Other more important factors for me are weather, job opportunities, more ethnic Chinese commodities and restaurants, closer to US cities (one hour by car to Bellingham, 3 hours to Seattle).
$14 Candian for a food court meal is not that expensive, I can easily pay close to $20 AUD for same with drinks. Don't migrate to Sydney either if you feel Vancouver is expensive. Sydney house pricing affordability is just after Hong Kong. "No money no talk"
In 2002, I purchased a 2-bedroom condo unit with an incredible ocean view for $195,000 in West Vancouver. The condo was for vacation purposes because I was working in Edmonton at the time. In 2013, a developer bought out my condo unit for $1.2 millions (6 times over my original purchase price). It was just insane!

Yes I know. You are the one who can benefit from the purchase of property before the boom. It is very crazy but also create a lot of rift between older and younger generation.

High property price and high rent price is the root cause of everything being expensive, think about who brought the property prices higher and higher ?? I am sure you know the answer well.
Housing market is a lot worst in Bay Area/ SF. From out of control home price, higher crime, unaffordable health insurance and drug costs, high inflation, etc.😰. One of thing i dislike Vancouver,B,C is the weather in winter. It is depressing.

I see your points. There are always good and bad in all cities. Wish you the best.
Vancouver and Toronto are of insane in house pricing

Vancouver has a very well connected sky train system , if City of Vancouver too expensive , then move further eat to Lougheed, Burquitlam ,Coquitlam . These cities though further away are only half hour to 45 min sky train ride to Vancouver downtown, way faster than driving. Gone are they days living in SFH, why not live in a condo ? It has been a way of life for many metropolitan cities such as Hong Kong , Singapore, LA.... Lower your expectation and live happier.

We would need to define carefully the difference between standard of living and livelihood. Solely from a "living" point of view, it would be rather insane to choose Calgary over Vancouver with the latter having much milder weather and hours of sunshine available for our normal routines and past times, never mind in terms of foods esp. Asian foods, abundance of other necessities, the relative chances of finding jobs in BC versus Alberta and the close proximity of Vancouver being the gateway to Asia. I have been living in Vancouver for over 30 years and have seen many older immigrants moving back to BC from Alberta for want of milder weather.

Thank you for sharing. This is true and there are many people who love to move from other part of the country toward Vancouver, which is awesome, but usually elderly who are retired and have enough finance to support certain style of life. On the other hand, there are many younger family who really cannot support the Vancouver lifestyle who move to Edmonton, Calgary, Montreal or other places because the living standard is not able to support a decent style of life. Of course, living in Vancouver for 30 years does not understand the deeper issue because it is easily to become the benefit of higher gain of wealth on property. But for new immigrants, there are just too much hurdles to overcome. And considering other cities must be another option they need to explore.

Can't agree more. I have moved from Toronto to Vancouver, simply because Toronto is too cold for me. Calgary will be even worse in terms of weather. If you don't care about the climate, then it is another story.

You are very truth. Calgary is a place to work or people who do not have much money but want to live in decent house. I know a lot of new graduates Calgarian request to move to Vancouver from Calgary after they get a job in big firm in Calgary. Young people also like to move to bigger cities with more opportunities. Calgary jobs are mainly affected by oil price and oil companies.

Vancouver doesn't have HST. For readily eaten food, it's only GST of 5%.
ooop, hk people can accept Vancouver price level ...., the weather in Vancouver is very good.... cannot found in other city in Canada... need to pay the price for good thing...

Yes you are right. Can also watch this video as well. kzbin.info/www/bejne/iZSqY4Oihd5pgNU
Interesting find as I stumbled on this video... I've lived in Van City for 30+ yrs, originally from HK... honestly, I do feel there's much better value living in Calgary if you made about the same income... I've only been to Calgary once and I was really impressed with their city planning... in general, Calgary was very clean & refreshing especially in Downtown.. and Calgarians are much nicer too!! When you pointed out the condo vacancy phenomenon in Van.... you can be more direct... it's 99% China buyers who constantly bought units after units and somehow found loopholes around the vacancy tax too!! Hope Calgary isn't affected by that particular group of home speculators...

Thanks for pointing. Either Calgary or not, there are many cities in Canada that is worth to take a look. Because Vancouver is very nice place, it attracts a lot of investors and foreign money which did made a lot of people rich but also making a generation that is hard to make a living.
Xmas is a good time for buyers. No one moves in the wintertime. The listings may not be as great either. Depends on where you want to live. Just look for the defects closely with the snow covers, sometimes it is hard to tell. At least you know the furnish is working.
True and well taken points. However, the city is full of opportunities and joyful living style. I know lots of young generations moved to vancouver because of it.

@@aalam76 we are taking a family trip to Calgary in 2 weeks. Driving through rocky mountain 🚙🚗. We will stay there for 2 days and then back home for the school year. Can you recommend good places to eat and see😊😊😊

You can go to Banff and Lake Louise (1 day); otherwise, Heritage Park or Calgary Zoo. If more time, can go drumheller for dinasour fossil. Chinese Food: Tea Pot, 桃園, Lambo (台灣), 銀龍in china town.
All three points are well taken … I used to live in Bay Area CA .. visited Vancouver couple of times 30 .. and then 20 years ago with my young kids … we all love the area .. beautiful surroundings .. mild climate .. so close to the great Whistler ski area these days .. even better than my area as Lake Tahoe or Reno is a good 3-4 hours away .. So much HKers even back in the days .. great Cantonese and Japanese foods .. getting too expensive for sure for regular folks .. and not nearly as much job opportunities as Toronto .. unless you’re well off to retire expensively .. this is a great place .. Or else Calgary is probably great .. maybe too cold for my taste

I want to correct you. BC has got rid of HST for many years. Now for dining out, it's only 5% GST.
How about Vancouver Outer Areas like Surrey, Langley, White Rock and even Abbotsford ? They have decent housing under US$600K, are these areas any good as of 2022??

Yes, they are more affortable. But on average it is still cost 1M CAD
