When you live in Canada long enough you will learn to leave outdoor shoes at the door and wear slippers or inside shoes. Also a big closet by the door as you come in is essential if you live in a place where there is winter: boots, coats, hats, mitts, scarves, and snowsuits need to be stored. Welcome to Canada

If you can add a foyer to the front of the house, do it. It’s a buffer zone from the cold air. Also A “drop zone” is important in a small house especially. Heated floors in the foyer to dry up the water from wet boots and coats.

I suggest a big entry closet, you'll have so much stuff in the winter (boots, tuques, wet mitts, coats, scarves, wet snowsuits), plus your kids' (more than one maybe) and his/her friends stuff when they come over in the winter. And also your friends. You'll need more than a couple of hooks! Also it will be a huge mess, so add doors.

I saw one of your ambulance videos quite a while ago but "moved to Canada" and your little house had me subscribing. I grew up in a similar "prairie bungalow" and look forward to seeing what you do with it. Others have already commented on the front entrance/winter outerwear but I urge you to think carefully about it. The best thing our house had when we bought it was a large front hallway. I was also pregnant with our first when we moved in and that space was immensely appreciated -- plenty of room to sit down and take off boots, lay the baby on the bench to remove the snowsuit, put down the bags full of shopping as one adult relays them from the car while the other does the aforementioned. Then another kid was added ... 🥰

You should add insulation to the top 4 feet of your basement. This will save you considerable money in heating costs over the winter until you get around to finishing the basement.

A double car garage would be a major asset. The convenience of driving in your car to remove groceries etc is wonderful. Same for settling your son in the car seat in cold winters. Less shovelling is also a benefit.

How great to have such a nice little house. I know you will think about solar panels, metal roof, generator, good water sources and raised garden beds. Heated floors in the bathrooms and glass shelving made for stacking towels. Shelves that are movable are so much better. Benches with built in storage, old trunks for storage and seating. Small homes require a lot of ideas for storing stuff. I'll enjoy following. Good luck.

Having laundry on the main level is a blessing trust me. Once the bathroom is gutted there might be enough space for small stackable, my kids are so lazy to go downstairs to put away their dirty clothes that they keep piles of dirty clothes in their bedrooms or sometimes just throw them on the basement stairs and just say they'll put them away later ... nightmare

Purhaps put garden in sunny corner as when that tree leaves out, it will create too much shade. Also, place a pool far away from falling leaves as they will make pool maintenance harder.❤😊

As someone who lived in several cities in Ontario, Quebec and Newfoundland, the province of Quebec is beautiful. So many scenic areas to visit: The Eastern Townships, les Îles-de-la-Madeleine, the Gaspé Peninsula, Charlevoix, just to name a few. I now live in America, but I miss “la joie de vivre des Québécois. I hope you’ll love it there as much as I do.

Looks about the size of my house. We have two bedrooms up and we built two more bedrooms in the basement last year. We had much bigger windows cut out of the concrete for the bedrooms. If we put a bathroom downstairs we would have to pump it up to the sewer pipes so sadly my husband doesn't want to risk it leaking. We only have one bathroom. We also have a large table and love it. We had smaller ones and regretted it when company came for dinner. You may want to keep the bigger table. Interested in seeing what you do. Oh, we are in Canada too 🇨🇦 Welcome 🙂

I recommend starting with the roofing on the house, shed and coop. A leaking roof will ruin any renovations and result in a lot of wasted time and money. Good luck!

Backsplash look at Muralux metal but choose your own image and it gets printed on it. Garden, watch where the trees and shade are, it looked pretty shady where he said you were putting in a garden and the big tree looked like it was on the neighbors property. Think about using hardiplank as siding as more fire resistant and much better than vinyl, easier to maintain

You may want to check the local laws. I'm pretty sure that you can't just "have chickens" unless that house is a lot more rural than it appears. Chickens will upset neighbours, both with the noise and the inevitable smells, especially on hot days. Not to mention the health and safety regulations and all aspects associated with keeping any farm animals. Good luck! Welcome to Canada! 🎉

A couple of ideas. I see that you have a piano. The mud room should always have a bench with a lid you can lift up,for winter clothing. Scarfs,mittens and hats. The space between the kitchen and living room needs the wall from there knocked out. Also,ask your city hall people for building permits and get some ideas,or you will have random people writing notes when you aren’t at home. Sharen

The stairs are narrow so that you can get your head under the header at the bottom of the stairs. A wider stair run will make it hard to duck under the header. The stair rise has to be a certain height for code. Solution might be to move support header $$$$$$$$

When you get to the basement I’d put the living area at the foot of the stairs where is easily accessible. Put utility areas where you don’t have to walk through them to access other areas. If quiet is required for the office area put it right at the back under a low traffic area and put sound proofing in the walls and ceiling.

@@stephandmicah Yes, check out local bylaws for how close to neighbour's property the coop can be, how many allowed (usually roosters aren't lol), etc. Our neighbour have about five and they are adorable to watch run around when they are allowed free-range time. Our neighbour had to notify all surrounding properties to let us know about the plan for chickens as per bylaw (eastern Ontario city).

Welcome to Canada I would like to suggest keeping the washer and dryer upstairs you have a baby you will be doing a lot of laundry when he starts to walk you will not want pack him and the laundry downstairs and you won’t want to leave him alone while doing the wash I’m sixty eight and loved doing the laundry upstairs we now have the laundry room in the basement I suffer from chronic pain and I hate the stairs

Can you build a small mud room on one of the exits and use that for laundry. My house is similar and I hated the laundry in the basement.

I don't think we have space for a mudroom, but now I'm reconsidering having the laundry downstairs with all the comments we are getting haha

@@stephandmicahyes I am also in canada. And my house had it in the basement and we moved it upstairs fairly quickly. Our Mudroom was justly just a covered porch outside the back door initially. We then enclosed it and turned it into a very small addition. I see there is maybe an old back door on the side of the house. I would maybe consider add a very small mud room there. Big enough for a freezer, pantry and laundry. Or even on the front door expand it and turn it to a mud room with laundry and make the porch a bit further out. I guess I am Lucky cause my spouse does construction for a job. So it was something he could do. But it’s very handy. You would want to do it when changing the insulation. The basement we turned into a bedroom (make sure a window is there) and a play room second living room. So it works. The kids play there.Great for guests. No bathroom bit they just come upstairs. Ours is underground so septic runs up so a bathroom is more Complicated to add. But I do agree that you want the laundry out of the bathroom. It does make it Kore cluttered. But as you live in it you will see what makes more sense. We moved in and then did Reno’s. I regretted it during cause it took long. But was better for cost for us. Also look into some home energy govt grants. The govt often has ways to help cover cost of needed repairs. Like if you don’t have enough insulation they may have a grant. If it’s old windows or doors. Etc.
