On the yield definition debate, I think Andrew contradicts Steve in this podcast a little. Steve says yield is return over asset value to try and decide if you should sell and redeploy the capital (good metric), then Andrew says he uses it to compare cash flow & affordability (top up), which is really down to the amount you borrow / the cost (i.e. cash in vs cost of debt, not asset value). So for Andrew's use of yield in his statement (maybe call it something else??), it would be better to use income / cost rather than income / asset value comparison.

Yes I think so but also inflation over ten years means buying power is reduced

@@joshbedford5330 ... only if you buy in the same market e.g. one of the main reasons why alot of good kiwis are moving out of auckland and taking their cash from a big house sale with them.

Our neighbours are going to list their property. We're tempted to buy it - their property & ours would give us a 1520sqm section. Based on a development up the street (5 houses selling for $880k each) we could potentially build 10 properties on it....which could be about $9m in property sales......but on the other hand, there's no way we could borrow the development cost so we couldn't even develop it. So we're unsure what to do.
