I understand the builders want to maximize their lot and build one house after the other but I think it would more value to the homes if they spaced them out where two homes fit in the lots of three homes. With a nice buffer like that, I'm sure they could charge more and they would be more attractive. But hey I like soggy cereal so what do I know.

They make more profit by squeezing in as many houses as possible so that's what they do. The only way to control this is through zoning regulations, ie minimum lot size, building to land ratios, building set backs etc. The issue here is these new subdivisions are deliberately slack on regulations to encourage more building, since more houses means more property taxes etc.

That's not going to happen for more than 1 reason. Most importantly, the developers probably already did the math and know that this way they can profit more. Second, this country is getting crowded, our population is increasing like crazy (for more than 1 reason, again)! Big land lots are going to cost a lot more now and in the future! Unless we can stop the tide of population growth, this will just keep happening.

@123 456 It's not a trick and Darren made an entertaining high quality video showing a very nice house. It's simply that the one in this video is a model home, the show home for some of the amazing upgrades that Toll Brothers can do if you're willing to pay for them. They will no doubt sell you a home like this for around a million, (depends if there are lot premiums), but it will come pretty bare inside by comparison and you'll have to do your own backyard, you'd be shocked to see the difference. If you wanted this exact home they'd probably sell it when they have finished the development, but it'll definitely be well north of $2 million, going on what they've sold off previous model homes for. If you wanted to just buy one now, but with all the same upgrades you'd probably need to be a cash buyer as you may well not get a mortgage appraisal on the value of all the upgrades.
