For a $450k house the average person in the West will use 30 years to pay off the mortgage. But in Ghana they expect you to pay it straight away or pay with an extremely high interest within 18 months, while coughing up atleast half of the property value in the process. Its all good trying to copy the pricing model of the West but not having anything in place to back it up is lunacy. How are people able to afford these properties because I guarantee 95% of people in the diaspora can't afford to splash that amountof cash. The company owners set the price based on how much they want to pocket after each sale. Plain and simple. Instead of being satisfied with $50,000 in profit they would rather inflate the price to European and American costs and pocket $200,000 after the sale instead. Has nothing to do with cost of materials or local labor or land. It has nothing to do with the repeated false narrative that Accra is like the London of Africa lol. It’s just G-R-E-E-D.

I will tell you the reason why properties in Ghana are way overpriced 1. Greed 2. cost of land in Ghana is ridiculous 3. cement cost is shooting up, beginning of 2021 it was 37 Ghana cedis or 6UDS today may 4 2021 its in some places 50 Ghana cedis or 8.25 UDS 4. the price of iron rods has tripled in the last year 5. All the fixture and fittings like kitchens, toilets, bathroom, sanitary wares etc are imported and when you add the import duties these accessries are even cheaper in the UK, 6. when the price of fuel goes up , everything in Ghana goes up -- did you know that it is more expensive to buy a gallon of petrol in Ghana than in the UK?? added to this the interest rates that housing developers in Ghana borrow at , about 30% and this explains the ridiculous cost of housing in Ghana --- I WEEP FOR GHANA!!
