Most of the homes in The Historic area are owner occupied. Notice it’s a walker friendly area. We also have Southside pool with the only jacuzzi. All bonds have been paid We’ve lived on Tarrson for 4 years now. Bought another near Glenview CC. Another big deal for us is the mature trees. And we can access all the shopping north like Walmart Lowes and ALDI Major advantage. Low taxes.

Easy access to Spanish Springs.and all the shopping and restaurants on 441/27. No bond on these homes. I really like the Historic side

My research is still ongoing and I am hoping to be able to take advantage of a lifestyle visit. I am thinking that the historic area will be more affordable for my budget.

It is a great idea to take a Lifestyle Preview visit. I was in The Villages for 2 weeks earlier this month. I rented a 3 berm courtyard villa that backed up to a golf course. Great location just about 5 mins south of 466...lots of restaurants and shopping options. Loved this courtyard villa, but I"m guessing in today's market it would sell for $375K which is way above my price range. It doesn't matter if you live in a $190K manufactured home or an $800K premier home, alll owners have equal access to all the amenities of The Villages. Good luck in doing tour research. Due diligence is necessary if one is going to.move to The Villages.

Great video!! Thanks for showing the more affordable homes in the villages!! I have Heard on two channels, the villages newcomers and Skip Smith recently answering questions about whether people care if you live in a manufactured home or not and they both said nobody seems to care where you live it’s not like you would be judged for living in a so-called trailer, people just want good company and fun! So to know that you get the very same amenities that someone living in $1 million home has makes it an option! Much more attainable than half a million dollars!! Especially for seniors…my fave was the 3rd one too!!

I meant to add also that these homes have so much more character than anywhere else in the villages that I have seen. Not in person, of course lol. I would love to live on the section not just because of the price because it reminds me of like California. Lots of colors and bigger yards to.

Robyn, thank you for this video. As tio some of the comments...first of all, these are not trailers on wheels. There were no wheels on any of these homes. These are manufactured homes. Some of the manufactured homes in the $190+K plus price range have been totally updated. When I was in The Villages earlier this month, I went to an open house for a manufactured home listed at $199K. Totally updated and beautiful inside. As a single woman, I would rather spend $199K for an updated manufactured home with no bond than $276K for a new patio villa with an $18K bond. But that's just me. As to the snarky comment about what kind of people live on the Historic side...wow how rude. There are quite a few site built homes on the Historic side of The Villages. Older site built homes are selling for $190'sK and up. One newer ranch home on the Historic side is pending, and was listed for $239K.

@Laura Lampe - Robin did say they were manufactures home, several times. and i dont think she was trying to be "snarky" in her comment about some of the homes. I think she just needed to be honest and explain that for under $200,000.00, some places might be questionable. I don't understand why people can't comment in a nice way. Thank you Robyn for showing homes that are under the $200,000. Allows those who might be entertaining moving to Florida and the Villages an chance to see what in their price range is available. With home prices having gone up substantially under $200,000.00 even though manufactured look more attractive for those who are on a budget or who maybe less interested in a newer home and for those who want to invest less and being able to live in The Villages with the idea of upgrading down the road. Does The Villages allow for these older manufactured homes to be torn down by a new buyer and.build new? Would they need to use The Villages builders for this kind of work and not an independent builder out of The Villages?

A few years ago, The Villages was actively buying up some of the oldest manufactured homes, hauling them away and building ranch homes in their place. From what I have been told, a buyer can still buy a manufactured home and replace that with a site built home, but Robyn should be able to verify that. As to what builder could do that, hopefully Robyn can answer that as well. When I have driven through the Historic side of The Villages, there seems to be at least one site built home on each block. I really like the Historic side, and I would not hesitate to buy a home there.

⏩ Robyn, Loving your videos! *Question:* Is the only way to WALK from Orange Blossom to Spanish Springs by walking over that golf cart bridge? It doesn't look like much room to walk. It is hard to say because the Bond, CDD fees will vary by home. I would estimate $1000-$15000 but yours will vary

There is no land lease with a manufactured home in The Villages. They are considered Real Estate, you own the unit and land it sits on

Turnkey to me means move in ready, no repairs necessary, this is a fixer upper. I’m not into “trailers”. Sorry. Thanks for sharing

I did mention the seller made repairs to that property. With that said you could indeed move in. Maybe not as nice and new as other homes but liveable. No apologies about living in a manufactured home. It's not for everyone but if you want The Villages and only have less than $200,000 that is currently your only option.
