With GLS site being awarded at lower to lower psf price. Would landed prices be affected? Thank you.

the recent years price per sf for new launches have definitely stretched the quantum prices to a new high which inadvertently made landed prices more practical in comparison. the new GLS sites have been affected by weak sentiments as those who are buying for investments are taking a breather and there is a new harminisation of GFA which also changes the way developers built . www.ura.gov.sg/Corporate/Guidelines/Circulars/dc22-09 in a nutshell the pricing for GLS is driven by techinicals whilst landed is driven more and more by wants. we dun see landed pricing going down but we may see a slower growth this year.

Hi Guys, your videos are very insightful and delivered candidly. Kudos to the 3 Landed Musketeers! Have a question, assuming we buy a newly built landed from a developer directly. and if we plan to extend GFA further in the attic areas, can the mini A&A (assuming it is) starts right after the developer obtained its TOP, or after the CSC? Thanks.

hi michael thanks. though we are not sure the context but if u had bought from developer a new built , we would reckon the developer would have maxed out whatever it could potentially build. so in a general context we would just say what you want to do, if above board, should happen after CSC. because as built should be in line with submitted plans.

@@propertyroundtable Wow, thanks for your quick response. Actually, the TOP will soon be approved. However, we felt we wanted to do a bit more things, like adding an extra room outside the current property structure. Since it's almost TOP, can this additional construction start immediately after TOP, or does it have to be after CSC, assuming we have to go through a new submission for this extra work. Hope this clarifies? For landed property, what's the typical lead time for CSC after TOP is obtained? Thanks much.

Ready made units loan easier. Rebuild can only take construxtion loan. Slightly higher interest
