I wouldn't dislike the removed wall as much if he'd have put in a two level counter so that the sink, and sink drainboard that will be sitting next to the sun in real life, isn't visible from the living area. The raised bar area that used to be common, blocks the sink mess view.

Nice home but it's too bad they took the wall down. I'm one of the very few apparently who dislikes open concept. I'd rather not sit in my living room and see the kitchen. 😆

I am not a fan of one huge, undivided living area either. Enclosed kitchens also help prevent cooking smoke and grease from infiltrating adjacent spaces.

We do not have an HOA, we do have an amenity fee of $195 per month. This pays for all of the activities like, golf, tennis, pickleball, pools etc. The Annual CDD fee pays to maintain the common areas and will vary by area. You can expect CDD fees to be between $350 up to $1000 per year. Hope that helps. Call me if you have additional questions.

With all due respect, sellers to cannot include commissions in the sale price. Home prices are determined by the market.

@@michaellong2791 the sellers anticipate they are going to have to pay a commission/concession and they figure that into what they want for the home. I do a sellers net sheet so they understand how much they were going to net based on several different scenarios. So unfortunately, you are incorrect.

Does this mean that you won't know ahead of time what the commission is on the listing? Buyers may not want to see houses where they have to pay commission on the sale.

The developer created the floor plan. Many buyers of the smaller homes are ok without a defined dining space and utilized the island for dining space

Please don’t lead with “this will make a great rental property”. Buyers will know that. Describe home as round or snow bird property. You seem to push everything as a rental. If I was a year round resident, I would hate that. Just a suggestion on behalf of those who actually live in their homes. I understand there are long term renters, but a lot are using these smaller places as VRBO or Air BNB, which I would very much dislike if I lived near.

Thanks for the feedback. My job is the find the seller a buyer and to advertise all possibilities for the property and this is a very popular model for an investment. Residents who live here are very well aware these homes are used for rentals.

That is FALSE! I was hired by the seller to SELL his home! If you hired me to sell your home and it was a great rental opportunity you would demand I highlight that. Both comments here are out of line. And remember the Patio Villa is a very desirable home for rentals. It is an entry level property with an affordable price point. If you don't want to live in a neighborhood with Air BNB and VRBO then purchase a million dollar home.

We stayed in Chitty Chatty, nice area. We would consider that home for us snowbirds but all the extra fees are keeping us put for right now. Husband still has this house on his radar, price still more than he wants to spend for a patio villa.

There are a few smaller Patio Villas in DeLuna on the market in the mid $250's with a lower bond than you will find in the brand new homes. This home is a great deal for all that is included.

Robyn, great information. I am an agent in California. These changes were initiated by attorneys in Missouri. The requirements will be implemented nationally in August. if a buyer doesn't sign, an agent cannot show property. It is a requirement, not a choice for a buyer's agent. I consider myself pretty savvy in financial matters, I am currently using Robyn to buy a house in TV, there are some differences in the buying procedures and I felt it important to have someone who had my back , so I am not sure of the impact that this may have in the future, but I think there will probably be some equilibrium with lower prices since lower commission for seller also, I highly recommend Robyn, she was extremely helpful to me.

I’m almost 60 and have bought and sold multiple homes and the seller is always responsibly for paying the fees. I think I’ll keep doing my business in South Carolina. Florida is nuts.

that is such a loaded question. You are correct you do not need a MLS REALTOR® if you’re purchasing a new home. But there’s a reason some some of those homes are a lot less expensive than the homes and I would love to have a discussion with you at your convenience.

So what I got out of all this is that I need an "experienced" agent to help me purchase a property but I need a lawyer to help me understand the contract that I will be required to sign with the agent. This again is why Real Estate has become a train wreck.

The buyers broker agreement is pretty straightforward. I really don’t believe it’ll take a lawyer for you to figure it out.

Everyone needs to take a chill pill. This is the way it should be done in the first place. If I pay $2,000 up front for Services from a Broker and we end up closing a deal whereby the Broker was to receive a $25,000 Commission on the deal, then at Closing.....The Final Closing Statement would show a NET AMOUNT OWED to the Broker of $23,000. The payment up front is called Legal 'Consideration' and solidifies the RE Contract! If you do NOT find a deal, you paid $2,000 for services rendered! It is a Retainment Fee. PERIOD.

@@bjs1130 so many people don’t see it that way as our time is free, but it’s not free. We spend money to become a realtor. Broker fees, license fees, MLS fees, car wear and tear gas insurance so it cost a lot of money to be a realtor. They think that we have no expenses. Our time is worthless. You need an expert on your side when you want to purchase a home.
