Excellent video! One thing we have been trying to figure out is how to format placing a bid? Many property companies want us to forward them a bid by email. What is the best approach to placing a bid and what documents and information need to be included when placing a bid? Should the bids be presented in text format via email, or should there be a PDF document prepared of our bid? Any advice or tips on how to go about effectively placing a bid to properties? When it comes to formatting the best bet is to make it look as professional as possible. Make sure to include their info, your info, how often the service will be, your price per door, their estimated monthly fee to you, the estimated revenue to them, and the length of the agreement. Try to keep that info to 1-page so its easy for them to read and understand. To help support your bid, you should include some one-sheet pages on how the service works, benefits of the service, any additional services you offer, etc. Anything that you think would be help sell you and your company. The bid and the "sales package" info should be all in pdf format so you can attach it to the email. Some tips: make sure that the documents are easily readable since you might not be there to walk someone through the info. Follow up is the biggest key to sales, so plan a follow up sequence (call 1 day after submission, email after 3-days, etc.). Push for an in-person or Zoom meeting to walk through and answer an questions as much as possible. In the end sales is the hardest part and just a numbers game. Eventually you will get a meeting/contract/property to service. Keep it up!

Does it HAVE to be 6-8PM, I notice that out service does this too. Is it based on some sort of sleep habit survey?

Hey Danny! Setting out trash containers from 6-8pm usually allows residents to come home from work, eat dinner (add trash into can), and set out the container. Then your valet is on site at 8pm to start trash collection until they are done going to each door. You don't have to do it at night. You could do it in the morning if that works best for the property. Residents put containers out by 8am, collection starts at 8am until done. The only drawback to this option is that containers can be left outside in front of the resident's door until they get home from work and a lot of times the property management company wants them inside the units in case they show apartments to potential renters.

There is a few apartment complexes around that don't do services on Friday and Saturday and they use blank containers. Would I run into any issue with using these "other" containers?

Hey Danny! Most valet trash companies give Friday and Saturday off to the valets, but you should do what's right for your business in you want to go 7-days. As for the blank containers, I'm assuming that you mean they are setting out their own containers not ones provided by a valet trash company. You can really use any type of container you want, but we suggest the same type for each unit. That way you know that you are servicing the same trash can throughout the entire complex. Otherwise, you might get 13-gal containers and then some larger ones that can hold 2-3 times the trash and can be taxing on the trash valet to handle.

Hello! Thanks for reaching out. I'm not sure I understand the question. We don't have a calendar link on our website at all and the updated version fo the training isn't out yet. We are in the pre-development stages of it and are starting to put the pieces in place that need updating. When we release the update, we will be emailing everyone on our email list.

Hi Indio! Thanks for the question. At this phase we are planning everything out, so I'm not fully sure where we will end up with pricing. I do know that we will be providing more content and downloadable items, so we will have to consider that. If prices do increase, anyone that has purchased would be grandfathered in at the price they bought at and we would still make sure to offer an easier monthly payment option. Awesome quick video. My complex charged us $25/month. I was pissed at first because I can handle my own trash but I thought its easy work, what a dope hustle. Then while doing Uber Eats, I noticed the company at many different complexes in my town and then I saw them in another state! I said wow, I can't knock the hustle. Now I'm intrigued to start one since there's nothing wrong with competition, they can't own majority of the market but can't monopolize it 😉. Good point on yearly increasing due to inflation. Our complex never raised our monthly charge but they could have included that in the rental increase on the back end 🤔

Find a commercial insurance broker. They will be able to help on that front. Vendor registration varies by company you work with, so you'll just have to go with the flow and find out who they work with and see what qualifications are needed to get verified. Good luck on your valet trash business!

What to stop the apartment from saying no to you then starting this service theirselves or the apartment manager used the idea?

This could happen, but it is easier for an apartment manager to hire your company. If they did it themselves, they would need to hire someone, train them, deal with trash issues, create violations, and then manage someone who would be showing up when their office hours are closed. When they hire you, all they need to do is pay your fee monthly and you take care of all of that. Most companies don't want to deal with the headache and want the simplest solution and someone else to be accountable if there is a problem.

I have questions regarding the 13 gallon trash cans. First where to you get them? Secondly that would get exspensive buying trash can for a 300 unit complex or even a 100 unit complex so is there a place you can finance them? Or do you buy them little at a time or how do you do it? The information on where to get the trash containers and other supplies is inside of our online training. Trash cans are a cost of doing business and are just an expense. The upfront cost can be high but when you are charging a per door fee on a 3 year contract you repay that expense and profit fairly quickly. With trash cans being your highest cost item, I suggest not purchasing them until you get a contract. Then you’ll know the start date and can build in time to have them delivered.

What is the typical revenue "split" between the complex and trash valet company?

You usually want to be at a 50/50 split when running numbers. It makes everything easier for the sales presentation. The complex may try to negotiate your price down, but that is just "sales" and you just need to state why your fee is your fee. In reality though, once you sign a contract with your service fee on it, the complex can really charge anything back to the resident that they would see fit in charging them.

Your best bet is to use Yelp or call around to complexes and ask if they have the service. If they do, ask if you can put in a competitive bid.

Average annual GROSS is about $54,000 on 300 units. Your NET will vary depending if you service the complex yourself. If you service yourself, then the NET would be around $48,000. If you hire a service valet, then expect around $30,000. These are based on averages. Each property is different and you will be selling your services at different price points. As for the complex, they can charge whatever they want back to the resident, you are just negotiating with the complex and they are paying your invoice so it really isn't your concern what their final number back to the community is. You'll find some places don't charge them (55+ communities), some places charge around your fee back (most apartments), and some charge higher fees (close to colleges or super luxury).

When I started I went first to complexes being built that way I could get them to include in rent. But what I do is when I get a Tennant I find out when there lease ends. That way I know how long I have them. Also I always do a 30 day trial period just so the complex can see how we work and we can see if they are doing their part. After 30 days I get an 11 months contract. It's set numbers and they can't change and I can't change. Now if they stop doing our marketing or I stop showing up then that's different. But it's just security

It varies per complex and the amount you are able to charge for your services. Doing this by yourself, one 300 unit complex could bring in $35,000 to $45,000 per year. It all depends on the amount of work you put in. One 300 unit apartment complex can pay you $40,000 to $60,000 a year. Find a property management company that has 5 of those and I would say you’re in a good spot.

The majority of car insurance agencies offer commercial insurance, you just have to ask and make sure you get the 1,000,000 to 2,000,000 General Liability to cover any damages or injures. Also ask for your COI(Certificate of Insurance) once the insurance has been established.

You just tell them the truth that you are a new company, but you are looking for a partner than just a vendor. Then you sell them on how you are the decision maker and it will be you personally taking care of contact and any issues. This usually helps ease their mind until you get additional contracts under you.

Hello! Thanks for your question. Insurance is a tricky subject. You can just get a blanket policy for yourself if you feel you need it right now. Otherwise each property management company requires different insurance requirements. You would need to check with them or the third party compliance company they use to make sure you are getting the right type of policy. When it comes to actually getting insurance, you have two main options. The first is going to your personal insurance provider and asking if they do commercial for your company. Some might, but most won't. Your second and best option will be to use a local broker. They will shop you around and will find a policy that works for your actual business. Happy insurance hunting!

You have your fee and they can charge whatever they feel they can to the tenant. Usually in presentations we use a 50/50 split to show what type of revenue they can make but do tell them it’s up to them to decide on what they can charge.

It all depends on the type of containers you get, where you get them from, and what quantity you buy them in. To be conservative, I would suggest you pencil in $15-$17. This will be on the higher end, but it allows you room to budget a little better.

Hello! You can net up to 10-20K or even more depending on how many apartment complexes you have. You do not clean the trash containers, they are the responsibility of the resident. With this business you stay onsite as much as possible, so you only bring the trash from the door to the dumpster. @Party Heart Nyc If you are going to start this on your own at first you will be a little limited in area you can cover. You could come close to netting the 10k, but the end goal would be to expand and move more into the management level. When negotiating price, you will just need to factor in a service valet that you would hire per apartment complex. Then you will just manage the account and your employee can service. That is how you can scale the business to take on more complexes.

@Party Heart Nyc The toughest part of this job is the sales part. You have to find the right communities that will be a good fit for your business. Once you have a list, you have to do more than just email them. If you just email, it could easily end up in their junk folder, especially if you are just sending it to their generic info@complexname email address. Have you tried calling and speaking with a manager? Have you tried stopping by the sales office? There are a few other ways you can reach out, but we take a deeper dive into those in our training. The biggest thing with sales, is persistence and follow up. You might get 99 no thanks out fo 100, but that 1 that you do sell can put your business in a great place.

Do we need to have the LLC first before talking to complexes ? Would they take it serious if you don’t have a valet LLC up yet?

You can start sourcing leads and talking with complexes before setting up your LLC. You should be working on getting it started though, so if someone does want to sign a contract you'll then need the LLC finalize the contract with them.

@Waxthomas9477 I wouldn't bring it up unless they ask if you work on other apartments. At that point you can say that you are just starting and you are looking for your first company to partner with and that they would be perfect. Then you can reassure them that they are speaking with the owner and if there are ever any issues they will be dealing with you directly. Most companies are fine with this since all they are looking for is a competitive price and someone that can do the job efficiently.

Surprisingly enough, a lot of residents enjoy the service especially when they are elderly or live on higher floors without garbage shoots to use. Also, complexes don't have to pass the cost on to residents, some choose to and others eat the cost.

Yes, just have a name and go to your local City Hall/Clerk of Courts and register with the city and all counties in your state. I registered with my city and state so that I can hire within the state as well as protect my cleaning company name. Go to BBB website and/or The Secretary of State and search for business in your state that does not have the same name that you are wanting to use. I am about to add Valet Trash to my company. I hope this helps. Make sure you get the 1,000,000 or 2,000,000 General Liability Insurance for your business, and ask the Insurance agents for a COI, most complex wants to make sure you are licensed and insured.

Yes! You can start finding leads and having meetings without an LLC. If a company is interested in a contract, I would suggest doing a free 30-min consultation with a business attorney in your area and see what their recommendations are (LLC, DBA, S-Corp, C-Corp).

Hey Josh! Thanks for reaching out with your question. Profits can be a little all over the place, as it depends on what you can sell your services for to an apartment complex. On our website (www.nationaltrashvalet.com) you can download a Free Revenue Calculator to run some estimates. As for this working in Canada, I don't see why it wouldn't. This is something you would need to research and talk with your local municipalities or even a business attorney to see if your country has any restrictive guidelines for point of entry into the market.

Hello! Thanks for your question. To be honest with you it's revenue for the owner of the apartment complex and they can use it as an amenity offered to residents. They are able to hire a valet trash company to do this service and make money off of the residents by passing the cost on to them. So really it doesn't matter if an apartment has trash shoots, is fully indoors, has only one dumpster on-site far away, or is 600 units with outdoor walkways, the property owner will make a profit, the residents get an amenity where they just set their trash outside of their door, and the apartment complex sales team has another amenity to help set themselves apart from competitor.

It could be if left out for a long time, but it usually isn't. Service starts at 8pm usually and we ask residents to set out their trash starting around 6 or 7pm. The trash containers have a flip lid so you don't see it and the residents are supposed to follow a certain procedure to set their trash out (tied garbage bags, etc.). Additionally, not every resident uses the service each night so it's not like every door has their trash out each day.
