Why throw your money away on rent. You can buy and sell just as easy as renting on yearly contracts. That whole Bullshit Clancy goes on about Losing money if you sell before 5 years is just that BULLSHIT.. Ive bought and sold 8 homes in the past 5 years and have Made $678,000 in profit.. Screw 10%! Start way lower than you think they will ever accept. I work in real estate and you never know what a landlord will agree to in order to not have to go through finding a new tenant. I would say tell them you will absolutely renew at THE SAME rate and see what they say.

First of all, we love an upload on a Friday!!! Woohoo! Secondly, I work in real estate, particularly in leasing apartments and property management. Contact your management company and tell them you WILL renew, but not for the additional 15%. The cost they will have to put into finding a new tenant and re-leasing your apartment will cost them way more than what they will lose by renegotiating your lease renewal. Most people don’t realize that you can haggle your rental amount and terms. Contact them right away and make them a new offer- with your guarantee of renewal! Tell them you will 100% renew if they give you the same rate (start lower than you think they will accept) and see what happens. Edit: I should have kept watching 😂 Next time, when negotiating don’t tell them you will be staying no matter what. You want to make them think you can and will leave unless they give you the rate you want. We always want lease renewals over having to find new tenants. You have more negotiating power in a lease renewal (vs leasing a new place), especially when you’re great tenants!

Clancy- I’m 23 and just bought a house with my boyfriend. I also never envisioned homeownership before marriage however it’s been the best thing ever. We bought a home with good bones but needed a cosmetic facelift (new flooring- paint- changing out light switch and outlet covers) and did lots of the work ourselves. We have the perfect starter home with 3 bedrooms and a cute yard. Definitely not our forever home but I could totally see us starting our family here.🥰 And when it’s time to sell, we hope to make money with all the improvements we’ve done! 🙂

Don’t be in a hurry or feel pressured to buy. You are very young and upwardly mobile career wise. When I lived outside of DC, I was living in a small apartment at the very top of my budget. At the end of my first year , they wanted to increase my rent by something crazy like $300/month. I decided to rent a townhouse instead where my rent stayed the same for 3 years and then I moved back home to Florida. The downside is you usually have to pay 3 months upfront to move in.

It’s not a good idea to buy a house until you are married and debt free! When you do get a mortgage make sure it’s a 15 yr fixed where the monthly payment is no more than 1/4 of your take home pay! Good luck Clancy

We bought a townhome two years ago and just sold it. We actually got a good chunk of money back and we were able to put that as a down payment towards another house. I’m only 23 and have never rented an apartment! I highly suggest purchasing a home!

owning a home is actually a pretty poor investment. all they do is empty your pockets. you pay for maintenance, insurance, taxes and interest. you don’t pay for any of those while renting except renters insurance which is far cheaper. also there’s plenty of hidden costs that come with home ownership. over time your house may increase in value but it’ll never be enough to offset the expenses you put into a house. i’d take my money that i’d use to buy a house and put it into stocks or bonds.

Hey Clancey, My two cents is to stay where you are. That apartment is everything you want: extra room, good location for Zac and you, quiet neighbors and great amenities. Continue the negotiations but you may just have to "take a hit" and pay the extra. I do agree that you could be putting all that rent into a mortgage BUT your job is too uncertain and I agree with you that it is too risky to start a mortgage with someone you are not married to. Plus, imagine having the drama of trying to rent out/sell your house if your job requires you to move. It would be much easier to break a lease on an apartment then renting out a house.

I agree with you Clancy! Buying a home is special for marriage. If you rent in your early 20s it’s not that big of a deal to be “wasting money”. It’s also a time where you can grow your relationship with Zack without the stress and pressure of owning a home. Granted there are people who don’t believe in marriage at all which is fine but it also screams commitment issues or financial issues to me imo. Whew girl I see now why my family lives in NC. The cost of living is SO much cheaper than where you are. My boyfriend’s house (we don’t live together and he bought before we met) is a 3 bed room and 1 1/2 bath for less than $700 a month and it’s a nice house in a nice neighborhood. Definitely wouldn’t buy a whole house until you’re married/engaged and after you know where you’re going to be for a while. Love you guys!

I totally understand your reservations about buying a house. My husband and I waited till we were married and 100% sure we wanted to live in our town for the foreseeable future before buying our home. Plus, we want a baby and having our own space will help with that. Also there are a lot of extra responsibilities with having a house. You have to mow, fertilize, keep up with the shrubs, snowblow/shovel in winter, and if something breaks it's on you to fix it. Buying a home should never be rushed if you can avoid it. XP

You can negotiate your rent with your leasing manager! I’ve done it with multiple apartments. Corporate run ones too! You can also negotiate in a new appliance or a carpet cleaning if you have carpet with your re-sign

You are a smart young lady. I agree with renting one more year to see what happens. I personally would not do the 24 months only because too many things happen in 2 years in a young person's life and then you guys end up owning big time if you had to break that lease. 20% down for sure is a good idea and as you said you might have to move in 2 years. Just my 2 cents. Are you a Dave Ramsey fan? :) Great video!

I live in Idaho and pay 710 for a 3 bed 1 bath and utilities usually run 86 in summer and 160 in summer. But it's really cheap here.

Yeah I agree with other commenters - definitely negotiate with your rental company. Also, as far as home buying goes - you aren't NECESSARILY going to lose money if you sell a home before 5 years. And you don't have to buy it together. One of you could buy it and the other could split the mortgage as rent! In a market like Cincinnati, where it's a seller's market, the old idea that you would lose money is not true. You could actually make money, especially if you put some work into it while you live there.

I absolutely love your videos. It is so funny because when you first popped up in my feed I kept thinking you looked so familiar to me and could place you but then I realize that you used to be on my local Fox 45. Just literally made my day. My husband and I were the same way my mom had always instilled in me that you should wait till marriage to move in with someone and I thought that way too but then after I lived with my husband before we were married I feel like now I'm more of an advocate for living together before marriage because you really get to know someone without the legal commitment and it's just good to get to know them better. Also we were the same way and I always recommend that you get a bedroom and a bonus room if you can because it is so much cheaper and gives you some needed space without being more of a financial burden like a two bedroom. The funny part though is that are bonus room ended up being my husband's little space like a man cave.

I bought my condo in LA when I was 24 which was 5 years ago. I only put 5% down but you can take a slightly higher interest rate without taking the PMI and that was surprisingly a lower monthly payment than paying for PMI separately. I refinanced this year for a very low rate (and no more PMI since the value went up) and my mortgage for a 2 bedroom condo in LA is now less than your rent in Cincinnati! Owning a house is very doable and a great investment because the value will go up over time and if you sell, it can help you with your downpayment of your dream home later :)

You're very wise Clancy. Buying a home with someone you're not married to means you have no protection if a breakup occurs. And long-distance renting a house is also a bad idea.

You don’t need to put 20% down on a place. Especially if you consider what the mortgage loan cap is in the area you want to buy vs what you can afford. You can get an 80/10/10 loan or if you put 5-10% down, you don’t pay mortgage insurance and can put that extra savings towards your mortgage. You can also refinance and make double payments each month to shorten the loan length. Where I live, mortgage loans are capped around $780k but most home go above $1.1 mil. So the amount you put down would vary and most people here definitely do the 80/10/10 route. Sometimes 90/10.

That clip of you riding the roller coaster kills me. Also, I feel you on the house buying. My hubs and I just moved to Cincy for his work (we're in Kings Mills) and we just found an awesome townhouse for $1250 a month that's literally double the size of what we had in Southern California. This place was almost too good to be true after looking at stuff around Cincinnati that was smaller and way more expensive than what we found.

Sometimes renting a house or townhome is cheaper than apartments. It obviously depends on where you live, but when you have to move to the DC metro area, EVERY property is expensive to rent. Our rental home is about the same price as some townhomes we looked at and we have a yard for our dog, which was really important to us.

It's a beautiful apartment. Just a little high on rent but it's nice it includes a pool and gym. Don't settle for a house. You do you and the right home will come along once you are ready.

I love you and your vlogs I could watch your vlogs all day which I cant say about many people haha. You're so genuine and honest and sweet and you and Zach are so cute together you're perfect for eachother. We had the same thing happen to us our landlord raised our rent $350 and in the end we decided to buy our first home and it has been incredible. But I've been with my hubby 10 years and married for 2 and I also was someone who wanted to save home buying for marriage so thats what we did we bought our house a year after we got married and we are so happy we did it. Good luck with everything and keep up the good work!
