I went under contract on a house in early 2021 and actually backed out (thank goodness we got all our money back) because of everything that came up on the inspection, so I totally feel the emotional rollercoaster ride!

yeah I cried a lot when making a decision if I wanted to buy our apartment :D a lot of people weight in and it was making me confused af. it is a process, that's for sure. overall - I bought it and it was the best decision ever. I love living outside of the city and having so much space and gardens! I admire how you were standing your ground, you were assertive and fighting like lioness

in usa if a lender appraises the house at a certain price, are you typically not allowed to sell it for higher? in australia they go way over and no one cares lol which is bad because house prices are insane and people are stoopid for paying so much and sellers are greedy af

All of the things you mentioned that didn’t feel right were 100% red flags. I don’t like that your realtor was friends with the seller and trying to tell you the house was worth the extra 10 grand above the appraised value because the seller was losing money. No ma’am!! Your realtor works for you and should be advocating for the lowest reasonable price that keeps your offer competitive !! I was blown away when you said that!!! Also, I bought a home two years ago and your home inspector again works for you, I think mine took 4.5 hours on a 1930s home, and is there to protect you so they should take as long as they absolutely want to to get the job done. If they were to half ass the job or get rushed and miss some major issue with the home then y’all would have been stuck with it all after you signed your contracts. You would have signed away your right to dispute any issues to the home that weren’t caught by a rushed inspection. Thank goodness y’all aren’t push overs and stood up for yourselves but so much of what you said gave me the ick and was so unprofessional 😒 but very happy it ended up working out and y’all are happy! Congratulations to you both!!!

Nooo the other realtor was friends with the seller & doing all the unprofessional stuff!! Fortunately we had a wonderful realtor who got us everything we wanted & was always advocating for us :)

Congrats!! It's such a PROCESS! Just FYI... the seller is going to totally cheap out on the heating & water heater repairs because they're going to want the cheapest fix they can do. This happened to me. The water heater that the seller of my townhouse put in (NEW) only lasted 3 years because he got the crappiest/cheapest thing possible. Fast forward the 3 years of my ownership and I just had to pay a lot for a new (but good) hot water heater, furnace, AND A/C. $$$ But as long as you know that going in, you should be fine. I'm sure you'll budget well for repairs that pop up (and they do tend to pop up when you buy a new house!)

Omg it was such a rollercoaster to buy a home in 2020 too 😂 it was the most stressful thing we’ve ever done - escrow ended up lasting 45 days because of all the ridiculous repairs, negotiating, appraisal issues, etc etc etc - we decided to never move again, it’s SO EMOTIONAL. But CONGRATULATIONS, owning a home is wonderful! 🎉 ❤️

You have multiple options with the lender for how to vest your home (all the legal options for 2 ppl). We chose what was comfortable for us 🫶🏼

You guys are both 50% owners (unless otherwise specified) but if you want to pay more on the mortgage payments than your partner or on the down payment, you can notarize it!

Congrats!!!!! I bought my first house in 2020 and that was a flip and had basically the exact same experience with the inspections and negotiations. It all worked out but we've definitely had some surprises of things we had to fix. It's definitely not the end of the world and I don't regret it but just know you're not alone!!

Congratulations that is an incredible milestone both financially and personally! I’m sure your parents already suggested but highly recommend a home warranty especially on flips since as you saw first hand looks great to the eye but underneath can have lots of surprises. As someone who has also just bought a house, it is sooooo stressful! Just when you think you’re good, there’s a bump in the road. After closing and moving in, it is all so worth it! I'm so shocked at your inspection results, were these things not declared??? Like the year of the water heater, half the house wasn't working??? I'm a realtor in Quebec, Canada and you have to declare the minimum stuff like the year the roof was done, year of the water heater, etc, etc.! But otherwise it's SUPER normal to have a ton of little issues with the home pop up on the inspection report, even a brand new construction will have all these little issues. (Oh and inspections last typically 2-4 hours) CONGRATS THOUGH🎉🫶 But yes, don't celebrate until escrow is over haha!
