Hey Jp. Agreed. The foliage is outstanding. Unique elevation. 3 levels downwards 😮. Dark walls and some staging on entry but it works. Unusual kitchen to service inside and outside. Like the double ovens. Seamless dishwasher and fridge. Figured the wood was the refrigerator. The kitchen placement is great for our and in. Cozy backyard. Surprised no elevator with 3 levels. Like this circular primary. Beautiful staging. Custom headboard for that circular wall. Beautiful en-suite and closet and guest bedrooms and en-suites each with balconies. The lower level looks amazing. Love the bar 🥃🍸🥂🍹🍷🍺 dishwasher and wine cellar 🙌🏼. Oh. Forgot about a laundry 🧺 room. And movie 🎥 theater 🎭🍿 and office. Love all the nature especially for where this house is. I’d make the second guest room with the private patio on the middle floor into the office and keep the separate suite downstairs for guests. Doesn’t make sense how they set it up. Also I think you secretly choose a catch phrase for each house, and this one is “something we’ve never seen” 😂

In terms of architecture this house tops a lot of designs. It’s unique & quite creative, one of a kind. However, the outdoor balcony, pool area and outdoor entertaining area feels too small. The 2 car garage feels too small as well if the buyer has more high end cars that need secure parking. And for a house that unique, the privacy feels a bit neglected as passerby’s can easily snoop in through the driveway without a gate. Worse if the owners are having an outdoor bath. The 3 bedrooms are few at the price, the 4th one will still need to work as an office or gym. If it was bigger, you could divide it into two functional spaces. Then the plants feel a lot for me. Especially some of the indoor walls, or entryway walls. Still quite creative but I can imagine the maintenance that will go into the landscape alone despite it looking a bit much. The house feels more like a small family home with less if at all live in staff. Would probably buy it for 7mill to further develop it in terms of an extended pool, balcony, proper outdoor barbecue area, security wall by the entrance & an additional outdoor garage at the end of the driveway as well as staff quarters. But all in all, this is one exquisite architectural design. Quite unique and one of a kind. Deserves recognition even an award!

The house is beautiful and different and inviting. However, the pool size is too small. Such a house needs more water, all I was thinking on tour was to get wet and escape the heat. Past three weeks Darren Kriz toured this very home for $12 million today is $10 million. Isn't it funny hmmm. My advice to anyone buying a house is not to give in to what this real estate agents are saying. Most of this properties depreciate in value within short period of time but they will always emphasize how quickly they are selling. Moreover money is hard to come by these days,so taking time to look for a house that will appreciate or retain its value over a long period of time is important.

Curious..... why didn't you mention how much it is listed for? How much are they asking for it? I watched it once, then forced myself to watch it another time to see if maybe I missed it. I would think that the seller(s) would appreciate you mentioning the price in case in the off chance there is a millionaire that sees your video..... just saying. Also I think I'm going to send some straps to bind your hands, the added exaggerated movements I find that they completely took away and distracted me from paying attention to the perfected beauty of this house.

Beautiful finishes, great concept horrible execution. Layout just doesn't work. The kitchen man? What?!? Why was the oven so far away?.of the coffee center & the ovens were swapped that would be better but for that money "better" isn't a save. Also, I just don't like that you've got to go through the private spaces to use the entertainment spaces. Not ideal. The gardens are great. That primary bathroom is undeniably elite but it isn't enough. I'd bet this developer is fairly green, probably hasn't got too much prior experience. Honestly, I hope he doesn't. That would make these mistakes acceptable. I just hope he/she/they learn something from them

That was a tough watch, that house was fantastic, but the guy, terrible. He didn’t stop taking in that droning tone and doesn’t seem to know much about architecture. My advice, learn all architectural and building engineering terms, talk less and stop saying “area”. Oh, and rivet!
