When we moved out of our old house we knew we were loosing a basement for the kids to play in during the long Michigan winters. Today we will be turning part of the new attic into a playroom and the icing on the cake is a FULL WALL Chalkboard!

It was always part of the plan when we bought this house to build an addition and include a big attached garage with a huge attic that we would turn into a "basement". The time has finally come to complete the attic to playroom transformation!
• Addition Videos
The new playroom space is at the top of the garage stairs and is roughly 13'x20' making it a pretty large room! The walls are 2x4 construction and I had to do a little trigonometry to correctly calculate the stud lengths to fit under the angled attic trusses.
Since we had to build the attic with 19" centers to allow the largest room we could I had to cut down all the 24" R30 rockwool insulation to fit between the trusses. A pain to say the least but I made a quick jig to allow me to stand on the batt, compress it and cut it with a 6" knife without too much difficulty. For the walls we used R15 insulation and this went in MUCH easier since I build the new walls to 16" centers.
My brother and I hung the sheetrock, 1/2" on the walls and 5/8" on the ceiling and man does a collated drill make this task SO much easier! You might ask why we hung the walls and then the ceiling vs the more typical method and it boiled down to the way we brought the material into the attic and not wanting to shuffle it all around again...it is a playroom after all, not a cathedral. I did a VERY un DIYTyler act and hired out the mud work, professional sheetrockers are SO much faster and better than I am and I simply didin't have the time to mess with it this time around.
Painted the room using my Grago airless sprayer, again, there is not better way to put a finish on anything than spraying! Fast and if I do say so, kinda fun! For one wall we used Rusloeum chalkboard paint so the kids would have a GIANT chalkboard to write, color and draw on....so far it's a big hit!
Added some door and lights and the kids have been thoughouly enjoying their new space! A dry, comfortable and functional room where they can exert their energy when they cannot go outside. A great way to turn an ugly attic into a usable fun space!

This was a great idea and really good transformation. Although, I am wondering how the kids access the attic because it doesn't look as though it was a full loft conversion with a staircase.

Mudding and taping drywall is an art form. No shame in hiring a pro to do it in half the time (or less). Room turned out great! Thanks for sharing!

Nice work Tyler! If you ever have to install a pre-hung door again a carpenter friend of mine gave me a great tip for hanging doors (especially by yourself). Put the casing on one side of the door with all the correct reveals and mitres. Then when you place it in the opening it can't fall inside of the opening. I used this method and after 2 or 3 doors I was popping them in pretty quick. Thanks for the great video and glad to see the kids are so smart and that cursive writing is still a thing! Peace, DC

I'm impressed you installed the ceiling fan assembled. I'm too lazy and install the motor to the ceiling and then the blades and light housing. Looks good.

I'll mud and tape a patch, but the next time I do any real sheetrock work, I'm hiring out the mudding and taping as well. A good drywall person is an artist in my opinion.

great addition to the house. I have a framing nailer that I bought to finish my basement. what a handy tool. I since used it to build a shed and my new shop. Just a tip. I prefer not to do math and measuring if I can avoid it. You could have used a plumb bob to mark the studs on the stair wall. You should install some carpet in that room. It will get rid of all the echo. (I am a carpet installer :) )

I would have a small video camera in the main house so you can check on them without having to go upstairs. Also maybe a 2 way radio / Intercom ? That way you can call them down for dinner.

Great video! I just remodeled my attic as well... if you really want to reduce the echoing in the attic best option is to glue acoustic ceiling tiles right on the 5/8’s drywall👍🏻

I just completed a 1500 sq foot basement with rockwool safe and sound and the best way to cut it is using a cheap electric knife.

Great project! I am good at trig, but I would have reached for my plumb bob to mark the top plate. Gravity doesn't lie (or miscalculate). I was expecting to see "The Wife" written on the chalkboard.

Smart move on drywall mudding. It’s the worst and takes a lot of skill to do it right. Nice job on the room and I really like the chalkboard paint. Been thinking about doing that for my little girl.

I finished my basement and the only thing that I hired out other than the electrical was the mudding because the professionals get in done in no time flat. One question: why did you place the door where you did? Why not in the middle of the room? Otherwise, nice work, sir!

This video is very handy. We just purchased a home pretty much with an attic like this. No insulation at all. Other than the floor for the bottom part of the house. What advice would you give us? We want to do it ourselves to save money. I know we need the vents, but not sure of the name nor the insulation type. Thanks again for sharing this video.

looks good very nice job, but i have a question, what about ventilation? do you had to add any attic ventilation fan or how you keep air flow in the summer for example, would it be to hot in the summer? im trying to finish my attic also thank you

If I got something similar size attic outsourced, with extending my air vent which is right next to it, plus 2 windows, electric. so I don't get ripped off what would be a good price range to be quoted? I could do the floors myself to save money if needed.

So I have a very similar room and I’m curious to know is there a standard height that you want the sidewalls to be is it 4 feet or 5 feet or 6 feet I can’t really tail so I just thought I would ask. Great job. agree on subbing out the drywall...itll drive you mad. One question, is there a reason you couldnt slide the door down a foot and get a full casing around the jam? cool vid

Look easy but isn't a easy task to complete just carry-on materials is a lot hard work plust all labor and tool needed but end day look good 👍👍

Probably would have used a plumb bob or better yet a level. Not cause I can't do the math, but bc I'm lousy with a tape measure.
