I pay 6000 baht a month for my studio in Jomtien plus my utilities are about 800baht , this includes basic cable and WiFi. Bike rental 4000 baht a month, data 650 and I spend about 8500 on food. I don't drink or eat out except a couple of times a week. Total $540 a month. Probably not to everyone's taste but I do have access to a gym and huge pool and I like to keep active by walking. The only negative is the beach isn't the cleanest and I certainly wouldn't go in the water.

What does the retirement visa take nowadays? 25k in Thai bank?
@stevemorris3544
@stevemorris3544 ะ–ั‹ะป ะฑาฑั€ั‹ะฝ
@@CBEACH three choices I believe. One you can put 800,000 baht in bank account which at today's exchange rate is $ 23,048.00 Dollars. Second you can use a immigration specialist who puts the 800,000 in for you for a fee. Third you can put a monthly pension in of 65,000 baht which at today's exchange rate is $1,873 Dollars. The monthly needs to be seasoned for a year to use it for your second year.
@CBEACH
@CBEACH ะ–ั‹ะป ะฑาฑั€ั‹ะฝ
@@stevemorris3544 thanks Steve, You have to be at least 50 years old right? And what do you mean by seasoned?
@stevemorris3544
@stevemorris3544 ะ–ั‹ะป ะฑาฑั€ั‹ะฝ
@@CBEACH yes at least 50. I am using a immigration specialist company. Seasoned is: you need 12 months of deposits from pension and or social security to qualify for income retirement visa in lieu of 800,000 baht. You are able to withdraw as you please, just need to show financial ability. I will use the 800,000 baht for the first year and start the pension deposits so when I get to my second year I will have my 12 months showing. Another way is to open a Thai bank account in the US and stay in the US for the year and then use the seasoned account to qualify it for the retirement visa. I also recommend doing the Visa in Thailand which would be a O retirement visa as the OA retirement visa which is what you get outside of Thailand requires medical insurance and the O retirement visa that is converted from a tourist visa in country does not require it as of right now.

My best advice is to never go smaller than 50 Sqm condo. You find these by renting a motorbike and driving up to as many condo buildings you can find and ask to see what's available. Don't get so close to the beach(1st road) as it's loud and dirty. Go on the opposite side of 2nd road and you'll find plenty. Look at least 5-10 condos, do it all in one day and get it over with. My 51 Sqm condo is 12,000 baht a month, electric is 1,500 baht a month. Never pay more than 20,000 baht a month for a condo that's way too much.
@happycook6737

@@keithpeterson5215 I love it here at Riviera Jomtien (keep in kind there are several Riviera properties). Rents have skyrocketed in the past 3 months. In August 2022 35sqm 1 bdrms were starting around 15,000thb/mo for 1yr contract (+/- based on floor/view). Now they've jumped to around 20,000thb. More for shorter term contracts. Close/far, cheap/expensive can be subjective. What's expensive to me may be cheap to you or vice versa. You might want to look at Google Maps street view to take a look and virtually walk around the neighborhood. You can often click on businesses and get more info about them including pictures of menus/prices. I love it, but people can have have such different opinions/expectations that it's better to look and GoogleMaps and see what you think.

I would suggest you budget at least $1800 a month. If I remember correct you need 65,000 Baht income or deposit 800,000 Baht in a Thai Bank account, plus have health insurance to qualify for a retirement visa. I had enough money for the visa back then, but wasn't old enough so I had to do visa runs all then time to Cambodia.

Lots of nice places to rent for 5,000B but you have to shop around but the prices do seem to be creeping up slowly, there are 2500B places but they are as basic as it gets. Food cooked at home is 3800B for just me, I shop at Makro which is like a Costco, I do not like the open markets. Electricity cost me 600B a month, I have an apartment in a big building and my unit faces north, I rarely need A/C. I have a new plan with AIS fiber 300/300 for 340B a month. These are very baseline numbers most people will want to spend more for food and rent and other things. You have a good Vlog with good solid information.

Your conversion rates for a beer out of 7-11 are way off. 62 baht is around $1.66 USD at todays exchange rate. All beer and alcohol in Thailand is more expensive than you will pay in the states. My beer of choice is San Miguel Light, a 355ml or 12 oz. costs 41 baht at 7/11, which is $1.10 USD for one beer. A case of 24 San Miguel Light beer will cost you over $26 USD for a case. The tax on all alcohol in Thailand is very high. Secondly, to get a Retirement Visa for Thailand requires that you have THB 800,000 deposited Thai Baht in a Thai bank, which on average is approximately $24,000 USD, however the USD exchange rate currently is at the best rate in many years (It's usually between 32 to 34 THB). That 800,000 baht is currently the equivalent to $21,449.60. You have to jump through many hoops to get this visa and are REQUIRED to report to Immigration every 90 days. These are facts. I've lived in Thailand for numerous years. Phuket is much more expensive than Jomtien or Pattaya. I've lived in all three places. One thing you can't beat is the 10 baht bus, it's a great value. They don't have this baht bus in Phuket. In Phuket the taxis are the biggest ripoffs in Thailand.

Wow.. just missed you again.. I left Pattaya about three weeks ago. Back in my condo in San Jose Costa Rica. I will spend the holidays in Medellin, then back in Pattaya in mid January, with plans to travel to Australia/New Zealand in April. A few comments: With geographic arbitrage, I make $100 night with Renting my San Jose CR condo, and when living in Medellin and Pattaya, I pay $500 usd per month with furnished apartment with all utilities. So.. 5 days rental in Costa Rica pays for for one month rental in Medellin and Pattaya/Jomtien. In Pattaya/Jomtien, the cost of living is very low as Dan suggests; HOWEVER, your entertainment costs can quickly escalate with the many temptations. You need to have great self control to live in this very inexpensive, beautiful part of the world. Sawadee krap and Pura Vida!

l did live in Jomtien some years ago and l found out that it was okay to live outside Pattaya because of the noise but it was more exspensive in the long run to live there, but afther some time l moved back to Pattaya again maybe because l hated the travelig to Pattaya and back to Jomtien all the time, because you allways go where the action is anyway. And you can easy get a cheap place to stay in town if you look around, there are places that offer 500 Bath a night to stay in one room with everything you need, monhtly you can get it way down in price as well, l had a nice place for only 7000 Bath a month and that is only a 186 USD pr month. Okay it do not have a swimmingpool but then you go to Mike shoppingsenter, on the top and pay 100 Bath to swim there on the roof it is great. And there you meet normal Thai girls as well (i do not know if it is still there but have a look otherwise there are more places to swim if you feel like it). The only reason l did not stay to long in Pattaya was that you get tierd of all the party all the time and you start to look for something you do not find in Pattaya. And that is a girlfriend or wife that you can spend your life with. l ended up back home and l did meet a beautifull young filippina girl 25 years younger than me and l did marry her (now 4 years) and we have a baby girl together l really did not think that my life will turn out like it did to me, today l have everything l need and l am happy, afther been travelig all over Asia for years l ended up back home again, and found what l was looking for when l was not looking for it, life is funny this way

@happycook6737
@happycook6737 ะ–ั‹ะป ะฑาฑั€ั‹ะฝ
Street food is made with the cheapest oils. Thais, even skinny ones, have higher rates of heart disease due to palm oil, coconut products and transfats in use. I suggest asking for steamed veggies and tofu, noodles, clear or ricey soups. When eating from a cheap restaurant, I always got disposable plates/silverware by asking for my food to go. Hepatitis and TB are serious, real concerns. Make sure you complete all vaccinations for Hepatitis A and B before you go. Lastly, eat hot foods piping hot. If they feel lukewarm but stall was busy, heat in microwave until steaming. I usually cooked at home or ate in small malls at the same shop where they cooked in front of me. At home you can use a vinegar soak or a bleach water soak on your fruits, veg. A Turkish friend used salt water soak. Use well boiled (cooled to room temperature) or bottled water for disinfecting fruits/veg. Do not eat raw lettuce! Only eat fruit you can peel unless you disinfected it. Worms and parasites are issues in developing countries. If you avoid animal products, which have muscle worms, then vegetable worms only infect your gut and not so problematic. I lived in Tanzania, Thailand, and India with no problems. If you must eat meat/fish, make sure it is cooked well done. Avoid raw fish, oysters. I'm sure there will be people posting they eat street, raw seafood, etc. no problem but best to be safe because medical problems are expensive and can ruin your fun. There is a huge difference between being a visitor and a long term expat so guard your health and eat healthy.

Amazing Video! I'm sold on this place now. I hope you get to keep that conch shell as a momento .. but if you don't have the space to carry it around on your travels, maybe give it to some local (or foreigner) who demonstrates they would really appreciate it. Lord of the Flies, "I have the conch!"

Thx. My Soc. Sec. check isn't much more than that B4 the 2023 cost of living increase comes, and I make a little more per month writing & editing fr. a laptop. Jomtien, Hua Hin & Phuket are where I plan to look f/ 1 BR's in March.

If money is an issue, consider cheaper areas away from beach or in cheaper parts of Thailand. Beach scene gets old quick unless you like that sort of stuff on an ongoing basis. I'd rather save that cash and go to the beach occasionally.
