Here's the thing, the good folks in the East really like the Liberals. When the elections roll around, once the votes are tabulated in the eastern provinces, it tells the tale of who the victor is. This time, people are tired of the so-called sunny-ways viewpoint on life! Liberals like to spend. Some other parties are okay with spending money, provided a reasonable return on investment exists. The Liberals aren't really good at calculating these kinds of factors. I'm unsure if there's a law; however, there are usually unintended consequences. Difficult to predict, but it is a factor to always be considered. Again, not the Liberal strong suit! How many home-buying schemes have come and gone without any positive effect that the Liberals introduced? What Nolan has explained in this video about additional interest costs is, pardon the pun, right on the money!

Canadians arent getting out of debt sooner in this country. Our taxes are incredibly high, our housing costs are incredibly high, its very difficult for the middle class to get ahead. They have completely crushed the middle class over the last 8 years.

30 year Mortgages as now a 'remediative' remedy.... is akin to safe injection sites for drug addicts. While it may save addicts lives/Mortgage defaults in the near term..... over time all it does is burden society with more addicts and higher DEBTS..... as the extra monies available in longer amortizations is very quickly Capitalized upon by Banks/Sellers.

Safe injection sites don't cause more drug use 😂 spoken like someone who's never been there. The vast majority of addicts would never be caught dead at an injection site they are a last option only sort of thing for the 99% of addicts. Believe it or not the homeless people who are the main users of I sections sites are a tiny minority. Look at your lawyers, cops, retail worlers, construction guys.the face of addiction is the face of society it's an indiscriminate killer.

@jameswilliams3304 Here in Canada unless your wealthy or a couple with high incomes most are not going to be able to make extra payments when 63% of their income is going to housing costs. And yes a 30 year term (no 5 year renewals) would only be beneficial if it's at a low fixed rate which just isn't going to happen. All this will do is increase the amount your actually paying for your home.... a big win for lenders.

Justin Trudeau is out of touch and so are Canadians too. To begin with Canadians should never have overpaid for houses. The previous conservative government reduced the 40 years amortization to 35 years then to 30 years before clawing it back at 25 years to cool the housing market. This never fixed anything. I think Canada needs a major shift in everything from amortization length (years) to number of years (like in US - 30 years fixed mortgages) w.r.t mortgage besides the govt. should raise the minimum down payment from 5% to 10%. This COULD cool down the market or may not. You never know 🙂 Alternatively govt. should start building and administering housing (the way it is done in Singapore).

@@REALESTATE100SHOW Also a new rule should be implemented which does not let you borrow or pull home equity to buy another house. This means "you earn, then ensure you save 20% liquid cash which will take years" and then buy investment properties. This could stabilize the housing market. Hope this is the new rule that PM Aladdin is coming up with.

They need to put a bar on mortgage rates. No less than 5%. They can cut the rates with everything else, but cheap credit getting funneled into housing is nothing but an issue. Homes can not be mass produced like retail items. This policy will be the nail that permeates unaffordability. They seem to be following the WEF agenda. Our government works for plutocrats, not the people.

Cities are also contributing to the high price housing problem by rezoning residential lots from single older houses (1000-1500sqft). These houses are worth $500,000-$700,000 in Calgary. If these lots are rezoned to allow infill houses, now you're competing against developers to buy a house on a 50ft lot (pushing up there prices) or the infills they will build are well over a million dollars each. It's more like we're housing livestock, in feedlots, than building a livable community.

The banks have given buyers more than enough rope to make houses 15X median incomes. This not normal. Often prices revert to their long term affordability averages. If they make non recourse mortgages across Canada and allow for zero down payment - then I would consider buying ,since if prices dip you can give the keys to the bank without obligation.

Is US the only country have 30 year fix rate mortgage? That will put bank into infinite risk if rates are up. US have fed and USD to transfer the inflation to the whole world, Canada can't do that but will have to follow fed's cut and raise.

The U.S. has great 30 year fixed term mortgages.... Why can't it be done here??? Knowing what your payment will be for 30 years is what I want in a mortgage, why is it so bad, non fixed term is bad but a fixed mortgage, why not?

100% agreed with your view plus, what if the housing bubble bursts by 40% and people decides to give up on their 5% down payment ?????? the CMHC will have still have to pay to the bank on behalf of defaulted buyers...what happens to the economy when more than 23% of country'a assets are in housing... sounds scary to me.

Unlike most people, I would love to have a 40 year old mortgage. It is the lowest cost of financing available and having the extra cash flow can be used to save up for retirement. LTV would need to a maximum of 70 percent for a mortgage more than 600k and 80 pct for mortgages under 500k. There is a huge wealth transfer that will be coming to 80s babies from their parents when they hit their 50s.

Would help way more to not up the amortization but get longer rates. 5 years is ridiculous. Not saying 30 like America, but 10 would be great? Like realistically speaking if your rate goes above the one you were tested on most normal people take longer than 5 years to get a considerable salary increase/promotion etc. Like not much changes financially for the better in only 5 years. Specially in 2024 and the Canadian employer culture is to never give people raises. Would rather starve their workers to death since there's always an immigrant willing to take the job for peanut pay. 10 years allow you to plan your life if you see your career isn't paying enough as you gradually see rates going up. Now at 5 it's like you see it go up and can you really do something in so little time to earn more money to pay for the increase? Not. Another idea I always had is have one rate for people who buy now and another rate for people who already had a mortgage that way you don't murder people who have been paying and being diligent while also dissuading people from purchasing several properties/controlling housing inflation.

The forum of world economics clearly said they want all asset values go sky high so “regular people can be happy to own nothing”. This was few years ago. He doesn’t make decisions. The people behind him makes the decisions and he is just picking the correct timing to execute. It is all going according to plan. Young people need to start getting their hands on assets. It could be as cheap as silver coins and gold coins, smaller properties then grow as soon as possible. Because my children’s generation is really depending on us to own anything. After that this world will completely be owned by the asset class and regular people will be in the credit class… think about that.

60??? I was depressed that it was going to take me till I was 52. When I started when I was 27 I was thinking 40s, but things are too hard for that right now. Not sure where you have been lol....as of November 2023 over 35% of mortgages were 35+ years. The bank manager at Montreal bank explained to me the Liberals had a meeting long before our and that they told all bank management to offer all people renewing mortgages to be in a 35 year mortgage if they thought their current terms were to strict (25 Years). Not only that but many have 40+ apparently.....it was the Liberals way of halting a bank crash in Canada....enjoy the slave race the liberals have created.....remember they did this at least 1.25-2 years ago and hid it from everyone...this is a CYA announcement

What about OSFI's new rule that most mortgages need to be for less than 4.5 times household income? Why would anyone get a 30 year mortgage if they put down a large down payment? I think they are pandering to current home owners (who also don't need to requalify at current rates) who may be squeezed right now but this does nothing for people entering the market. Remember, ultimately, the objective is to turn Canada into a nation of renters. And btw, Trudeau doesn't decide on anything, he is a puppet who does what he's told.

We are so close to the rate hikes working as they should, in terms of taking the pressure off real estate prices and demand. Just pay your mortgage down with lump sum payments when you get a chance to dramatically decrease your mortgage. No one said you have to wait 30yrs…. Having the breathing room is a good option for people starting family’s.
