Great question - they get to keep their capital freed up to place towards expansion / products or anything else they deem is a better return on their investment and don’t have to worry about the structural components of the property, either

@@TylerCauble I just heard this answer you gave explained on a podcast and it makes total sense. Essential they actually target companies who own the building and convince them to sell to them with a leaseback of an absolute net lease for 15-20 years. Very strategic and mutual benefit for both parties.

Does landlord pays the building insurance first n then bills the tenant or the landlord make the tenant gets building insurance before the tenant moves in?

The landlord will typically already have the policy in-place. The tenant will then reimburse them each month for that building insurance payment. Tenants are responsible, usually, for their own liability insurance.
