@@algajarsky7048 we moved from Ocala to Citrus County after all the horse farms around Ocala became victim to huge tract builders. Hwy 200 became the Jndy 500 driven by old people and illegals without vehicle insurance. We like Citrus County (LeCanto) but have not seen any citrus trees. Ha. Maybe I will run into you at the new Texas Roadhouse and buy you a beer. 😁

As an owner of a condo in FL since 2006 (conversion) upon moving in after retirement I discovered Malfeasance of the current BOD - financially based upon primarily failure to replace 16 building roofing - overdue 4 years. We organized the community, threw out the existing Board and its Management Agent. Upon taking over the BOD the association was $1.3 Million is the hole on roofing and unpaid bills. After two years the new BOD completed roofing for15 of the 16 buildings and now there are no outstanding bills. We have a proper budget. Yes it is up to the owners !

@@michaelgoldman3812I just retired as a Board President- mismanagement is rampant- emotional spending like amenities or keeping dues low - you are SO right! I feel horrible for those losing their investments but every owner should learn, talk with neighbors & go to those meetings. If a snow bird- demand minutes etc and talk to neighbors. It’s an investment and should be treated as such- I’m praying for FL retirees- I’m also a licensed manager and work hard to protect my residents. Great job turning things around quickly! 🎉

As a retired architect I can attest to the fact that some people want to shoot the messenger. I’m glad that you’re reporting the facts as they are and no you’re not fear mongering. Trolls don’t understand the complexity of the situation and the ramifications of differed maintenance. You were spot on in your last video about those who now own a condo in those buildings are getting the bill for 20 years of maintenance that wasn’t done. It is a sad situation with dire solutions to the problem. Good lick and keep on spreading the word. As a realtor I’m sure you do have a pretty tough skin to be in the real estate game.

personally I wonder if it was as much maintenance or a pure neglect in structural integrity. On the building that fell I question the lack of sheer wall and sizes and distances of columns. Seems to me like there was not enough backup engineering in the buildings for future degradation and erosion in a lot of cases. Some were differed maintenance.....But here in CA we dont have buildings falling down. especially high rises that have earthquake code. Even though they have differed maintenance.

@@Mikefngarage I was an architect in San Francisco for 30+ years before I retired 10 years ago and if the engineer wasn’t hired to complete an after framing inspection it would be up to the building inspection department to approve that phase of construction prior to continuing with the next phase of construction. With that in mind I do seem to recall a problem with the millennium tower in the financial district with its settling problem and the lack of oversight from the building department due to the change of foundation revisions without prior approval.

@@wesleyluvsoktoberfest Oh yea I recall that about the tower. But we have not seen anything like that building in FL here. I am a contractor and I have worked on a lot of jobs. The spacing and lack of sheer wall on that structure was baffling to me. Just seemed like a lot was missing for future changes and additions. Like the deck. and the planters.....Someone was building the cheapest thing to me and lacking any possible future additions or changes to the property. Like Marble and granite tile added to the units. Something just didnt seem right to me. The Columns, sizes, spacing didnt look like anything In CA. not even close. I think the problem is so many buildings like that one.

@@Mikefngarage it comes down to money and lack of oversight just like the differed maintenance in a lot of the buildings exposed to corrosive salt air and irresponsible condo boards and and owners. It’s a sad state of events. Poor construction practices only add to the eventual demise of shoddy construction. I’ve worked with a lot of great contractors and I only would take a project if the client would agree to pay for my time to oversee construction. I’m now glad to be retired.

I lived in a Boca Raton condo development for 7 years, two 8-floor buildings. The condo association delayed work on the roofs, the elevators, the plumbing, the loose tiles in the lobbies, the parking garage, spalling of concrete on the buildings, and even the sea wall, until it caved in and the lawn between the condo building nearest that section sank into a big depression. They also delayed fully funding reserves, for all the years I lived there and for a couple years after I sold. And then the assessments started. And the HOA fees more than doubled. Fun stuff. Glad I got out before it all came to a head.

Please indulge me as I push back on your comment... the condo board is a reflection of those who voted the members in. The owners voted in board members who would not increase fees. I am frustrated by condo owners in multi-family structures that have avoided the significant costs that the owner of any type of structure would incur over time. I don't get what I'm missing and would appreciate getting better informed on this.

America needs a president for each state only if you had a president for each state would you increase taxes so that taxes were the thing that compensated for these problems or you were charged at a toll for people to cross the border to come to Florida if you put money on cellphones and charges a tourist and new comers tax .One America's the reason why this problem happened a terrorist went in there and caused these problems and got everybody evicted and they're about to do this everywhere in Florida and every state in America we need a president for each state one America failed especially Florida because of geographic location is connecting us to South America which gives us more tourism than any state in the United States

@@JoeKubinecwhat is it that you don’t get? The condo board influences the owners who then vote. If the owners aren’t getting an accurate picture of the state of the structures then they’re likely to vote against any additional expenses. And with many aging retirees we even had pushback on replacing pavers around the pool, which when loose and shifted can become a fall risk (which gets the association sued) and pushback regarding replacing aging pool furniture, because they were old and no longer using the pool. So you have biased influence and personal biases and other factors among owners. Whatever the underlying reasons at each development, we now have many developments that are lacking in maintenance and repairs and reserve funding. It is what it is. The point I’m making is a cautionary one; be careful with these condo buildings, especially those near salt water.

One man who' called the local news says his fee is $227,000! A woman who also called the news says hers is $160,000. Both say they'll have to move but with what? They don't have time on their side. Soon they'll owe late fees & fines for not being able to pay the new assessment & then the property lien & foreclosure notices will start to come & what will they have to sell? A property they're already losing.?? This is nuts! Regardless of what was not done over the years the state can't expect people to pull this kind of money out of the air when some don't even have an extra $100 a month if it were that! **Palm Bay Yacht Club -Miami 2 owners with corner units : assessments are $140,000

Here's another condo nightmare going on all over the country. Many of these developers making offers to buy everyone out so they can put up grand showy & very expensive properties. For many long timers this is their chance to get out with a nice profit. Others including newbies saw them as their forever home. A case mentioned last week out of a complex with 100 units everyone took the money but 6 or 7 owners. One lady had only bought her unit 2 yrs ago. Because majority rules the developers have given the holdouts eviction notices. The money they turned down is also off the table. The buyout money is nowhere close to what the original offer was.

I grew up in Miami and watched Sunny Isles be built. I lived in eastern Shores in condo that had a bunch of problems , the building across the canal got condemned. It’s been happening for a while. Now I live in the treasure Coast and I have shot most of those units at that Jensen Beach development. Interesting times! I keep telling my friends down south and 40-year-old buildings. It’s time to get out but they’re not listening. I’ve been telling them that for a few years now.

The majority of those condos on Hutchinson Island were severely damaged in 2004 from back to back hurricanes. After seeing the damage firsthand , there is NO WAY I would purchase anything on that island . It's really a shame .

businesses and HOAs have been operating this way for years. Also, many school districts put $$'s into the budget for maintenance, then divert the $$'s elsewhere. After 15-20 years, the buildings are junk and the school boards whine that they need new buildings--seen it myself.

We were looking for a condo on Hutchinson Island. Decided months ago to rent and sit tight for a couple of years. Who knows the issues and cost until milestone inspections are complete and assessments/HOA raises adjusted.

I’ve been in Florida since 1986. Our state is in a real rough place. Between the population growth now at 23M, sky rocketing home insurance rate, high cost of living, homes starting at $750K where I live, now this. This is a recipe for disaster. As a homeowner I’m so happy i didn’t purchase a condo. I foresee so many more folks displaced from their condos. I’m also really disappointed our legislators did not pass the HOA ethics hotline. A lot of HOA take advantage and focus on the grass being too long instead of fixing the real issues.

I have been in the South FL service industry for almost 40 years. I watched boards kick the can down the road repeatedly. They made the decisions, they need to live with them. Reality is that most of these folks were living beyond their means by not properly budgeting for ALL expenses.

I made an amazing discovery a few years ago. I was working on my home and was using drywall screws to install drywall. I had noticed corrosion of some older screws but didn’t really think about it. I looked at the box the screws were packed in and started reading the labels on the box, I know who reads the labels (warnings) I’m an old white guy so “who reads those stinkin’ WARNING labels. Those screws aren’t supposed to be used within 10 MILES OF THE OCEAN.

This is what happens when you defer maintenance. No one wants to pay more in HOA fees to fix the problems. The only ones at fault are the 36 owners.

There’s always multiple constituencies. If you are a current owner who is thinking of selling you will maybe want to defer some of the not-so-visible maintenance and repairs, and also tue funding of reserves. You are thinking to get out before you’re tasked with helping to shoulder these expenses. If you’re a potential buyer you want all the maintenance and repairs up to date and reserves fully funded, but you don’t get a vote until you buy. If you’re on a limited budget, as many retirees in Florida are, you want to defer these expenses, maybe thinking you can do so until you eventually pass away. And you also might not be using the amenities if you’re very old, and so vote against maintaining them (new pool furniture, gym equipment, etc).

In fact, if you want to take another step further employee two research assistants and create a list of condos in your county that are below three stories and constructed within the last 20 years. You can sell this list. You could also use this list to direct your clients to Better units. Gathering this information takes time, but is available through public records through your county records.

I lived in FL from 1962 to 2020, and recall driving South through Boca Raton and Highland Beach with many of the ocean front condos having all their balconies replaced back around the 1980s, & 1990s so you can imagine what the salt air does to the rest of the structure of the building. A good read is an older fiction novel by John MacDonald set on the West Coast of Florida, titled "Condominium."

It's an automatic must see with all the other entertaining disaster films but it's heartbreaking that all these tragedies have come true in ways we never though. Fires in super tall high rises, volcanoes erupting on inhabited islands, viruses that kill worldwide quickly. quickly. Looking at the plot on wikipedia, the book was putting the word out of the danger looming. Here we are decades later and you'd think people would have paid attention.I will look for the book & film. *found the movie in 2 parts here on youtube & watched it. It was disheartening to know that the actions in the film have come true. Especially the scenes of the condo board & the residents going back & forth.

I lived in Florida in Fort Lauderdale. I’m now living out west in the desert.😂 I had a condo. It was an older condo. Most of the condominiums in Florida have not had The proper maintenance it’s not just in Florida …though it’s pretty much universal around the United States and especially those condominiums that are on the water.. From the looks of those condos, they are pretty old and they need to be demolished and new ones need to be built. The problem is;the people will not get the money that they put into these condominiums and if they condemn them they get very little. 😢

In a sane world the financials of an HOA would be one of the primary selling (or not) points of a condo or apartment. But for some reason people don't care. People will buy into a condo and the HOA monthly fee is the only detail they care about. That is foolish. Realistically these HOA sold in the 80's or 90's should have million of dollars in reserves. But they don't. The HOA fees over the decades were spent on standard maintenance without regard for major repairs decades after construction. Now it's a major problem and this will keep happening. These engineering firms that are inspecting building take on massive liability. They will condemn a property in an instant and often be way overcautious because if something did happen the engineers could potentially go to jail. The condo crisis in Florida is just beginning.

I own a condo in a cold weather state. A 110 unit building and board is on top of repairs, maintenance and reserves. Monthly meetings are usually open to owners and issues like future expected cash needs are discussed every meeting. Minutes of meetings are available online. Built in 2009 so relatively new but even so aging is a factor and freezing and thawing is a major issue for concrete maintenance. Also technology advances require upgrades and new inspections for many maintenance issues. After 13 years the board hired a full time maintenance person (previously 20 hours a week) because of the aging signs that needed prompter attention to forestall more significant repairs. $$$ but necessary to preserve value in building. Now if city government did more about crime here!

Responsible condo boards should been doing inspections on a regular basis. Ignoring structural inspections is asking for trouble.

I feel sorry for them but you can’t keep ignoring maintenance . We are holding state , local ,private inspections to be transparent , honest, diligent & up front - the property owners need to own their own stuff .

What is this going to do to the condo construction industry? I would love to see a video on that but I realize that would take a lot of research in order to put out the information. Is it going to be good or bad for the condo construction industry?

Like I mentioned before the developers are hoping this happens so they can put up new EXPENSIVE High rise units. THat will start at a few million and go way up from there. Only the SUPER wealthy / or International money will be able to afford the beach front units. Tough luck for Floridians and seniors!

Your property should not be subject to government inspections and the whims of multiple residents. Avoid HOF, buy your own house, not a condo.

The question is, when/if they will be able to get the rest of their belongings out. They had to evacuate immediately. Their furniture etc is still there.

State of FL finally has teeth in their legislation and putting a stop to kicking the can down the street, for others to worry about the situation. Of course as a building ages, it is going to take more to keep it up and in good condition. The condo owners don't like the new HOA fees, but realistically they prefer to be alive vs squished between collapsed floors! So pay up condo owners! Don't expect taxpayers or businesses to pay for your lack of forwards thinking, paying, planning and doing. It is because of low HOA fees, this situation has spiraled into the disaster it has become today.

sadly, PBC was VERY VERY LAX in regards to building inspections until the "state law" was passed, where as, Broward has had that in place for light years. When I sold my condo for a pretty penny which was located in boca, the building (two-2 story buildings about 84 units total), was propped up via structure supports throughout .... the "patios" on some of the 2nd story units were literally falling away from the building. Some of the patios/balconies' could NOT be walked upon. Meanwhile (and I was there for about 30 years), yearly, I wanted to increase the reserves and voted down all the time for stupid excuses i.e., we're "grandfathered in", we don't have to, etc.... Glad I'm out of there..their monthly "condo fee" when I left was about $600 per month. Now ... only God knows what it's jacked up to cuz they were NOT flush at all! The condo I'm now in is small (only 20 unit owners). We're flush, passed all of our inspections with flying colors and everyone is happy in Northern Broward County and we didn't have an increase. It's important to do your research before moving in.

How did these buildings pass inspections and get certification of occupancy before anyone even moved in? That should be looked into as well. New construction should be held to higher standards.

This is something that comes with age...of course new builds pass inspection and get CO ( certificate of occupancy). As they age of course structural integrity decreases. There was never laws in place to require the SIRS ( STRUCTURAL INSPECTIONS recertifications) but now it is a law. So yeh..all these buildings are getting the inspections and failing so they gotta do the repairs$$$$

hi Paul, don’t worry about what some may be saying. You’re just giving us the facts. It’s very unfortunate but for major change to Occur,some disaster must happen and acts as a trigger. I’d much rather have our state government take action than have the insurance industry dictate what’s going to happen! There’s no question, after the Champlain Towers collapsed. construction standards and maintenance and legal policies And practices were going to change!!!!!!!!!! Thanks for keeping us informed.

Hey can you do a follow up on the past condos that were evacuated…how long it was before they were allowed back….if at all…etc ….we own a condo….we only had to put 4% down and we have been here 7 years….so I think if we got evacuated….I would just rent a place while my credit is still good….then just let them foreclose on the condo and walk away 😮….it would be sad….but smart I think🤓

The “little elevators” I assume you mean the swing stage. If there is an exterior elevator for construction, that is a hoist.

You are there and see the problems. Some of our family in California have problems from previous owners “cheaping” out paying for the future buyers by delaying needed repairs.

Condo owners and hoa owners signed the agreements. If they didn't want to pay to be ruled then they should have bought without the them. It's the owners who have to pay because it isn't anyone's fault except their corrupt boss' putting your dues to live in your own place in their pockets. That spalling is dangerous and the fix, you pay, not us or insurance. Y'all own it, Y'all fix it.
