Hi Ankur, Extremely useful calculators. One input on the financial independent calculator- This does not factor in if any bulk spend pre retirement ( I.e if I need to spend bulk amount for house pre retirement- calculations are not built in to factor this). This is giving a incorrect number of years the corpus will last. Looking forward to an updated calculator. Keep sharing such useful videos that is extremely beneficial for so many people. Thanks

One another probably useful calculator: BT vs Stay calculator -> Upon loan interest rate revision, should you transfer your home loan to another bank or stay at current one? It can factor in different costs involved during BT of loan. I hear this question a lot from friends who have taken loan, especially amid these repo rate changes.

Buying a House, Let's consider your emi is 38000 and you grow it by 10% every year, then as per excel sheet, within 10 years we are going to finish our loan amount and interest would be 27 lakhs only and we save almost 40 lakhs, Ok fine, But nobody knows if we continue to grow 10% emi every year then 7th year emi would be 70k approx and 10th year emi would 1 lakh.. So calculation in excel sheet is easy but in practical it's not possible.. By the way all calculates was superb.. i used it.. thanks for sharing..

With all your respect Ankur, i understand you keep mocking FD because of its low returns, but you should specifically mention Bank FDs. NBFC FDs usually provide returns between 7.5% to 8.5% which is equivalent to what PPF is providing.

Overall nice video but I’d like to disagree on renting vs buying. Other calculators are purely monetary calculation whereas house is more than monetary value. Just for 10 lakhs of extra benefit over the period of 20 years is not worth sacrificing our peace of mind. A house has emotional value, value of freedom. One can’t live in rented house for 20 years.

in the last segment of pay off vs invest, if we are considering to increase our investment amount by 7000 as you took as an example, you did not consider that the same 7000 can be paid of towards emi, thereby decreasing the total interest amount

Love your channel sir, One video i suggest you must make keeping NRI's into consideration, No one makes those actually. Few observations on your videos does not match or roleplay in case of NRI's. NRE FD gives 7.25% now a days Tax Free, is it still bad ? NRI's taking home loan in India @8.90% or buy on full value who can afford ? Suppose i want to buy a flat of 1.5 CR and my money earns 7.25% or 8.95% on a forward contract with bank fixed for 5 years. Which option would be better ? No online calculator shows this comparison for NRI's. Would appreciate your reply sir.

Very good tool Ankit however please update effective Rate of Interest in Rent vs Buy calculator. Tax Rebate linkage is fine but max tax benefit is only on 2 lacs interest. capping of the same should be included in the formula.

Hello Ankur, there is a big mistake you are making in the 3rd calculator i.e payoff vs invest. Suppose a person has an EMI of rs 10000 per month for 3 years left, so according to your calculator he will be giving a sum of rs 10000*12*3= 360000 for loan repayment.. which I suppose is a wrong method of calculation because if a person paysoff his loan then he'll invest the amount of his EMI i.e rs 10000 in any SIP ( recurring deposit also but I don't think you'll recommend ) which offers a minimum interest of 8% so he gets a sum of rs 410000 after 3 years which is more as compared to your calculations.

But we are not considering that we might need to buy a house on retirement or when you want stability. So we should also consider the increase in real estate price over the years we invest money it must be less than the amount u get on redemption of investment.
