That is a cool short cut you get to walk through to the build site. Those are huge star apple/kaimito trees you stopped under at 14-15 minute mark. At least I think that is what they are. It should be coming into season soon, maybe April. So delicious!

There are so many fruit trees here with names I can't even try to pronounce, but I guess I'll have to learn in about 8 months when it comes to planting in my back yard.

Have you considered some type of portable generator system in the house to power a portion of the house like the kitchen? With the amount of brown outs, I would think it would be worth looking into.

Absolutely. We already have it built into the plan. It will be located in the basement and wired to a transfer switch next to the main breaker panel on the first floor. My friend who lives in Mt. Malarayat has this in his home and when I saw that I noted this is a "must"!

A water tank will give you a good amount of water when you loose pressure. That is if the subdivision alows.

The subdivision does allow, you just aren't allowed to put a pressure pump inline between the street connection and your tank.

The Farmer's Market is in Lipa Proper. Also, once quarantine is over and travel isn't restricted Padre Garcia has a great Farmer's Market as well and also has a great meat market.

We did and unfortunately due to HOA restrictions, we hit a roadblock. The front of our house faces south and the optimum placement of solar panels would of course be oriented where they have the best exposure to the sun all day. This would be on the front of the house. The front of our house faces the street and the HOA D&R states that solar panels cannot be seen from the front of the house. I believe the HOA at some point will reverse this restriction as going "green" is the right thing to do these days and I suspect the D&R's will change over time. I might bring this up with my builder and have the appropriate electrical pre-run from the attic space to the area where the main breaker panel is located. Food for thought!

I have CENCO here and I just go on there web site and it will let you know what areas will have a brown out. If they doing normal work on the lines. Yes there are times we get a short brownout for about 30 mins to 1 hour. Not often anymore. Not like when I first moved here. The power would go out at 7 or 8 in the morning and back on at 6 at night. for weeks at a time

We're always warned of scheduled brownouts and they're usually pretty close to the times they post. We have more of a water problem than electricity. It's the local pump station that's not engineered properly and like today, it blew the pump. No water since 04:55 this morning :(

Not sure as my sweetheart of a niece treated me out. But if I remember correctly, the mami soup and siopao were probably only around P80 plus the shumai was maybe about P30. So around P110 (~USD$2.20).

I think that quote you got for the mahogany buffet is a tad bit high. You can get one made with a better quality hardwood at around the same price :) but if you're set on mahogany it might be best to have a local or better yet, your wife buy them for you. You know how some shops tend to hike up the price for foreigners 😁

Good to see from your video-graphing in the supermarket that you know how to point the camera at items of interest, letting the camera follow your eyes. I hope you will develop the same kind of interest in your natural environment as well when walking in town or on the real estate while commenting in the background. There is nothing more rewarding and inspiring than `raw nature` and the city scenes. It`s all free to look at and never the same when truly appreciated. For us viewers it`s also more enjoyable. In a stationary position you can point the camera at yourself and comment, but please don`t gang-up on us, forcing us to walk backwards. It`s very annoying. If possible also check out the `My Philippine Journey` vlog by master-vlogger and videographer Mike Philippine. The man really knows how to enjoy and present his natural surroundings. Real viewer enjoyment.

'The Mahogany trees on your property you maybe should have kept to make your furniture projects later down the road, they would have had time to dry out and could have saved a few bucks...just saying. Mahogany is a life-time wood that ages great and is very durable. termites hate it.

On the quality of materials `ALWAYS` coordinate with your architect. He has the specs on all available materials. Be careful with trusting the opinion of users, they may get commission on recommending brands or may have used the materials for too small a time-frame.

Just an FYI, I think the "holiday" jeepney problem was actually the result of a strike by drivers in Manila protesting the government's plan to start restricting older jeepney's from operating. The idea supposedly to help alleviate traffic congestion in and around greater Manila. To show solidarity with their fellow brothers, many other drivers around the country joined in the protest. Could have spread to your neck of the woods.

Good to know. Not sure if you are familiar with public transportation around Lipa, but we have no cabs here like unlike the thousands in Manila. All public transportation here are jeepneys and tricycles. I think if they restricted older jeepneys around here, I'd be walking a lot more!

Hope you don't mind doing some work yourself William. We share calculations in episode 27 to give people an idea how much it costs to build here. Our actual numbers are very close to those but we like to keep our finances private. Review the episode I mentioned above. Our house living space is about 221 sqm. and our basement is about 160 sqm. The price we're paying for construction in the basement is discounted because its not living space, so you'd have to deduct about 50% for that area. If you're building, use my calculations I explain in episode 27. You can save a lot on your finishing materials. Or you can spend a lot but have a high quality finish. All depends on your budget.
