It's week 11 of the granny annexe build. We look at this weeks progress with the build as internal walls go up and first fix electrics go in.

Been watching all your Granny Annexe videos and must say you have a lot of patience with your Builders! Certainly for them to just work 2/3 days out of the week must be so frustrating for you.

Thanks for watching. Yes it is a little frustrating, but we don't feel that there is a huge rush otherwise I might have been a little more annoyed. It'll get there, hopefully by the end of this month.

He buddy. Great update. I'm very curious to know how much value a granny annexe can add to your property as I'm considering to do one myself. Have you had any rough figured on this? If not perhaps you should check it out 😉

Thanks. To be honest until we remortgage I won't find out what value it will add. I'm expecting that it will add pretty much what we've spent though. I think it depends on what you have already in the main house as to how much value it can add to a property. They certainly can't lose you any money, unless you are using up an unreasonable amount of your garden.

@@limitedinsight good point actually. I am hoping to use a pre existing garage which is part of the house which means it won't take up any garden space. I'm hoping that as you said it won't cause us to loose any money. We may look to rent it or have a family member live in it.

@@TheMalcolms7 garages are rarely used these days, so converting them into useful space is normally good for adding value. Cheaper than building from scratch too. But when adding bedrooms the increases in value are usually larger the fewer bedrooms you had originally from what I've seen. Adding a 7th bedroom will unlikely add much, but turning a 3 bed into a 4 is a bigger deal.

@@limitedinsight that's my thought also. We want to invest in a proper or 2 to help my wife and I in retirement but I think the garage is so big and as you said it's not being used we would stand to benefit more for spending the money converting it into a granny flat, especially in our area. Watch the space ☺️ Also if possible it would be helpful to see what value this could bring you after completion. I haven't found anyone on KZbin showing this info. Keep up the good work 👍🏾

@@TheMalcolms7 yes you probably can't go wrong. I'd also like to invest in property, its just taking the plunge. Not keen on the idea of renting out though, have heard some horror stories. I'll possibly contact a local estate agent after it is complete and get their opinion on the value added. I'll then make a seperate video to discuss.
