House poor with more space than she needs, Kristina listed her three-storey, three-bedroom detached home three months ago. And although the interiors are immaculate, she hasn’t received a single offer since. Kristina is perplexed…But Sofie says the property’s ramshackle exterior, rusty fixtures, and overgrown hedge are the problem.
In order to appeal to as broad a range of buyers as possible, Sofie comes up with a $3,700 plan to seal the deal. Ready to move on with her life, Kristina is on board from the get go. And as Anthony and the team improve the home’s curb appeal, repair the sunroom, and re-accessorize the interior, Sofie gives Kristina a few quick lessons in real estate.

Oh my! Sophie has a beautiful dress! She is always so lovely dressed for the reveal, very professional. It is also nice to see a home owner who was sane enough to do a bang on decluttering job.

For the first time ever, I liked EVERYTHING Unsellables did, and I think it's because, other than furniture rearrangement and a dining room table, they didn't really have to do anything inside other than the mudroom. They didn't paint the walls blah colors or paint beautiful natural woodwork white. I REALLY like this finished product. Two thumbs up!! Edit: I do agree with other comments that carpet in a mudroom would be a cleaning problem!!

I have a hard time believing no one would know or think that they can put a dining room table where her chair was. The rest of her house, minus the yard and back of the house, was spot on.

I would have brought as is and change the sunroom to a terrace. This homeowner did the best of anyone so far decorating indoors

The mud room is great to have. Without it, people coming in the back door would be walking directly into the kitchen. In winter, muddy and dirty boots would make it impossible to keep clean. It is also an air lock to keep the outside outside when the back door is open.

Tile floors would have been better in the mud room. Also a storage bench or storage cube shelves would have been great.

I didn't notice it at first, but the left wall has built-in storage 20:03. Totally agree on the floor. The new owners will have to put in tile.

Easy to maintain and clean vinyl self-stick tiles or sheet vinyl - inexpensive, comes in all sorts of patterns and colors and totally appropriate for a back entrance that will get a lot of wear and tear!

The changes made all the difference to a very charming dwelling. However, to have paid three hundred dollars for the mudroom carpeting seems outrageous. Also, tile would have suited a mudroom floor better than that lighter carpeting. Other than that concern the home, as we saw it, would get an A+ from this gal!

This house is probably in snowy Ontario. Water-friendly tile would, therefore, make more sense than carpeting.

Awesome house. The property was originally priced at 419 k, they dropped the price to 364 k, that's 55k. I think it didn't sell because it was overpriced to begin with.

In 2008 (when this was filmed) then that may have been overpriced for this area of Toronto, but today that would be an absolute steal. 419k in 2020 will get you a bachelor/studio condo, add another 75-125k to get a one bedroom with no parking. A detached house of this size would be a million dollars plus, likely even 1.2-1.3 million. Depressing how fast real estate prices have become unaffordable in Toronto.

Pretty house before and after. The carpet on the mudroom floor was a huge mistake, and so were the baskets. That wall under the window was perfect for a built in bench with storage for boots under the seat.

I think the first sample home needs a lot of work too. The way this home owner had her home was just strange. The kitchen was in need of a complete rearrangement, it made no sense.

The "living room" and empty space that was meant to be a dining room filled only with a chair and ottoman - just a poor overall job of inside decor. The furniture was modern, which isn't my style, but it's the way she had it arranged that made the house look cold and empty - like she was moving out rather than actually living there!

The light fixture in the mudroom throws HARSH shadows. I would have picked something softer.

Using the old type long filament tube bulbs would soften the light. I would have used them in the mud room and on the front verandah

The seller said she's house poor. So why did she buy in the first place if she couldn't afford to own a house? I just don't understand this. Before I made the decision to buy a single family home for myself (also a single woman), I calculated all the costs including checking with friends and families who owned their own homes to find out what their utility costs were, for instance (gas, electricity, quarterly water/sewer charges), as well as investigated homeowners insurance and real estate taxes. It made a difference having a healthy downpayment, but I was 35 when I bought my first home, five years older than this seller who was selling at 30 after owning only a year. I find myself wondering if this young lady ended up regretting her decision.

It could also mean that she bought large with the intention to profit off of it so she could downsize and live more comfortably, when it was more difficult to do so, she found herself in a predicament.

I'll bet I can get the furnishing for a third of that price on Marketplace and thrift stores. That would leave more money for the seller or for other projects, like vinyl plank flooring in the mud room. Carpet is a no-no.

No, it's not. If you look at the house next to it, you can barely discern a space between the two - it doesn't look more than a foot wide, but in old neighborhoods in my hometown in SE Wisconsin sometimes the houses were built that close to each other too. Also, "semi-detached" homes generally share the same architectural style even if they are painted different colors and have different landscaping and even windows, closed in porch versus open porch, generally superficial differences but you can tell it is a structure that shares a wall. The house next to the one being sold is quite different in architectural style, age and size.

It does look MUCH better on the outside, though. Nobody wants to see weeds, uncut too long grass and obviously rusted porch rails and peeling paint. Also, the ratty old light did the house zero favors, especially since it's such a drab and icky/ugly brown on the outside. Cutting the grass, trimming the hedge and cleaning out the weeds, and doing the necessary railing repair work and repainting, installing the new light and painting the front door an attractive and light color brightened up the entire front of the house. If I saw an unkempt house on the outside I'd wonder what was neglected on the inside, I'd probably just go right past it.

I know - doesn't make sense. I'm surprised, given that sheet vinyl or vinyl tiles could have been put down for less than $300 I think. And would be easy clean-up and care. Muddy boots and grass on mud room carpet - what was Sofie thinking?

Not only that,it seemed incredibly expensive for such a small space and it looked quite cheap!I would continue the dark wood colour but maybe in vinyl or laminate and put a little rug down.Also why paint the front railing black when everything else is grey and cream in the front and back?

Adam did a great job on the exterior. Painting ivory on the window frames upstairs, as well as under the eaves emphasized the shape of the house. Before it was a big brown lump. One cheap way to dress up those railings would have been to cap them with wood and put flower boxes along the porch railings.

Cellars usually did not have great headroom. Digging out the floor is costly. Many houses of that vintage had an exterior staircase to the cellar.

Looks like upstairs in the second bedroom, the hideous green one, the door was cut down on the bottom. This makes me think that when the floors (they look plastic) were put in they laid them on top of old flooring, rather than ripping them out. I used to watch this like 10 years or so years ago. Decor has certainly changed.

I love Sofie, but I think her comments towards the homeowner were judgemental and a bit harsh. "Most people don't downsize when they're thirty" and "You've gone about it the wrong way around!" Maybe she didn't mind...but.. Not everyone conforms to a 'traditional' time-line for their life.

This is the first time for me watching an unsellables episode. I am really NOT liking the host. She seems really snooty, very annoying! And she's over-acting, she keeps repeating her assessment and the realtor repeats what she's already said. I don't know about watching more.....

The owner is downsizing. I, therefore, would have borrowed a table or obtained something from a thrift store in order to prove the space could accommodate a dining room set.

No, it is a single family home. It is hard to see, but there IS a space between the home for sale and the house to its left - they do not share a common wall. The space between the lots is not yard, it only looks to be about a foot wide, but in older areas in older cities, both in Canada and here in the states, that isn't uncommon at all.

Why? There's the dining room area that would be plenty big for all meals for a family, it doesn't have to be done up as a "formal" space. It makes better sense to use that back space as a laundry room/mud room so you wouldn't necessarily have to put your laundry down in the basement.
