I hope everyone understands your joke about the tax rates and how builders get away with it. Everyone is drawn in by signs that say "no city taxes" on a builders avertisement. What happens is the builder will take a bond out from the city for a billion dollars and create an "improvement district" they'll build all the houses and infrastructure. The "taxes" you pay do not go to the city, but to the builder so they can pay back that bond. The terms are usually 30 years and once the bond is paid back, you will get annexed by the city anyway and have to pay city tax. Its just another way of builders making money off of people because they set your "tax" rate and you can bet they're making interest on a loan they are getting for almost no interest.
