@OdinRiseWolf I can agree with that. Love Toronto, but yes very expensive. I would love to go back up to Toronto Canada. I love, love, love The St. Lawrence Market they have the best bagels. I have a friend that works at the Toronto Zoo. Phoenix is no joke either. Our house is down to about $500,000. Love the house, but I want it to be paid off. I have a great job and am very blessed to be able to do what I do.

This is working for me. I refinanced thinking oh i got a great rate. Silly me. I found this channel and now i paid over 60 percent of my refinanced loan. I have one year left. Yayyyy!!! Through her method, I was able to get a HELOC, out of which I’ve paid for a whole new 20 year roofing system, paid my homeowner insurance, paid my property taxes, got some car repair done, paid my regular monthly expenses, even splurged on some things. And my HELOC is almost back to its original amount, which I can use again. This is magic.

Would you suggest selling our current house which is paid off and worth around 300K BEFORE closing on our newly constructed house that's around $450K to use towards that loan and then just put rest on HELOC and not even do a mortgage? (We were wanting to sell after we move out and put ALL we made on our new mortgage to not mess with showings). FYI: Also, since we went "off the grid", we didnt have a credit score and that made us have to go through a different process where they had to "hand do" everything through a group of people to "qualify" us. So I'd assume our credit score is not high bc of this. Would we even qualify for a HELOC before sellinf our current paid off house? Thank you for your time. I just found your channel. I dont want to get a mortgage in literally 1 more month IF i should just do a HELOC.

Hi Christy.. well I definitely think I will do just that once set up. However, there is so much more going on.. credit score in the 500's .. currently on unemployment ect ect. I did implement a small scale velocity with my credit card . Want to look into an LOC/HELOC but don't know if it's possible so we could start chunking the credit card ,hubby's car Loan, and the Mortgage (started Mod process). We've been in our home for 20 years ..and obviously struggled some, now here we are. I could kick myself knowing we could have paid our Mortgage off WAY long ago.. Live and Learn right? I do not understand how you can pay off the HELOC; when the bank controls how you make a payment and the you have to ask them to put more money into your checking account to use the next month? And the you wantus to put a big chunk of money into this bill payment and pay other bills with the HELOC.

That part is confusing to me. The line of credit is at 8% today. The credit processor lady would not confirm with me the calculation used to determine the interest rate for the month. She was only able to tell me that I would be paying 1.5% on the balance monthly.

Hello Christy, if I’m following your videos correctly, you are essentially using a line of credit in addition to your income, to attain higher cashflow. This in turn allows you to continue increasing your credit and use any excess money for investments. Am I following correctly?

Ive left this comment on some of your other videos in hopes I will catch your attention. I am having a hard time understanding how you calculate the interest around time stamp 7:15. The average between 92,504 and 84,204 is 50,354 ( (92,504+84,204)/2 ). 10% of 50,354 is 5,035.4, not 740. What am I missing here? I am trying to map out my expenses under a velocity banking scenario but exactly how interest is calculated on a line of credit is stumping me. Thank you so much

What is a typical fee for a HELOC? I’m looking at a Figure Heloc at 7.4% fixed rate for 10 years and their fees are approximately $2800. I can start with an initial line of credit of $49,000. 2800 doesn’t seem like too big of a price to pay considering it looks like it will save me about $66,000! I’m in the fourth year of my mortgage.

This is exactly my question. I understand the concept of being able to put money in your HELOC to sit there for a month, but I have the ability to only have money run through there maybe a week for somebody four days for others two days for others and I’m just wondering, does it make a huge difference? I was kind of running the numbers, and I wish there was more information about this as well. I did put some of the money I was gonna put in the HELOC. I put onto a credit card and was able to save 100 and interest that seemed more concrete and easier, but I love the whole flow of everything and how it works I definitely, love these hacks. It’s pretty cool. I’m just not right now. I use my HELOC but it’s paid down a little bit. I plan to practice these steps.

I love this. However, I think something is missing that would change the numbers some. The difference between the two scenarios is that when using a line of credit, the extra cash flow goes in to help pay down the credit line. If the same cash flow was added to the refi payments, that balance would also go down more quickly. I haven't checked the numbers, but I think this is significant. Let me know if I've missed something.

All I'm trying to say is that if you were to add the same cash flow of roughly $600 per month at the refi, it would amount to about $30 000 extra. That in turn would have to, in the end, reduce the interest payments on the refi by reducing the pay off time. Not saying that velocity banking is not vastly superior to this. I get that. And, I want to do this if I can get my other half to agree. I appreciate all the work you do here and have been fascinated to learn about Velocity banking. I now 'preach' it whenever I have a chance.

The comparison of a line of credit and a mortgage is not equal if you only apply a persons extra monthly cash to the line of credit and not to the mortgage. Redo the comparison and pay down the mortgage principal every month and keep your low interest rate.
