Not mentioned? The freaking landslide to the right of the Tree House! Notice how the earlier shot shows more vegetation and then the vegetation is gone and the sandy soil is exposed with rocks and boulders piled at the bottom? The lawyer/owner slashes the price? Get it? Here in Los Angeles, you can see empty hillsides near densely populated areas. Why not build up? Because those hills are gravel on top of sandstone. In the sixties, Malibu had broad swaths of expensive homes, cantilevered over PCH, stunning property, condemned because they were shifting down hill. People would find their new patios sinking, pools leaking, sidewalks buckling and their doors stuck. Excellent views....but kind of hard to sleep when you consider the possibility of a hill crashing on your head.
