Hello Saurabh , in my view Ace Hanei 3200, after 4 year builder all inclusive price would be around 19-20K psft and resale price should be around 17K psft conservatively . So around 5.5cr

usme in agents ko commission nahi milta, uska nahi batayenge ye log aapko! Maine toh kiya hai usme book, looks decent project, much better than overpriced projects in other sectors of greater Noida west

kuch nahi ho raha ji. Sector 150 ki registry nahi hogi kyoki builders ne bahut ghapla kiya hai. stay away😢

Emaar better hona chahiye. End user attract honge. Nearby market me resale 16-18k me ho rhi hai. On the other side prestige is charging almost 2-3k extra same sector me. Plus sector 112 is much better r in terms of locality than Siddharth vihar which is right infront of unauthorised colony rahul vihar

@@NAVNEET549 Emaar location is better, however overall project wise emaar cannot beat prestige... Prestige will be best project in the vicinity, whereas emaar project will be ordinary howver it will remain choice for cost friendly option for DEW

There is a drain right outside Emaar 112 which will always result in foul smell in whole society. On top of that there are no roads or infra inside the sector. Price of 16k per sqft is not justified at all

Hi Saurav, I have purchased a 3 BHK apartment at Fusion Rivulet, with a size of 1545 sq. ft., at a price of ₹5000 per sq. ft. Could you please advise when would be the right time to exit this property? Should I wait for the metro and rapid rail developments before making a decision?

in my view you should think first where would you reinvest after exiting. if you know you may exit today as well, as sector 10/12 market is 70% on peak, last two folds are remaining one when Godrej will launch at 15K and last when Metro will be operational (around 4-5 years). so if you are getting deal of 11-12K, it is good deal or can wait up-to 12K, beyond this your wait will not give positive return based on time.

It is far better to exit now as I can see fusion have the worst layouts in the segment and it will be a fail on day when it comes to possession you can re invest with the small player like eros sampoornam or big players like prestige.

Better to do investment in other sectors apart from Real Estate where ROI is less than 5% . If you want to enter in Real Estate investment choose your home towns OR choose Pune ,Bangalore, HYD, or MAH instead of Delhi-NCR where builders are unwantedly increasing the prices every week.👿
