Cannot fault Jade's presentation skills in this video, she came across so eloquent and is such a natural. HOWEVER, I am not convinced this house is worth £800,000 and here's why: - Firstly, there are no cornices in ANY of the rooms (sorry, what?) - No utility room (as Jade said, you'd have to repurpose some of the garage space as a utility space) - No shed (and the garden was barely landscaped - just a few trees at the bottom end but no shrubs or plants...more £££ for the buyer) - Master suite doesn't even have built-in wardrobes (again, more £££ to get them installed) - Tiles in the bathrooms look mid-range. Nothing special and look like they'll 'age' really quickly. - Shower cubicles look basic (from my experience of living in a new build, those ones can quickly become very tired-looking) - Sink in the downstairs toilet is tiny (you'd end up splashing water everywhere every time you washed your hands) - No tiles in the kitchen (I would expect some kind of splashback for a house of this price) - Kitchen itself is fine, but I'd want a WOW kitchen for that price - One single garage? It really should be a double garage Credit where credit is due: the house has lots of curb appeal. Really like the glass staircase, nice touch. Lovely oak wood flooring (although not sure how practical it is in the kitchen area where spillages occur). I also really like the internal doors. All things considered, I just don't think this house is worth £200k shy of a million pounds. Especially when you've got to spend additional money installing wardrobes, landscaping the garden and eventually replacing those cheap shower cubicles and taps a few years down the line. It's a no from me!

@gifty25954 жыл бұрын
If you're in London it's best to move out to the Midlands and even up north. You get more for your money and the cost of living is alot more cheaper. You can always buy low and redo the interior to your liking. If you have savings, invest a portion in stocks & shares to get some good returns in the mean time. Don't always look to influencers because the ones that do buy the big lavish houses are making money from sponsorships, and YT ad revenue. Plus they may also have side hustles that bolsters their income.

@@gifty2595 best advice I seen here! Come to the Midlands where you can get bigger outside space too. Most houses come with garage and/or parking space out front. Enough space in your garden for a shed and greenhouse. You can live in some areas where families live and plenty schools nearby. Sell that London house and buy a house up here with cash. Don’t forget houses at auction. Explore possibilies, all is not lost. Good luck!

Why are UK builders continuing with gas heating when we know that there more efficient heating methods? such as ground source heat systems as used in colder European countries.After all these new builds should be highly energy efficient in retaining warmth.
@MilesV84 жыл бұрын

@andrewm39614 жыл бұрын
Because of costs. An energy efficient gas boiler system will be about £1,500 - £2,500 to install. A typical ground source heat pump system will be almost 10 times more ranging from £12,000 - £20,000, and that excludes groundworks which in itself could amount to several thousands.

You pay a premium for newbuilds and it will appeal to a certain type of person, and they are very pretty on the outside. but for £800k in that area you could have so much more land, bigger garden front and back, double garage, more parking, not so close to your neighbours etc. One thing that you just can't get any more with newbuilds is that land. They squeeze so many houses into the smallest spaces. Its awful for privacy and neighbour disputes. My last house was a newbuild and once the shine wore off we hated it. Now we're in a 70s house, yes we've had to fully renovate which isn't for everyone but it's so worth it on the long run

Staircase is way in your face as you open the door. for 800k I want it to feel grand when I open the door. Also the new builds always have trash interiors no style. Jade you are such a polished presenter and very stylish too, so expect you to get picked up and we'll see you on TV in time. You are definitely the star of this presentation though, and not the houses....! As to the houses - there are some nice points and some not/major flaws, so I'd say they score 5.5/10 considering the prices. 1) I can't believe £800k brand new house doesn't come with a utility room. 2) the kitchen 'triangle'' rule obviously doesn't feature in the designer's thoughts - the 2nd house where you perched yourself on the island has a sink and hob on opposite sides of the room separately by a huge island - they should always be close-ish as they are almost aways used together - crazy lack of planning, and for approx £700. 3) Surely the developer could stretch to installing electric garage doors.. 4) I don't like at all houses that have a garage sat in front of them - it completely spoils the approach and aesthetics, plus this has a narrow and dark alley way up to the house to boot 5) these are not detached houses, they are semi-detached..Detached means they have no connection to any other house.
