In this episode, the audience asked a follow up question about bulk purchases. As he is concerned that normal people who walks into sales galleries are paying the highest price for a project.
First of all, I've explained quite extensively about bulk purchase. Also, I've indicated that it's still sensible to buy from developer as not all of them will work with bulk purchasing groups.
As a capitalist, my goal is to look for the best price for that one project that I wish to invest. However, that takes experience. It's just very unfortunate that the market is inconsistent and not transparent.

What you are saying is very eye-opening and the government should come in to regulate this kind of practice, which personally I think detrimental to the market and consumer as a whole.

Thanks for this in-depth discussion of bulk purchasing. Most of these gurus are located in Kl and Selangor. I don't think there's any in Sungai Petani.

My only concern is that alot ppl joining far capital. Lite member vs premium member. I guess u should go for premium to enjoy more benefit

@@adamleewh haha i want to buy too.. This year is great year to enter new property market due to HOC and SPA LA borne by developer. Next year Most probably don't have HOC, and we need to cough up money for MOT. I will consider my purchase of membership as a MOT payments😁

Beware of developers who jack up the prices for bulk purchase for leftovers units. Developers are not stupid.

Great video. 1 question: if far cap could get you a discount of 20%, why wouldn't they just buy at discount themselves and flip it to the market and earn the margin. With their amount of cash, they could easily earn tons of money.

We are talking about few hundred million here so I'm not too sure. But I'm pretty happy to buy several units from them at discounted prices.

Even Sean that already been 12 years in property investment, stil chose to join far cap. It means their research is doing sufficient and thorough research to pick the potential properties before bulk purchasing it. The fee to join far cap is consider hassle free for u to do such research. Same theory goes to tenant management and renovation. If u have time, u can do it urself. If u think u can earn more with ur extra time, might as well sub to other ppl/agency to do it to achieve cost-effectivenes.

And also the decision to purchase is in our hand, u invest based on ur risk appetite, even the far cap CEO also keep emphasising this.

Does it mean bhd developer unlikely to have deal with bulk purchaser? Since they are not lacking any cashflow/fund on paper.

Seems to be. IMHO I think Sime Darby, Sean ex employer will not be on board such deal. Else Sean would have known of it much much earlier. Likewise Ecoworld, whose project are always popular, will also not be on board.

U can even demand / nego with developer like ecoworld to custom build industrial factory or warehouse if your company is big enough. They can use your company to market their products. U know, nestle has bought a 10acre warehouse here!

I would benchmark that against the current rental of the area before pulling the trigger.

Everyone needs at least a home. Otherwise you’ve stay with your parents or your spouse’s house for free or a small fee. Or the final option is to rent one from a criminal. Everthing in life has a price. Each choice we make is a transaction. It’s only with the passage of time that we realize sometimes much to our regret whether the cost was worth it.

Should be not-so-good-project then will offer bulk purchasing. Doesn’t make sense if the project is selling well, developers still give bulk discount. Unless of course another scenario is project is so-so, but developers cash tight, cannot wait too long to finish selling…

Not necessarily "not so good". It's just a strategy by the management to conduct their sales.
