Thanks for the market recap Sebastian. I'm one of those willing to do what I need to do to get there. I'm willing to sacrifice square footage for location. So long as the GTA freehold market continues to march with Vancouver, our options look good. What features or amenities are considered the most valuable in Vancouver homes? Thank you! Happy holidays to you as well! What’s essential would depend on the property and budget honestly. But I’d say it’s getting as much value for your money as you can. That would typically mean (with strata) the highest possible combination of location, size, age and quality of building for your budget (with room for your personal preferences in that mix).

It reminds me why I am working two careers and will continue to do so until retirement to ensure we are in the best position to realize that value. Retirement is coming sooner than I expected. Thanks again for these weekly updates. I find them highly valuable coupled with my annual visits.

Fair points, although as I said on previous video I think 2025 is where a few things come to head, politically, trade wise, immigration and personal circumstance with high mortgages, but land price and many families already owning is fair reason that will make it less of a hit in BC. I would't hope on big interest rate drops, look at the dollar already.

My opinion is that prices will remain steady for a while. There are still a lot of fearmongering out there from people who want to see the market crash simply because they are frustrated that other people can access the market. Unfortunately, this scares a lot of new buyers. But availability will remain relatively low and desire to live in Vancouver high. I believe we are getting close to the edge of people getting back in the market. So now is the time to buy, before the market sounds positive again and competition returns.

All housing markets have faced declines largely due to credit crunches and economic volatility, but I must say that, of all the major North American housing markets, Vancouver has proven to be one of the most resilient. Compare Vancouver with Toronto, the difference is huge. And when things bounce back, Vancouver is usually the first to recover

Any potential collapse won't come from the real estate market, but from the credit markets. Few buy with just cash. A crash in the credit markets would cause a retreat.

If you can make good money investing in the stock market or private mortgages or a relatively High interest investment. It seems so much easier to make money off of your investment.

Well...I think it's pretty hard to argue that if you are purely looking at an investment that investing in the S&P or Nasdaq over the last year or two would have done MUCH better than in Vancouver housing. However, not everyone that purchases a home views it as an investment...and also, if you are looking at it that way you need to take into account the enormous long-term benefit of leveraging your money in real estate and the tax-free gains you can only make in your primary residence (and if you don't own your home your money is going out the door paying someone else's mortgage).

Wouldn’t two years of inflation equate to a value reduction if the current prices aren’t even at the 22 peaks? Hovering sideways through years of significant inflation is an effective decrease in the value of a property.

Yes. Sure…if we factor in inflation into any investment that impacts real returns. In the last few years real estate in Vancouver has become more affordable particularly now with falling interest rates.

No doubt Vancouver is a challenging (and often, impossible) market for average and below-average income earners. But one way that a family with average income could participate in the market is to purchase an investment property rather than their primary residence. It can allow them to build equity in the market and participate in gains and then move that into a primary residence down the road.

Hello Thank you for the information you give about metro vancouver, so helpful. I am in the process of relocating from UK as a nurse, hopefully for September 2025. Big scary move but will be coming into a job . Housing is a big question for me, job opportunities for 21 year old along with affordable place with easy access to Vancouver.
