Current property is for sale for 20mill. Went up not to long ago, they are still working on the 13 properties and it will even have a legit wedding venue for hosting weddings and other events. insane property.

I love these land hacking properties. I want to build something like that one day near Shenandoah National Park. Not to mention this type of property would be perfect for the software I’m developing for short term rental hosts to create digital greetings for their guests- which is perfect for unique and not-so-common properties.

This property was for sale a few years back when it was just the hobbit Airbnb. One of my friends sent me the property to see if I wanted to go in on it with him, but they were asking kind of a lot just for the hobbit house and they didn’t have super solid numbers at that point. I wonder if they sold it and someone else developed it or if they decided to keep it and develop it themselves.

Depends on the area, but $150-$200 sq. Ft. is a reasonable range for right now.

Question. In subdiving land, which you need a surveyor, what is the best route to go as far a keeping costs down? We had ten acres we needed to call in a surveyor prior to the sale. That cost was around $2,400. Now we are looking at parceling out four 2 acre sections.

Yeah, you’ll need a surveyor no matter what to stake the property lines. $2400 is reasonable for this current market. It’s as high $4-5k in some areas. But I remember when it used to be $1000 :(

Hey! I’m not aware of any treehouse kit homes. It’s usually a fully custom build because trees are all different.
