I’m from NYC and that was a good video I would also add to visit the apartment area at night. Some apartments don’t have laundry in the building, the gate on the fire escape is like a security thing and the weird pattern floors are a standard in a lot of buildings. I would also keep in mind that rent goes up every year so what those rents are now will not be what they are later on.

Love this! Just to clarify- the rent figures are just your share of the rent, right? Unless covid prices were that crazy low haha. Also, is living in hell's kitchen/west midtown popular/nice? I've never liked that area (loud/touristy) but it does seem like there are nice buildings and it has convenient access to a lot of places.

Hi there! Yes to clarify that is just my share of the rent! I have one other roommate. And I think living in the west side in general is better than the east side in my opinion but I may just be biased. I feel like there are a lot of restaurants and good transport so would recommend it! I would say I personally would probably avoid anything between 8th ave and broadway in Midtown because that would just be too touristy and too much.

When it comes to any sort of initial deposits/application fees, what do you pay with? Cash, card, or personal checks? Or do they only take official/travelers checks? This is something I've always wondered. Great video though! I want to move there in the summer and those apartments look so nice but they're wayyyyyy out of my budget 😱

I believe I paid mine with card! Usually 20 dollars is good for a card but larger initial deposits you can do a wire transfer

Sure! I think unfortunately a lot of them are gone on Streeteasy because the nyc housing market moves super fast but I just filtered for 2 bed 2 bath apartments and checked neighborhoods and amenities I wanted!

I am in the hunting process right now. I chose an apartment and they wanted to charge a "LEGAL FEE" and I was told that it was only for that particular agency. Also, maybe you know this, when you're working someone is giving free months, do they charge security in gross or net?

hmmmm I wouldn't trust that, I haven't encountered any apartment that charges a legal fee and they might just be trying to over charge you. If the security you are talking about is the initial security deposit they make you put down- that depends on your building, usually buildings try to do gross- what mine did is they made a $500 security deposit for me and that was deducted from my first month's rent- hope that clears things up but happy to answer any other questions!

Hi May! I can definitely answer these questions (**Not a lawyer**). The "Legal Fee" is generally a red flag that someone is trying to charge for something that is not actually legal. Without going into details I would HIGHLY recommend reading the rent reform laws for 2019. I work in real estate and have recently encountered shady brokers trying to charge my clients a "Legal Lease Drafting Fee" of $250. Of course when I called them out on its legality it was "waived" without question. MOST buildings will charge 1 month security deposit based on the GROSS rent. This is refundable at the end of your lease term unless there is damage to the apartment above what is considered normal wear-n-tear. (and even still they are required to provide an itemized list of how the deposit was used). Some buildings will offer discounted security deposits to "qualified" applicants. What it sound's like @CathyDing is saying about deducting $500 security from her first months rent is that that was NOT a security deposit. Sounds like she is referring to a "good faith deposit". Some places will request a "good faith deposit" to take an apartment off the market for you to complete your application and paperwork. This shows you are serious about the apartment and plan to move forward with a lease after approval. Once leases are signed this is often applied towards your first month's rent or your security deposit. MOST important thing I can say is know your rights as a renter and NOT all Real Estate Agents are shady. (Hi!) Some of us put a lot of care and hours upon days upon weeks upon months upon years (because building relationships take time) into our clients. Hope this info helps! (Also, at least half of the buildings shown in this video often will pay the broker's fee, fun fact.) Don't even get me started on CONDOs and CO-OPs. (These are often individually owned units and NOT the same as rentals).

Water isn’t free in nyc. I think landlords can choose to do include it into your utilities or not since it’s usually a relatively small amount. You can search the rates on the nyc.gov

I’m so confused. So in order to be able to find a $2000 apartment, which on its own would be hard to find in a decent neighborhood in NYC, you’d have to make an income of $160,000? And if you were thinking about having a roommate I needed to pay more for a house, you’d have to find somebody who made over $200,000 in order to have two roommates? That actually doesn’t make sense.

$2,000 rent x 40 = $80,000 income per year. You'd need to make roughly 80,000 a year to get approved for a $2,000 apartment. :)
