate about it? Cabinetries are supposed to keep utensils Neat in place. Not Ergonomic enough for you? Maybe Darren just didn’t bother showing the entirety of the pretty kitchen.

I would redo one of the bedrooms into a gym or workout area. No drone shots so not sure how much privacy you get. Do you feel comfortable walking around this house completely naked? If not, then it is not private and that is not a good selling point from my view. I am not a nudist just my way to measure privacy. Wish I could have seen some night shots. Oh yeah, My advice is not try to play the piano when showing homes. When you started to sit down, I almost was going to close my youtube browser. You are almost there but needs some polishing regarding presentation.
