On The Villages website, I believe there is a section called cost of living, and it is broken down by type of home. That might be a place for you to start.

For those wanting an example of some of the costs. Hope this helps a little. Purchased Emerald patio villa in Shady Brook in October 2024. $271K for a 1295 sq. ft. home with separate golf cart garage. Property tax TBD Bond for my home is $25,787 and is a 31 year bond not 30. $1800 payment of bond for 2025 Homeowners insurance annual $1,020 CDD maintenance assessment fee 2024 was $361 Villages Fire assessment fee 2024 was $239 Centric Fiber monthly $68 Gas bill December $39 Electric bill December $73 Monthly Water/Trash/Sewer/Irrigation/Amenity Fee is roughly $350 ( I find the water/sewer/irrigation to be more expensive than gas and electric)

The bond only includes the infrastructure to build the home, utilities, roads, etc. The mail station, rec centers and pools are not included in the bond and are paid by the amenity fees within each district. Also, one of the reasons I bought my Courtyard Villa in Hammock at Fenney is that the bond was only $17k

That was my plan as well but quickly found out that you can purchase a brand new home in Eastport area at same price or lower than what people were charging for manufactured homes in the historic side. Plus you will find that there is definitely an age difference between the historic area and the newer areas down south. Don't let the bond scare you.

I'm with you...I will be looking north of Lake Sumter Landing, no bond or low bond balance. Want to be near shopping & restaurants. Watch for the age of the roof & the AC.

Too many fees, expensive to live there. I'm not interested in endless fees. Dropped interest in moving to Florida. Throw in homeowners insurance, and I will just visit.

I don't believe the bond directly funds the build out of the amenities like the rec centers and pools, exec golf courses, etc...the CDD has to buy those from the developer after they complete the village. The CDD floats another bond to buy the amenities and use the amenity fee to pay off that bond.

That is not correct. The bond pays to build the rec centers, golf courses etc.

We are not a HOA community. We pay a CDD assessment annually to for the upkeep of the common areas our District. Homeowners maintain their own home. We pay $195 for the use of our amenities.

@ I own a house in the villages and my CDD is a monthly bill of approximately $350 a month. The amenity fee is also a monthly bill of about $195.. So when you say you are only paying $300 plus per year CDD I find that hard to believe.
