One thing, the breakfast room, it faces west. That floor plan layout could have been massaged a little more. I personally would have opted for a larger tub area instead of larger shower, steam/spa floor areas. The master bedroom looks really nice.

For less than 10% of the price, you could own a large historic castle in Europe surrounded by a huge parc, with your own river and forrest maybe. A nice and quiet place to raise your children or to retire. This 150 M$ flat on Billionaire's row will probably remain empty forever, purchased as an investment by some wealthy Middle-East guy who will spend no more than a weekend there every year.

You are mistaken. The one that is listed for 250 million dollars is the triplex penthouse on levels 129, 130, 131. This is the duplex on level 127, 128

What's odd about the pricing to the apartments is that you could buy a full floor apartment a few floors down for about $100m less than this. You could buy 2 for less than $100m and 3 for less than the price of this current penthouse. So the logical thing I would do, if I was the billionaire trying to buy this or the penthouse above is, but 2-3 full floor apartments and combine them. With the bottom floor being entertainment and spa area only. You could have a full gym, swimming pool, steam room on one side and then a home cinema, bowling alley an arcade or billiards room on the other. It would be like a great party section. You clearly will have enough space to do all that, on one floor. Considering if you go further down, you can see how much space there is to fit so many different things. So that's the bottom floor done. The middle floor can be living space only, or keep it the exact same, if you plan on only buying two full story apartments. But if not, the middle can be living space only. With two kitchens. One for the chef and then the top floor can be bedrooms only. You could do all that and spend less than $150m. I know a person who has already done that. Not sure if it was 2 or 3 but one of the apartments came with 1 or 2 outdoor terrace. So that was a better purchase for them. What's also crazy is, you're still so high up with unobstructive 360 views of New York City, New Jersey and you could even apparently see 4 more states, with one of them being Connecticut and the others probably being Massachusetts, Pennsylvania, Delawere and Maryland maybe

NYC luxury buildings waste a lot of money in hallways... There are better ways to distribute space. Quality finishes but not a lot of taste in how to combine them. However I love the format of your videos, it would be awesome to see you explore buildings by architects like Neutra, Beckhoff, Mies, Foster, etc. Not only in USA, you'd be surprise on how many amazing buildings there are arround the world 😁👌

I mean I would love to buy it if I was billionaire, but honestly, as another youtuber put it, when analyzing this unit or a very similar one, it's just so high that when you sit down in your couch you don't see anything but the sky, no city, no central park, just the sky, you proved it at 6:40 despite your best efforts to sell it. But to be honest, if I was a billionaire I would buy an incredible mansion 5 times the size, with gardens, private pool and god knows what else for the same price, not an apartment. Then again NYC folk love to justify the idea of living like dogs in a kennel, even the billionaires it seems. @@Myself-yf5do those are just your top picks of yours that you want to see. But I don't think he'd even do half of them. I'm pretty surprised to learn that the owners don't live in the skyscraper home. Why build it if you think it's bad luck? Very odd. There's been a few homes that I've wanted to see multiple channels tour, but I am yet to see most of the suggestions I've made. But I loved it when Eric toured 180 east 88th street. That's my all time favourite Manhattan penthouse, because of the private rooftop alone and that actually gets privacy. They mostly tour homes that are on the market and not random ones suggested by the viewers. Especially if the owner of the property doesn't want their property to be toured. Like the former 50 cent residence. But a tour of that home is available on that one episode of MDLNY. As far as tours go, Eric rushes through each room and sometimes doesn't show all the rooms or most of them. Not in all the videos but most. Enes is the best one to watch for tours. He used to upload every Monday, but he doesn't do it as often anymore. But he's great and only 2 homes he has toured which I've wanted him to tour and it took a while for him to finally do it too

Too many tight, closed spaces, corridors and doors for such a large apartment. Poorly designed. The view might be impressive, but layout of the apartment isn't.

I agree. I don't know exactly how these ultra wealthy types live, but I imagine they don't have very many people in the household and then you want open and varied spaces so you're not just running around like a rat in a maze.

At this price point you should have a dedicated chefs kitchen AND a show kitchen. And did you notice the doors? all with cheap visible hinges, also at this price point it should be with hidden hinges at least. Gave office vibes almost.

I couldn't agree more. The ceiling is so high yet the rooms are so small. Grand Salon doesn't feel grand at all. Even the master bedroom is smaller than one in my home, and I don't even live in house but condo in Toronto just like this one (I see it's called apartment in US). I think they could just go with 5 bedrooms and give them more space. I'm aware of that NYC land cost is freaking expensive but I find penthouse units in Miami Sunny Isle Beach have a lot better designs for 1/5 price. For this price, one can only expect the luxury and space. But nothing seems luxurious in this penthouse unit other than the view, and spaces are wasted by poor design. Also, I couldn't help but laugh at the amenities. For example, the theater has decent seats and chairs but the screen is so small. Then there's a conference room right next to a tween room. A basketball hoops at the side of glass door and that room is pretty close to salon and massage therapy room which requires absolute tranquility. Think about all those noise problems. They probably thought sports and spas go together since they are all categorized in wellness, but they haven't thought through what it's like to be in actual use...unless what they really expected was no one will actually live there but some people will buy it as investment

Agreed, I've always delegated my excesses to an advisor, since suffering major portfolio loss early 2020, amid covid outbreak. I'm now semi-retired and only work 7.5 hours a week, with barely 25% short of my $1m retirement goal after subsequent investments to date.

Thats every billionaires row building. A study that made waves a couple years ago, showed that 44% of the units of all the residential highrises on 57 street have never been lived in. Some studies show up to 75% of the units on the row are vacant at any given time. This building is likely even worse than the overall average, given the even higher price points.

I reached 250 thousand dollars invested, it took me 2 years, last month I received 30 thousand only in dividends. Only with believers. Even if I were a rich man, there is no justification for me to pay this amount to lock myself in this tower. With this amount, I can buy several houses in different areas, and if I like to live an experience or change the routine, I rent in the most luxurious hotel in one of the towers for a few days and then come back. The problem is that cesspool of a city is lost beyond saving. It’ll literally be decades before it’s livable again. The vast majority of these properties will remain empty as the ONLY people buying them are overseas money and conglomerates.
