While I appreciate Pace's enthusiasm and understand he has a product to sell builders literally cannot give new homes away right now. I work in the business and you can see the crazy amount of incentives builders are offering just to sell the massive inventory of vacant homes they have sitting on the market empty. So to say that they will be buying all this land from you is a big stretch.

Depends on a lot of factors. Interest rates are one. Loan qualifications are another. Factors that affect the demand for these properties will determine the prices based on the supply. It also depends on the market where you're doing business, and their economic factors, and the players playing there. Neighborhoods appreciate, not just houses, so if you start putting good materials into your portfolio of homes in a neighborhood, and do that for every house in the neighborhood, you'd be getting a better deal by paying more for better materials at a cheaper cost per quality material.

I used to send deals to Pace. Then one day i suddenly started competing with his guy Munif on a property in Lake Tahoe! What a miracle. Munif lives in the DMV. No way he just happened to have my deal and my numbers in hand. I no longer send them deals because they give them to their team and work them behind your back. When you are talking $10,000 and up, loyalty is gone.

If you think Trump will have control over Powell's decision-making about what direction to take interest rates, there's some risk to making that assumption this early. Powell is bookish & has historically raised rates to tamper inflationary trends. Trump tried many times to influence Powell during this first term but it didn't work. The bigger issue is whether Powell's actions even have any control over mortgage rates at this point as he's seemingly lost control over the yield curve. Despite his last two rate cuts, mortgage rates actually went up each time, basically right away. Mortgage rates are more closely tied to the 10-year bond, not the Fed overnight rate, so it doesn't seem like what Trump wants nor want Powell will do will dictate mortgage rates in any meaningful way in the near term. One aspect of Trump's proposed policies I'd be curious to know your opinion about is whether the tariffs -- particularly the proposed 60%+ tariffs from stuff from China (much of which is used for building materials) -- would perhaps have an affect on builder budgets. High material costs & labor costs are much bigger strains on builder budgets than regulatory or zoning issues, which seems to be a false panacea that keeps coming up. The pressure from mortgage rates being around 7% for homebuyers is also an issue for builders, bigger than regulatory/zoning obstacles. Builders stopped building in 2009 through about 2016 because there was massive supply, (including nearly 3m foreclosures in 2010) which drove down values for several years, which made it unprofitable for builders to build. Land planning & all of that was not as big a factor in constraining new inventory construction.

Subcontractors hired by big builders are legal and hold legitimate businesses. However, their workers, most of them, are not. Mass deportation WILL hurt labor cost and promote higher building costs. Unlikely that it will happen but you never know..... Im a small builder. Im not an economist, just my 2 cents.
