If you want to buy a house in Thailand on wife’s name then you have your wife sign a 30-year lease to you on the property. This gives you authority of use for 30 years and even if you divorce and wife wants to sell the new owner must accept your rental authority. If you don’t have this rental agreement in place then don’t do it.

No foreigners will ever get Justice in Thailand, they are narcissists and psychopaths, loyalty is one way, they could care less about you losing face, but turn the tables, even the ones you thought had your back will turn shockingly on you in an instant. You will lose, I stay away now and live in south east Asia country but I know we are not loved we are tolerated and keep to myself, now that I have experience the wolves in sheep’s clothing are revealed easily. In this country where I am they beat their children with wire hangers, they are mean and cruel to animals, these are things that go against their religion of budhism they claim to be loyal to. They are out in the morning with the visiting monks making merit. It’s so hypocritical! Doesn’t bother me or affect me emotionally. That is a persons first mistake, being too nice and forgiving. They view genuine love as weakness. It is no different in my former home of 10 plus years in Chiang Mai, Thailand.

I've seen numerous people say never buy in Thailand, but I owned and lived in a condo for 10 years then sold it for exactly what I bought it for, lived rent free all that time. Now I own a house away from the tourist traps and couldn't be happier. It's all about what you can afford and what makes you happy I guess.

Very few housing restrictions in Thailand your neighbors can open an all day karaoke club next door tomorrow it's very dangerous and up in the air rules safeguard your money they will take it from you living or dead

Private housing estates have restrictions on businesses opening. Outside of a private estate ....yes a beer bar can open next door....like my old gfs parents town house in chanterburi...music all night so they could not live there. They left it empty.

If you enjoy it, if it uncomplicates your life, then no. The house is small potatoes compared to your decision to move across the world to a country that doesn't share your language or lifestyle, so a house purchase, if you have the extra coin, makes perfect sense provided you spent some time looking in other cities. My ex stole mine, same situation as mine, I found out she was a narcopath after 10 years of acting like she cared, no one would have figured it out, in the end the gaslighting and lying went through the roof, she was slowly ruining my health, drugging, poisoning, attempted murder. Luckily my money was low and my visa was due which saved my life, everyone was turned against me without Justice or mercy. You wouldn’t have figured it out either. They had a secret life insurance policy on me, I thought I had the best marriage out of anyone I know. It was all an act and the turn was hard to fathom and very shocking, they wanted my money from the start. I see your situation no different than mine. They are good actors who will turn in an instant. But unless you go through it you won’t listen to experience, you believe you are loved and are one of the lucky ones who did well. Thais don’t love you ever, you are tolerated. You may be shocked. The money runs out for her or her family from you you are toast.

your fault for not protecting yourself and your investment. If you had put the house in your name, and had an unfsufruct, or whatever they call it, on the land, you would have no problem controlling your asset. So much info on FB and You Tube, you should not have been caught out

We bought a small piece of land on the Thai Burma for boarder many years ago for 5k Put it in longterm Thai friends name he leased it to us for 30 years extendable that was all done thru lawyers. Built a small 3 bed bungalow whole thing cost around 20k. Im sitting on the porch writing this for the 1st time for around 4 years. If you go this route I dont think it can go very wrong. You can sell the lease along with the house on it later on. When were not here wifes sister lives in and looks after it. It was meant to be a retirement home but we really just use it as a vacation base. Although my wife has lived in Thailand most her life shes not a citizen which is why we went this route.

Not much money. If you can sell or rent then ok. And if you cant find a good rental then buy.. Houses prices only go up 10% a decade in thailand. Houses are not an investment in thailand. You can offset with gold as an investment. Houses in sussex are 400k mimimum.

Good on ya mate. I do have a laugh at some of the comments coming from people who could benefit from doing a bit of research, obtain legal advice, and stop listening to the bar banter that goes viral on social media. It doesn't matter who's name an asset is in because when legally married, the accumulated assets become shared assets (especially with a shared mortgage). In the event of a dissolved marriage, the court can decide how the assets are split. As for the naysayers, I wouldn't care if my wife wanted to kick me out of our Thai property. I have backed myself up with property and financial assets elsewhere. She knows she would have a lot more to lose. Yes, every situation is different.

18 years here bought in the early days and sold, made good money 30-50% profits. Now its not such a luctrative market. Over supply, ownership in Ltd Co and tax implications all unfavourable. I buy soley to rent these days and my kids inheritance too. Onky 2-3 areas of Thailand thats worth buying for rental income. Hua Hin is my firm favourite, with a big European Expat couple customer base not the sane as Pattaya.

@kendowney6583 Hello Ken, its all about personal taste, where you like to live and if you want to be local to the properties, so hands on. Plus do your research of the market and realistic prices. Try to avoid condos and also high density, cheap housing projects 2-3ml Bt region. Then as a foreigner how can you buy, own and control the property? I would always try get between 10-20% reduction on purchase, only buy resale 3-5 years old min. Also look at a 7-8% yield in rental return. For all those reasons and a good Expat rental market I ve chosen Hua Hin. Cheers and good luck.

House prices go up slower than inflation and go down if you bought brand new and resell. They are ok as a rental reveue stream. But even the revenue is eroded by inflation. Population of thailand will start to decrease soon so less people to buy the houses in future. But you need to live somewhere. And they are at bargain prices compared to the Uk. 50k debt is not even significant. That is my 10 year bank loan.

It's a terrible investment if you're looking at it that way. If you paid cash, that money you could just invest for a 10% return and pocket 20,000 Thai baht per month and live in a much nicer house. If you are making monthly payments on a mortgage from income that goes away if you die, like from a pension, then it's probably not a bad idea to buy something for your wife, and accept living in a lesser quality home in probably not as good of a location, for about that same amount of money you would pay for rent. If your money comes from investments with passive income, then you probably do not care about buying something in Thailand and would look to maximize the quality of the investment instead. So at the end of the day it's a matter of what your finances look like.

A husband means a man with a house deed or bond. Houses should be in the mans name really....you as a husband allow a wife to stay in your house. It prevents her kicking you out. Making you homeless and bringing a new man in your house. This has happened to me in Thailand. Came back after 2 years of covid restrictions were lifted to find her heavily pregnant and another man living with hermin the house i paid for.

If I can go back, I will never buy a landed house again because to rent a house in Thai is not expensive. Just move around from south to north or west every year to discover more things. If anything go wrong is easier to fly away 😊

Why buy when rent is cheap!. Rent offers the option to bail out quick if things go south. Health or environment. Rent also allows a person to easily change location when you want new surroundings. Condo condo condo. No yard work. No trips to Home pro.. Easier to clean!. Security is much better.. list goes on.

A formula to give you an idea to rent or buy is annual rent multiplied by 15 equals home purchase price. It’s just a rule of thumb and of course your mileage will vary.

And if you do not buy! This money can on the global stockmarket, give you a return of 10% per year! So in short...crazy to buy, in economical terns! Rule of thumb. 1 year contract:.0.5% per month, of the market value! 3 million = 15.000 tbh/month.
