Good stuff. So on a NNN lease. Who is the beneficiary of the insurance? Say there is a fire. Who will get the right to the claim and be responsible for the repairs?

The landlord has the policy in their name and pays for the policy, the tenants just reimburse the landlord for those costs

Could you shower us how to structure pro formas. Im also having a hard time understanding what the after construction value Is and what makes a good percentage for roi.

It’s pretty difficult to explain how to structure a pro forma. We have models available for sale on my website at www.tylercauble.com/models and videos on how to use them. A good return on investment completely depends on your risk profile and what investors are seeking. I typically won’t do anything for less than a 20% cash on cash return for my time invested

Listen to podcasts - they’re free! I’ve got one called The Commercial Real Estate Investor and we’re sharing episodes multiple times a week. Books / audiobooks are next best because they’re cheap. Then take experienced real estate investors out for coffee and pick their brains. Tons of ways to learn for cheap

Do prospective tenants and landlords typically have leases reviewed by an attorney before executing them?

Not always, but I do highly recommend it. Legalese is nothing to mess around with and one word in one sentence in one paragraph of a 30 page document can totally change things, so it’s best to have a professional review

@@kku9546 depends on how complicated it is. If the attorney is just reviewing it, probably an hour or two of their time (typically attorneys charge $200-$550/hr in my experience). If they’re negotiating it on your behalf, likely in the thousands of dollars
