Great podcast, guys! Really enjoyed this one. It’s true that regardless of the asset class, there’s so much to learn from stocks and the psychology behind them. In today’s market, it’s less about value investing and more about momentum trading. Adi’s focus on risk management is spot on-what stood out most to me was his clarity and conviction. The current market feels like a classic case of herd mentality, but his approach reminds me of traditional momentum trading: riding the wave, exiting slightly early, and locking in profits while waiting for the next opportunity. The discussion on Ponzi schemes was a great addition too. Amazing insights as always-keep up the great work!

Love this thank you so much. Exiting is fairly new in REA, as an asset class it’s home to the never sell idea. That may hold true in the past, but with the rise of this type of momentum investing, it’s great risk management taking most of the table

100% agree with you Adi , i bought in norman gardens at 325k in 2022 and just sold it for 550k .Repurpose it Not sure if you remember our discussion at Hot pot brunswick when we discussed a similar story And on a side note yes some big shots hold that power of moving markets, not only big buyers agents but also people selling their courses on data driven real estate investing ( esp the way they have pumped WA)

I've lived in Darwin for ten years saw the deflation of the boom. For Sale signs everywhere around 2015/2017 there are pockets for investment. Biggest problem here is migration in and out and the quality of tenants can be extremely bad. Trades also can be very cowboy and not done correctly as everywhere but darwin is special In this case

@@wellerandre236 for sure a very different market, smaller, after a very very long decline period. Data is showing its running pretty strong now - dec was one its highest monthly growth rates in 10 years. I expect it to double in pace pretty quickly now that all the investors are in too within the next few months

Anecdotally ive had mates get great reductions in price from listing in the last few months. Darwin should be treated with caution. Tennant turnover and finding quality Tennants are big issue. Interesting times ahead

Investing in residential housing during a housing crises like this is so unethical. You are the kinds of people that would stand on the heads of another persons small child just to save yourself. You come in like seagulls with capital from other markets, competing with local buyers pushing up prices, crystallizing gains for the investor you buy the house from, adding to the capital available in the market to drive prices. Then rents are driven up at the new purchase price. Making average working class people with no pony in the game in rental stress. And worse now you have destabilized the market with ‘speculative herds’ so new entrants and new owner occupiers are going to be most at loss when the herds move on.

Powerful! It’s more of an issue when buying in smaller regional areas where there’s only small transaction volumes. Many of the bigger BAs stick to capitals mitigating a lot of that risk - even if they’re large, the market size makes them small
