It's up to your capital status Yuki. If I have a sum of capital for the 10% downpayment plus other fees around 6%, I would go for a subsale property as the uncertainties are limited. Everything is 'what you see, what you get!" Also, this includes the rental rate of the property can immediately be determined. If there's any property with a ROI of 5% and above, it's a definite buy. But the processes can be quite messy in terms of arrangement of professionals to facilitate. For eg, do you deal direct with the owner or agent? Then followed by SPA drafting and checking, valuer services to convince the bank on the house value, 'as is where is' basis' and so on. These may sound scary but it's definitely worth it to buy subsale just to monitor the risk. In fact, the first few investments I made was subsale. The problem currently with the younger crowd would be the lack of capital and they prefer convenience. Developers are leveraging on what they have, which is credibility to push them to get properties. Also providing them the services that eliminates the hassle.

yuki khor That used to be the case few years back during the bullish times. But currently as more parties understand the game, the products are priced accordingly, this means that most of the developers are already selling future price. However, the price will still increase in accordance to the inflation, but just not like before, double or triple in 3 years time!! How I miss the good old days:) For rental purposes, I prefer subsales as discussed before. Also, another reason is the competition. I will have less competition to let out my unit in comparison to a new phase of project. Risk wise, I’m all for subsales. However, there’s an ongoing trend of buying subsale landed house and refurbishing them before selling again. As capital is the main issue for young buyers, these group of businessman addresses that by renovating first, then allow the young couple to own the house via end financing. Anyway, I think a year ago I did an episode on new project vs subsales on this channel. Go check it out:)
