Hi guys, I am Alex.
I am an Ukrainian expat who moved to Portugal.
No one in my family ever did any farming, But I discovered that I am very passionate about farming so recently I've purchased this 28 hectares Farm in Central Portugal, with the intention to start a small scale farm raising worms, cattle and sheep.
In this little farm I am also planning to build an off grid home, and be as self sufficient as possible, by growing my own food.
I created this channel to share my journey with the world, The journey of a first generation farmer, that is starting with no prior knowledge and experiences.
That maybe all the mistakes that I will make along this journey, and all the fails maybe will help some of you to learn from my mistake and not make them yourself.
I want to bring value and inspire people who are thinking about farming.
I am not a filmmaker or an editor, I am just a simple guy with a camera.

It’s a plan. However I would put the kitchen diagonally opposite to yours, so that all water/drainage is at the back and all in one area with the bathroom. 👍👋

I agree with this. My suggestion was to flip the dining room to the front of the house and put the kitchen at the back of the house. That would allow you to gaze out the window while you ate your dinner. It will also make it easier for plumbing fixtures and hanging the kitchen cabinets.

Add 1 meter to the outside walls so your home will have higher ceilings making it more comfortable. You have the stones. It will blend in and look really good.

You may have enough room upstairs to put a WC just above the first floor WC. All the plumbing will be in the same area, making it easier to build and manage.

Hi Scott, I appreciate your suggestion! We did want to make a WC on the second floor, but if counting the measurements, it will make a very uncomfortable WC room.

@@AlexLukachina you could make a separate WC in the first part of your planned bathroom. Put a wall after 1 meter and make a entrance from your sleeping room to the bathroom. It still will be 1.80 x 2.00 and you will have a bathroom en suite. Your choice to put another WC in this bathroom if you want…

Hv u considered raising the wall height by another couple of courses of stones? Then yr two floors of bedrooms would not feel so close to your heads. You’re champions at the stone laying now!

Consider sacrificing more height in the upper floor. Instead of two low ceilings you then have only one. Allow at least 8 feet height on ground floor. The upper will be used only by younger people who are flexible. What it loses in height it makes up for in floor space. Include 2 or maybe 4 dormers that will give height and light. The more light in a house the better. You intend in time to move into the bigger house so lower ceiling in bedroom is only temporary.

Alex you need to spin you kitchen around so that it backs on to the wall with the bathroom. That way all of your plumbing is in one location .

Hi Cristine, Thank you for your idea, But plumbing makes more sense to us with this plan, because the waste water from the Kitchen, we will push to the other side, to where the terraces will be, and with that waste water we will reuse to water the plants on the terraces.

Good plan. Perhaps consider having high vaulted ceilings in the bathroom with a skylight - like the living area. You will have to have something like this for the staircase anyway on the other half of that section of the building.

I like your plan very much. i would however consider putting the kitchen in the back corner near the bathroom to keep the plumbing in one place. I would want to dine by that beautiful window you created so I could look out on the farm while drinking some wine!

For Americans closets are very important. In those bedrooms there will be plenty of room for closets. You will be able to organize better. I have notice in many of the homes in Europe lack closets. That is one sell point for me. No closets no sale.

Allowing a plan to develop over time is always a good idea...I had a similar experience when I renovated an old small house. When I had that feeling of everything clicked - I knew it was the one.

Hi Alex. Great an, I would put all water and drainage on one wall,saves a lot of work,plastering building etc. Still plans change, according to what materials your using, either old or new appliances. 😀 Yes bedrooms are for sleeping in, though some like spacious areas. You have to work with what you have, the big house, you can be ambitious/ flexible with. That's a later project. You have wildlife in your area and that's a plus too. Have a good weekend, stay safe. Angelica was wanting your attention too.

I agree with Pete Mitchell comment, as much as possible all wet walls( plumbing) should be kept together. As for the rooms, 2.2 m is low when you consider the average height of a person is 1.78m, that doesn't leave a lot of room to hang light fixtures, and also make for hot rooms with no extra height for warm air to rise up. You've mentioned you don't want to raise the roof or outside walls, in that case I would consider, If possible to excavate down a minimum of 1.2m (only in bedroom area) and lower the ground floor bedroom then split the height between ground and mezzanine.

I love the plan... I always liked having rooms upstairs... Just one thing, I would raise the walls a bit, therefore I would raise the ceiling a bit, so as not to hit the beams on the head... It is one of the problems of Portuguese houses... But it is a lot of work and I understand that you do not want to do it...✌️☺️

You could raise the pikes or points of the bedroom area side of the house by 12" or 300mm using stone construction to create a little headroom. this wouldn't really change the building in a bad way. Your could even put in an upstairs toilet above the downstairs bathroom if you did that.

Bathroom placement is fine if you do the plumbing in such a way that the solid waste goes into the septic tank and the grey water ( bathwater) is diverted to reuse in the garden

Hi Alex I like the redesign for main living area but I still think you should add a door off living room and move the bathroom / laundry to the back of the building where you will be building a lean to storage. Then you could simply divide the other space in two for bedrooms, turning the door into window and other bedroom keeps existing window. You could have a low ceiling attic above bedrooms with pull down stairs for accessible storage, including closet space. If you keep the low ceiling upper bedroom it will be unbearably hot in the summer.

I would suggest move the kitchen's location to next to where the bathroom is so the bath and the kitchen could share the water and drainage system. That would put the kitchen where you have the living room right now.

It looks very nice already and I'm also a huge fan of open spaces, which allows for socializing if you have friends/family over for visiting. MAYBE the smaller area above the bathroom could be used as your office/studio, where you can sit quietly to edit videos or do other stuff. It wouldn't require much space as you'd be sitting most of the time, but you'd still have a dedicated space to plan/edit content. As you progress with KZbin it may soon become a part-time work (financially viable). Best wishes and looking forward to watching the next videos.

Very nice idea... don't know if it's allowed but you could consider to add a dormer window to have more space and light in the upstairs' bedroom. For the hot summer, maybe an outdoor shower (plus compost toilet) might be handy as well especially if you worked on the land, all sweaty and dusty

Great improvement but I agree with Pete that the kitchen should be in the opposite/back corner. Otherwise you will partially block your lovely new window which should be a feature of your dining area.

my option would be to move the bathroom in the living, you have a lot of space, kitchen beside bathroom for drainage and you can also lower the bedroom by digning like 30 cm, I did this to my garage and got some extra space

I like the newest plan, the loft bedroom will be clean cozy & comfortable for guests but not so they stay too long . Hahaha . downstairs the rooms will large enough that the lower ceiling shouldn’t be a problem , easier to heat too in winter and heat can rise up the stairway to the loft . Those insulated steel panels on the roof make a huge difference in both summer & winter .. worth the investment . .

Looks good I personally will be having a sliding door from the bedroom to the WC instead of the corridor so you can make it even bigger.

How about digging down the earth for down stairs bedroom to give more headroom. Also area over water closet second story could be used as storage. Do like the idea of keeping plumbing close together in proximity so moving kitchen to wall by wc would be best in my opinion. Decision-making is tough.

I much prefer this plan over the last one Alex, and if it 'clicked' for you and your dad, then that's what is right for this building and for the 2 of you. Now we look forward to the plan being put into action and I am looking forward to seeing how you build it :-)

I think its much better. Perhaps a dormer window for the upstairs area and in the shallowest part of the roofline in the upstairs bedroom u could make it built in clothes hanging space.

You might want to consider moving the kitchen on the other side of the wall from the bathroom because then you could connect waste water and potable water in the same area.

Alex what about lift the roof just to 5m instead of 4.80m you going to put concrete on top of the walls, before you put the trusses on, to make it even? Love your plans. 😍

Hello Elsa, Yes the beams themselves are 20cm, which will make the roof 20cm higher.

L would put the kitchen in the corner next to the bathroom for water/drainage,remember golden triangle for sink cooker fridge position also it better use of space entrance door and around bottom stairs, also cantilever out the dividing wall will make up/bedroom little wider at not much cost What is your Dads name.....legend l think.Stay well

Hi Paul, Thank you very much for your suggestion, I appreciate your time and effort really much! My father's name is Gennadi. Water pipping is not really a problem. As of plumbing and drainage goes, we do not really need to have the bathroom and the kitchen at the same exit. The bathroom will go to the septic tank, and the kitchen waste water will we be reusing and watering our plants on the terraces in front of the house.

Bathroom and kitchen beside each other assist with plumbing and drains, I’d also make the second floor rafters as high as possible for additional space and headroom. Knee walls are great for extending. Even if it’s only the back side what you gain is tremendous.

IT is a great plan! To Haven more space in second room, you can building at Poland we say " lukarna konstrukcja" Google show you lot of grfic and how IT do.

Don't put the stairs behind a wall. Use them as a display. They will lead up to another room, but make them look good! Maybe use some unique tile for the steps, make a banister with wood..... but let them be the first thing seen when someone enters the house.

Hi Alex just seen this video. Your ceiling height is okay as some old cottages in England are 2 metres some are 1.80m the downstairs will be perfect the upstairs will be limited headroom but again that is the same with attic conversions over here. I like the open plan aspect of front room x

If you flip your drawing over you will have the windows by your table. And you will have easier work for water and drainage by the wall to the bath room (I think??)

Would low ceilings make you feel claustrophobic. think it would be also be hotter with the low ceilings. ☺☺

Hi 👋 Alex love your project but I would like to suggest if you make the ceiling height to 2.50m it will make a big difference you could add 30cm only to the top of the barbet.

No window in the bathroom? It's one of the things I dislike in Portuguese houses. Nothing like natural light and good ventilation, especially in such a humid room.

Its either we put a vent, Or not put a ceiling and make a skylight window there. Its something that isn’t sure yet.

It's a good plan, but I would add a mezzanine floor over the west end of the house, above the kitchen. That would be a great office/library space and provide a space for any visitors to sleep if needed. You also do not mention a spouse/possible children and a mezzanine floor is great for kids if that becomes a future for you. Steps or a very nice step ladder up to it would enable you to move the steps out of the way when not being used.

Hi Alex Fantastic job u r doing with Your father i have some suggestions You should pass a wet sponge on the visible cement between the rocks Have u considered nhl5 instead of portland cement see the channel make do grow also in portugal nhl5 will let the stone "breed" and help with humidity Love the channel keep it up

Since you don't have a roof yet, why not build up the walls a bit more with more stone in the same style, to give yourself more comfortable headroom in the bedrooms? It would not compromise the integrity of the house's original plans, it would merely add on to it. :)

Why not raise the roof a bit with wood, put windows in the gap say 30- 50 CM, and give yourself some more light in the house and head room in the plan?

hai alex if you want more space upstairs normaly a roof pitsch is 45 degrees but you can level that up to 52 degrees and you have more head space think abouth it

Hola, creo que las habitaciones deberían estar a diferentes niveles, una en planta baja con el techo alto y la otra arriba del baño porque el baño puede tener el techo en 2.20m. Suerte.

Well done Alex, your plans are taking shape. Thank you for making and sharing. Such plans are always very personal and must meet your own personal requirements. The only thing I'd strongly suggest is building the kitchen adjacent to the bathroom, that is, along the back wall, not the front. If you don't mind the CONSIDERABLE extra work of plumbing and drainage that your current plan will require then just ignore me! 😉😂

Hi David, Thank you for your suggestion and I appreciate your timing and consideration in writting your idea. Your idea is not bad, But as for Plumbing goes, we do not need to have The Kitchen and Bathroom both going on the same exit. We only need the bathroom to go to the septic tank, The waste water from the Kitchen we will reuse and the water will actually be used for watering our plants in the terrace which will be in front of the house.

@@AlexLukachina I understand. We recycle all grey water too. Please just remember that you will have grey water coming out of the bathroom sink and shower too... and then there's the inlet hot & cold water to both! Just sayin'!

Having the living/kitchen area totally open to the height of the ceiling will give the home an elegant and overall wonderful ambiance. I can see why this idea just clicked for you. I know it is one of your principles, but personally I would still raise the walls/roof. Do it with original stone and in the same style and it could fit seamless. If you can, maybe visit Theo and Bee from the Indie Project and look how they have done it. Doesn't have to be much, I think they raised it about 60cm. The space above the WC could be storage space. And I would put some roof windows in for extra light. I would keep the 2nd door for a long glass window and because of the lovely symmetry. But in the end, it is your house and you know best what can be done with it. I like the new plan.

Absolutely Fantastic Plan Alex!!!!!!!!!! Your project really is getting exciting...I can't wait for the next video...lol. In the UK the supply of building materials can be frustrating from a delivery/in stock perspective....it maybe that this issue is the same in Portugal too...so my advice is that you should order any materials you need for your restoration well in advance....that will allow you to make the progress you want to acheive....I for one, as one of your fans, am looking forward to seeing you and your Dad celebrating on Chritmas Eve with a nice glass of festive spirit in your completed home restoration!!!!

Hi Keith, Haha yeah you absolutely hit on the nail )) In Portugal it is even more so, Because on the months of July and August, everybody is in vacation :D We wanted to order beams for the Roof and the sheets, and they told us it will take a minimum of 1 month for the material to arrive, ridiclious :D

Hi Alex, this is a much better plan, am happy to see you going to use the Attic space, it may be more spacious than you think even. It will give you an idea how it cam look.

Hello, Alex I love your passion for your work and that you do not want to compromise your principles. Look at the amazing job that you and your Dad have done with rebuilding above your new window. It looks as if it's always been that way. If you use the same techniques and matching stones, you will be able to blend a 'new' section to raise the walls. I agree that it will be easier and much cheaper to add an extra bit of height while you're still in your planning phase. I do like your 321approach. Plan 3 times (or more), measure twice, do once.

You don't really have to have low ceilings if you put dormers(wide) on the top bedroom.

Hi Alex how big will your bedroom be in the loft. To give you more room at the bottom of the stairs you may be able to turn the stairs at the top just an idea .

Dormers can give you the ceiling height at the head of the bed area without extending the height of the overall roof

A stairway in the (sunken) living area will give more space in the other (sunken) rooms and upstairs bedrooms

I think the house has few windows. Bed rooms and living Room + kitchen need light.

Hi Alex. Love the channel. Thanks for all the work your putting into it. Simple idea. On the back of the second floor. Hidden from the front view of the house. A traditional peaked roof dormer or a lifted shed roof dormer will add space to the second bedroom. A second window...and...If it is done carefully, it won't detract from the front view of the house. Sounds like a nice plan. If you add nice/wide windows on both bedrooms and a light color floor ( white floors and walls) they will not feel claustrophobic, although the ceilings will not be very high. On the bathroom ceiling you can create a storage space accessible through the upper floor bedroom, where you can keep suitcases or seasonal items.

So why not build a dormer in the roof space of the second bedroom either one side or both sides of the ridge line to give you more head height in the first floor bedroom?

Hi Alex, here's an idea (actually two): A) Couldn't you move the kitchen to the opposite corner to have shared plumbing with the bathroom? And B) You could avoid building stairs if you'd just cut the bedroom on the first floor in half and so have two 9-square-meter-bedrooms. Small, but maybe a bit less costly than building a second floor, and less cramped. All the best from Spain!

Great plan👍 the only thing I would change is putting the kitchen at the back wall. And also i would add another window in the front for the down stairs bedroom.

solution to your idea of the ceiling room is to build a mezzanine more or less at the ceiling height above the ground floor room. You will have plenty of open space that way. I don't know how tall are the walls as your drawing are 2d but a mezanine room can be a really good option on these old style houses.

If your lowering the wall the ceiling lights will not spread the light equally, and a solution to that is to put the lights on the corners close to the ceiling of the room pointing toward the middle of the room

Beautiful! Really nice revision, that will satisfy all your design criteria! Cheers to you! You'll have room for a closet under the stairs too! Depending on the roof slope, there might even be room for storage over the bathroom for the upstairs room, or you could just leave that open with some railing or something. Nice!

You could build the bedroom downstairs with 2,50 hight and built a mezzanine with 2,30.

Hi Helena, I would’ve love to have the heights you mentioned, but we only have 4.50m. And one of my principals is that I don not want to increase the height of the roof.

2,20 m height per room is not that low ! I love Your plan- and by the way You explained it very well ! I recommend a roof window in the upper room, but that is an individual decision... (hot in summer, loud when raining etc.)

Успехов в нелегком деле стройки. Может всё-таки стоит подумать над увеличением высоты дома. 2,2 мало с точки зрения объёма воздуха в спальнях. Да, только спать, но это 8 часов без активного воздухообмена с другими помещениями. Опять таки жаркий португальский климат. Возможно стоит подумать над вариантом заглубления уровня пола, если принципиально не хотите наращивать стены. Для уменьшения расходов на отопление/охлаждение сделать наружное утепление с вентфасадом из рейки(под ним мин.вата) стильно, современно, энергоэффективно. Да потеряете в аутентичности внешнего вида здания, но внутри можно не заштукатуривать стены, оставив средиземноморский стиль.

You are wise to gather info and ideas from your fans most are silly on you tube and do projects in real time ,therefore it seems like we are criticising their mistakes ,advice from those who are builders or have experience dismissed ,my life experiences are varied as I have done what the you tubers in portugal have done animals , bees ,Reno of 100 year old property 1 acre cottage garden in wagga with summers of 45 degrees & - 5 & 90 frosts white as Santa’s home, so congrates on gathering info , you are smarter than the average bear boo boo👍❤️❤️❤️🙏
