Yes but if you looked at the lenders they put their rates up prior to the Base Rate cut and then have reduced their rates, false advertising by them just like a product retailer!!

What’s yours thoughts on the mixed commercial Morgages rates i have just had one agreed but rate is 6.2 % 5 year fixed I know they underwrite these differently but now I’m on the fence what to do going forward with taking this Morgage deal

For anybody lucky enough to secure a cheap five-year fixed mortgage between 2020 and 2021 - when rates were at historical lows - life is about to become much more expensive. Around 1.8 million mortgage deals will end in 2025, 50pc more than in 2021, according to UK Finance, and those coming on to new deals are set to borrow far more. External remortgaging will climb to £76bn, a staggering 30pc increase on the previous year, as borrowers turn to new lenders in attempts to limit the damage a new deal will do to their monthly budget.

Interest rates will only affect landlords that use debt to buy houses eg mortgage starters eg buy a house cash refurbish refinance rent etc Landlords that own their houses 100% won't be affected as they have no mortgages etc The biggest problem is tenants leaving HMOs because they can't sleep due to loud noise till 3.30am and the slamming doors at any hour of the day or night and the dropping things trend etc Many people in the UK live in a states timezone which is 5 hours behind the UK so 11pm in the states is 4 am in the UK which is why it's difficult to get sleep in a UK HMO until the noise quietens down at 4am ish which is why the public don't want Hmo's in their street

Millions of homeowners are finally coming off low fixed rates towards the end of this year. Most of these people will see their disposable income disappear and this means the economy will tank, They've had their fun, but now they need to massively drop rates so people can get rates around 3%.

More than half already went onto a higher rate, agreed many more have to see the impact of this but they might cope better than people think. The economy is more likely to drop due to companies laying off staff due to the budget.

I hope the BOE rate drops faster as my tracker will be cut more as well. Currently, it takes 50% of my monthly income. This months 0.25% reduction means that my mortgage overpayments will reduce the balance quicker.

Tenants shouldn't have to pay rent for any night where the HMO is to noisy to sleep as landlords can't charge for a room for a person to sleep in if they can't sleep in a room because it's too noisy

People will be reluctant to lend the government money so gilts won't drop so much. Mortgage rates go down when less mortgages are being taken out. Could yoyo over the next few years.

Totally agree but ultimately it depends what the Fed does unless we have a death wish. If our rates go much lower than the US, the pound will decrease in value meaning we’ll need more pounds to buy products sold in dollars like oil making the cost of everything sore. Imports will generally be more expensive. Financial Investments will move out of the city of London in favour of NYC too. So presumably Morgan Stanley are expecting rates to go down in the US otherwise our economy will go to hell in a hand cart and fast.

We have 3 months already that were negative, Oct, Nov, Dec so we just need this quarter to not be great. Correct two quarters back to back drops are a recession.

I don’t think rates will go down, we live in a very volatile world rates are reasonably low, a fix is best option, rates went up to 17% not that long ago . Imagine the carnage.

You can usually get a new deal 6 months before your current deal ends, sometimes 4 months in advance, see what your current lender has to offer then see if you can get a better deal elsewhere, or if you have enough money, pay it off.

if I were you wait, because prices are on standstill and will fall. Even if you pay more stamp duty, you will still be better off if the prices really drop alot, they will do

Your first property can’t be a buy to let, however you can buy it and then you change mortgage to a BTL.

Rates might be about average historically but the way we print and lend money now works with lower rates. If you listen to the Bank Of England meetings which I do monthly they say rates over time will go down to 2.5% that is the new normal.
