I used to work as a decorator for new build firms like this and I used to get told off for taking too long or being too fussy, unbelievable! I moved into private residential work and then eventually into conservation and restoration of Georgian houses, where I can be an absolute perfectionist, and I love it!!

This should be an official rating system system like the Food Hygiene rating restaurants have to display by the door, or at least an award they can display like the "Which? Reliable Developer of the Year" style sticker!

That's a thing in China: They're required to display such a rating and a few infractions quickly send your place to shit-tier. Displaying them is inspected, but even if they don't: People know of the rating system. Any place that's not displaying it is assumed to be shit-tier. Had a cheap lunch at a place where I could see in the open kitchen. Couldn't see anything going wrong, storage seemed proper, could see labels with dates on the store, yet the business scored 3rd category, missing best and second best. Kind of shocking to then go home and get served rotten meat 3x a year by businesses that are all allowed to remain open by our food inspectors.... In 2018 I had to be hospitalised because Glasgow's Kelvingrove Hall served me a completely rotten burger. Eating even half of it was enough to send me to hospital for 2 days. They were never shut down and apparently the government is okay with 36 pounds compensation, which I declined because it's an insult.

Food hygene just means you are unlikely to get food poisoning, not that the dish tastes nice. 2 developers where you are likely to get minimal snags. Building could look terrible, with bad layout, but the electrics and plumbing work, its not going to fall down.

I'm an Agency Labourer for Bloor and I've got to say, their standards are very strict when it comes to ground maintenance, preplasts, prepaints and generally everything on the labouring side. Clients within our area are happy and the service from Bloor is almost instant when it comes to client satisfaction with their property. Then again, a site is only as good at its management and subby team.

There’s a Persimmon development near me. They have a sign outside saying “9 out of 10 buyers would recommend/are satisfied” or something along those lines. It makes me laugh that they are boasting about this, they aren’t selling shoes - these are 100s of thousands of pounds worth of property. That should be 10/10. I wouldn’t be proud that 90 out of 100 people buying your expensive houses are happy.

I have a persimmon house and from the get go, from the sales team all they way to the site manager it was poor poor service. They went through 3 site managers by the time my house was built. But I was a builder myself and went round every Monday and snagging the house as it was being built. They hated me lol

We have a persimmon home. They base this 9/10 statistic on calls they have with buyers, as they will always ask “would you recommend us to a friend or family member”, however it’s so awkward to say “no i don’t” (especially if you have been having a somewhat productive call with them) most would just say yes.

Cala are by far the most thorough in my experience. The site manager on the big one I work on is notorious for pulling up the most minor shit imaginable; but it's the best way to learn your trade.. Once you've scrambled up a truss and tip-toed off a brace in a fully insulated loft, in the height of summer, as a ginger; just to chap in a single twist nail some other sausage has missed, it makes you quadrouple check all of your clips and hangers going forward. A developer is only as good as the men they hire to oversee the site. If its some lazy spud with his eyes painted on, all the price work boys are just going to rip the absolute Michael.

A friend recently bought a David Wilson and I went with her to (amateur) inspect a few times and was, grudgingly, impressed. What stood out over other sites I had looked at (looking at you, Bellway) was the quality of the on site management. The head guy actually building knew everything that was going on, was happy to talk, was happy even for us to watch some of the trades that were ongoing. Now if only they could sort out the dull design of their (ridickolously expensive) houses...

I bought a gleeson home 6 months ago, didn't give an inspection a second thought. Big mistake on my part. At first the site managers ploughed through my snagging list, then the bigger things like not installing any top soil under the turf in the front or back gardens, garage flooding because the drive declines towards it slightly and has no drainage, rear garden extremely boggy for the first 3 months we lived here because the turf has been laid straight onto building bricks and rubble then clay. En suite shower door frame leaking water into the wall, shower drain doesn't flow very well and it smells so bad we have to wedge a towel along the bottom of the door to try keep the smell out of the bedroom! Turns out the site managers aren't too bothered about this lot, pair of clowns tbh. They're only missing some big red shoes! Can I still get an inspection done 6 months in? I'll be getting onto NHBC very shortly too, see if they can ruffle their feathers a bit. 😢

I don’t miss my Gleason home at all! Aweful company and was hard to sell as they dragged their feet with the council adoptions paperwork and disputes. After sales pretty much don’t exist with them!

We moved into our 4-bed Miller Home near Glasgow in May 2023. Our snag inspector, who used to work for Cala, found 115 issues. However, most of them were trivial (e.g. door bouncing on hinges, excessive screw pops, scratches on PVC sills) or even made for the sake of giving us more ammo in dealing with the developer (e.g. micro-scratches on the stove that could only be seen with a torch, which we could have caused ourselves). The site team did not question a single thing and have just a few issues left (e.g. one tile that needs replacing and some missing mastic seals around bathroom doorframes). They even wanted to replace our 'scratched' stove, but we stopped them since similar micro-scratches would be back in a few weeks of daily use. They also replaced one of our window panels even though the scratch was too small for the manufacturer to recognise it as a defect. Having said that, they do have a tendency to overpromise how early they'll come to fix stuff, but they eventually turn up. The assistant site manager is a star. He regularly sticks around after work to help less DIY-inclined people hang curtain poles, mirrors and shower caddies. He totally caught us off guard one day, long after we submitted our survey, when he turned up at our house with wine and flowers after he learnt our daughter was born. If you're thinking about buying a Miller Home around Glasgow and the name Franny comes up, you'll likely end up with a solid build and decent customer service.

I bought a house from Bloor almost 6 months ago and, yeah, I’ve had no issues with it. It’s a very nice house. I only had about a dozen issues during the first inspection and they were minor things, nothing like some of the shocking things you see in the videos. When those issues were reported, they were fixed very quickly; after submitting the initial snagging report they contacted me the very next day to resolve the problems. Glad to see them at the top. 👍

A house builder is only as good as the site manager and sub contractors. I’ve got a Berkeley home and it’s spot on. I work in property and DWH / Barratts (same company) are shocking.

You are so right. I live on a bovis estate. The first phase of the estate, people moaned like crazy about the build quality of their houses and all the snagging issues and really bug issues (like the roof tiles not being fastened etc) bad stuff. However, phase 2 homes like mine were so good! Turns out, they sacked the site manager after the first phase and got a new guy in who was top class.

Brilliant video - thanks for posting! We bought a Taylor Wimpey house in 2020 and the quality was excellent. Others on the same estate had horrendous problems though so I guess we were just lucky 👍

Agree with your Miller judgement. I live in a Miller home, was 1 of the 1st houses finished on our estate. Site manager was excellent. Delayed our move in date cos he wasn't happy. Did 4 snagging checks with him over the 1st 3 months. All issues fixed with in a week. He was moved to another site about halfway through. The guy who replaced him was hopeless, everyone who moved in after he started had alot of issues that were taking weeks to sort. so the whole estate was 50-50!

I deliver to an Avant estate and when they first started phase one they were really good with the snagging. I know one customer had their move in date pushed back a week because the front door got scratched and they needed to replace it. Then Covid happened and things started to go down hill, Phase two is having lots of customers with snagging problems and they don't come back to sort them now. One customer has put a sticker above the door with 'Faulty Towers' on it! The towns Gleason site was shut down by the council as soon as it started as they didn't address flood risk or the councils demand to not use gravel drives. Gleason stormed off for over a year thinking the council would back down but they didn't! They had to put a revised drainage plan in place and use tarmac drives to get the site built.

Have you known any of the severe finds you come across that needs to be rectified.. I.e house wall significantly out of plumb does anyone actually carry the works out? If so does these works get carried out in timely fashion? And do they all get sorted out eventually?

Just bought a Hopkins Homes house. Looks fairly decent to me, and site have been straight on to any jobs needed doing,. Good value too.

Good to know. I've tried buying a Taylor Wimpey twice as they are pretty much the only developer around the area, but struggle with their customer service, and both times failed to progress because of that. i wasn't even negotiating or anything, i just knew which plot i wanted but they were only interested in selling what was on their hit list at that point and refuse to let you know when they are ready to sell what you're interested in - if they get your number they are just constantly trying to sell the next thing on their list, not yours. I don't think it should be difficult to spend hundreds of thousands with someone so took that as a red flag that they would make life very difficult if there were issues down the line.

Fantastic work!! Long overdue. It should be the law that every new build property has to undergo an inspection like this with any defects being remedied to the inspectors satisfaction before the developer is allowed to complete the sale. Also, the Inspectors should be contracted to the buyer and not the developer as is currently the case with building control.

Fantastic information. What it doesn't factor in though for would-be buyers is location and layout... Location wise I'm talking about views like rolling hillsides, away from busy motorways, local amenities and connivence. Layout wise I'm talking about how wide are the sidewalks in the development, how many visitor parking bays, how wide are the access roads and the spaces between plots, how many green communal areas on the developments, schools etc. I've seen instances of the 'Poor' tier absolutely decimate 'Good' and 'God Tier' on the aforementioned points. In terms of build quality though from what I've seen this is very accurate.

There is a George Wimpey/David Wilson estate near me that was built nearly 20 years ago, and I’ve heard that some of the houses there are having issues with cracking walls. Even the Charles Church estate that I live on (built 40 years ago) had build issues, they forgot to earth the garage in one of the houses, had a drain to nowhere, and mounted the consumer units directly on the garage walls!

With the amount of insulation in homes now, most 2.5 twin and earth ring final socket circuits fail due to de rating factors - grouping (28%), insulation (50%) and run to 70degC (18%) , I would be asking for the electrical design proving the current carrying capacity. a 2.5 can take 33A (27A if not LSF) x 2 in a ring is 66A, derate the cable by thermal insulation and grouping it can't carry the 32A capacity of the circuit breaker.... something else to add to your report...

I'm buying a Linden home and definitely getting you guys to snag it. Not sure how I feel about 50:50 hoped it'd be higher than that they're not cheap. You should make a list of most common snags per developer.

Like I said this is based on covering Scotland England and Wales, you can't just take one bad site into account. And that's why you should always have an inspection

Bloor Homes at Kingswood Heath in Colchester (2018-1019) - our new Home had over 250 items on our snagging list (something which we had to complete and chase) - taking about two years to get everything put right. So many of our Neighbours has similar or the same issues. Escalated to Bloor's Regional Manager, who shockingly responded to say that NONE on our list were out of the ordinary (leaking pipework, appliance spaces not big enough, damaged doors and windows, the list goes on and on!) We found out during our complaint process that Bloor had decided to get rid of their Finishing / Snagging Manager to save £££ Keep up the good work by the way - loving your frank yet fair reviews!

Did we do the report? I'm assuming not Hard to belive 250 issues on a report for them, and not surprised if not getting issues resolved. Theres alot of companies providing worthless reoports and not getting issues rectified. We pride ourselfs on a strong and condensed report that get taken seriously

No, we had to do the Inspection / Report ourselves (Bloor Policy is to complete a form within 10 days of moving in) - so effectively we did the snagging and had to point everything out to them (and they tried to play down / fob us off untill they realised we weren't going to go away / give up!

Have you inspected many Bewley homes, and how would you rank them? Also a Customer Service tier list would be great, I would guess you have some after inspection contact with homeowners needing support with getting snags fixed that the service team are trying to get out of fixing

The consumer law needs to be changed so that private houses are included. House buyers deserve to have at least the same protection as those who purchase furniture or TV’s. It should be possible for buyers to get minor faults fixed in a timely fashion and major faults should also carry penalties. Unsafe construction must carry financial penalties and criminal prosecutions with directors being struck off. It must be made expensive for developers to build poor quality and below standard homes.

My wife and I were looking to buy a new house. The Persimmon show home was a "no" when we found we couldn't open the pantry door because there was a large lump under the kitchen floor tiles. Absolutely shocking.

DWH in God Tier - really??? okay so maybe we got the lemon in regards to the types of snagging issues you see, but beyond that we've had, 0ver 1: 50% air in the mortar mix, 2: bricks laid frog down, 3: garage forming a 1.5 meter retaining boundary wall with no drainage/wee hoes and no design plans for how the wall was build, 4: Gaps no sealed in the fire doors between wall and door frame, 5: incorrect size timber studs used to build the partitions, 6: Seals missing around all the windows, 7: Insulation missing from within the SVP, 8: Plasterboard perimeter seals missing, 9 SuDs drain missing which resulted in waterlogged garden. While its good to get your new build snagged, it doesn't scratch the surface, and it's those issues you can't see which will lead to problems down the road.

I live in a bloor homes property and; Wonky front door Leaky front door Wonky Newel post (27mm out) Banana hand rail (right wonky donkey) Broken garden patio tile lower wall wonky Grass laid on rubble (all died) Leaky back door Busted up skirting Bubbled loose bathroom flooring Unmastic sink and toilet Cracks in the ceiling of bedroom and kitchen Unfitted kitchen base boards Unsealed back door sill Missing roof ties Terrible painting (rougher than Katie price) Nails through fences Garden not level (basically steeper then Mount Everest) Missing window vents Outside tap missing spigot screws Air bricks covered by gravel Media outlets partially functioning Kitchen sink leak Non plastered walls Front door lock broken Bathroom sink chipped Wobbly kitchen radiator Wobbly garden patio tiles Definitely seen better properties in my time in construction

Nice one fella...naming names is long overdue. I go to a lot of sites, and site manager/agents etc all have an anecdote about inspections and how they have been set up etc and the inspections are from other properties...personally I think your company are straight and have no reason to make anything up. Quick question, how do you manage to get on some of these sites?

What I don't get is, for the ones who are consistently terrible, does it not cost them a kings ransom to fix all this stuff? How do they manage to hobble on like that? Wouldn't it be more cost effective for them to just hire competent workers and site managers in the first place?

Have you done any Tilia Homes properties? Considering one of theirs. Briefly viewed a Mapleford and it looked ok but I did notice some seals not finished around tiles and the utility room.

Nice to see bloor homes and Taylor wimpey near the top as we supply them with cast stone not happy about persimmon tho we supply them aswell

Have you ever looked at a new build from Harron Homes? I know they had a horror story last year in North Yorkshire, wonder what they're like in general.

David Wilson & Barratt are exactly the same firm. Same contractors used on both sites. You pay more for DWH and get a slightly better level of materials and fittings.

Their quality of finish is 100% not exactly the same. But from what I've seen across the UK, on average DWH are far more consistent than Barrats

We bought a Bloor house last year and our experience was the exact opposite of what you have suggested. Just unlucky, I guess!

I worked personally for 7 of these your spot on ,inherently building too fast snagit after they move in attitude and paying peanuts getting monkeysat the bottom two

I was absolutely shocked to see Bloor in the two. Given my experience with them and where they rank. I will definitely be sticking to my promise of never bought a new build from anyone ever again.

2 bedroom flat in Bristol, building completed May/June 2018 and the estate was built by David Wilson, though our flats are owned by Bromford (previously Merlin) Surprised to see DW in God Tier, the estate is very inconsistent and they are still not finished over 5 years later- there always seems to be major roadworks, there is a football field that was supposed to be completed back in September but we can’t even find it, and there are more works in an adjacent field that we have no idea what it’s for and next to nothing has happened over 6 months Also they have some very weird design choices, especially in the building designs- none them match, whether it’s the fabric, colour or window placements, or inclusion of a porch or garage. Proper higgledy piggledy 😵‍💫 We have an issue with damp and mould as identified by Bromford- they have concerns about the cavity wall not being correctly insulated

I've been looking for a house move over the past couple of years. Your the basic reason why I had no interest or intention to look new builds, there's a few sites in the area. Settled for a 35 year old property, basically it's an honest property. Keep up the video's 👍

I inspect building works as part of my job. Some of the work i have seen really makes you wonder when people stopped giving a sh*t. Its a strange world we live in!!!!

I love you vídeo. But I have to desagree with you with David Wilson and barrots homes. I live in wixam and my friend's and the house are full off problems... detailing is disgusting... The bricks you don't have any consistency... that look the moon. My snag find hover 600 defects and some very bad stops..... I will never buy anything from barrots and David Wilson again. Keep the good work...

Fairly recently bought from Taylor Wimpey not that long ago. I wouldnt call them a budget home lol. Ive been fairly happy with the quality of most of the stuff but some of the contractors they use for stuff like kitchens and flooring are shockingly bad. But in terms of the house itself, I cant actually fault it tbh.
