If you accept the money, YOU CANNOT REMOVE THE TENANT for 12 MONTHS. If you filed a court action already, you cannot pursue it, and it must be discontinued in housing court.

You will not be able to evict a tenant based on a "holdover" (i.e. if their lease expired and they do not want to move) for 12 months from the date of receipt of funds. However, if the tenant does not pay their rent going forward, the current law (the Legislature can and may try to change this in the near future) does not prevent you from filing a "non-payment" eviction proceeding against that tenant and evicting them.

But, you would think it's the "City" so they'd be up on their ish?! SMFH. This is crazy. I applied since July.

Absolutely the worst system I have ever worked with. Incompetent customer service agents good for nothing has no update on your applications. While application is being processed they keep asking for the same documents every other week even though they have been uploaded numerous times. Takes 6 months to conclude that application is not eligible for assistance. Pathetic system.

Up to 12 months of rental arrears payments for rents accrued on or after March 13, 2020. Up to 3 months of additional rental assistance if the household spends 30 percent or more of their gross monthly income to pay for rent. My tenant applied months ago, shes heard Nothing back, not even a letter. We still dont know whats happening and its been almost 3 months. A Landlord cannot remove a non paying tenant, you just wait until the tenant gets denied for this program 4-5 months later. It just leads to more arrears. Its horrible how long people have to wait for assistance

This program is available for NYS residents not NYC residents..is this correct?. If you live within the 5 boroughs of NYC can you apply?

NYC is a part of NYS - everyone is eligible if you have legally residency in NY

Not all of NYS is eligible. Residents of City of Rochester and Monroe County, the City of Yonkers, Onondaga County and the towns of Hempstead, Islip and Oyster Bay must apply with their local programs for emergency rental assistance and are ineligible for assistance from the state-administered Emergency Rental Assistance Program.

You neglected to account for the scenario where properties are owned by LLCs instead of by a person. Under your system, individuals who own their rental properties in separate LLCs for separate properties appear to have to create a separate log-in and use a different e-mail address for each LLC. With more than 30% of rental properties in the State owned through LLCs, how did you overlook that? Smh.

You think that's an oversite? The website does not offer a continue or edit button! Meaning you lose your internet connection? start again !Hit the wrong button? Start a new application. I have not been able to get to the end yet because every time I finish somehow that last page wont load. So far this seems to be more political gobbledygook pretending that the GOVT did something when in fact they have done nothing but create energy draining pointlessness.

Also, they recently confirmed that you need to create completely different accounts using different email addresses if you have more than one LLC. They are very efficiently distributing this money… it’s not like it’s an “emergency” or anything 🤦‍♂️

@@ilovemiriamsomuch if the buildings in which the tenants live are owned by the same person/entity, then one account is fine. If ownership is different, then you have to create separate accounts. TENANT ONLY - if the tenant doesn't apply - you as the LL can do it on their behalf.

Both need to register and apply and send documents. This is causing $ not being allocated. Flaw in system Over 2billion, and at the end of July, less than $200,000 was provided.

@@olivekatz9139 Did all that. Followed up with a phone call. They said it will take 4-6 weeks before the applications are reviewed. The amount of information required i'm sure is almost insurmountable for some people. I know my tenant could not do it on his own. I had to go through it step by step with him.

I was unable to open the application using Google Chrome but was able to do so on Microsoft Edge, however, when I received the email to confirm MY email address, I got the following message: "Error 403 - Forbidden The web app you have attempted to reach has blocked your access." Now what? The Chat line and the phone line take forever!

@DAVID RAMALES I called the number that they tell you, 1-800-691-7368, but I'm still waiting for a call back. It said that the wait time was between 41-51 minutes or you could save your place in line by having them call back. So I took that option. I've been patiently waiting for a call back...it is now 61 minutes! I was told by a local program that Error 403 is a website problem on their end.

I finally got a call back at 71 minutes and was told that a lot of people are having that same issue. She said they are working on it. It's the first day and they are trying to get the bugs out. So, I guess we have to be patient.
