@@arvel5387-j Ideally dapat meron, pero because of the complexity in the bureaucratic process ng gobyerno, sa sobrang tagal para maidjust ang zonal at fair market values, nag fluctuate na ang prices bago pa nila matapos ang adjustment

Developers have artificially increased their prices so BIR also increases the zonal values. zonal values will never go down because BIR is greedy. This is the fault of developers and speculators.

Short-term solutions lang naman yung Rent-To-Own Terms kuno ng mga developers at ahente.. After the DP period (24 or 36 months) at hindi kaya magbank loan ng buyer, babalik ulit sa inventory ng developers yung mga units at makakadagdag na naman sa supply ng mga on-going condo projects.. Also, now palang nagsisimula maglabasan sa Market yung mga Bank Foreclosed assets

@@cjgparas3 Yes, that's true.. Sa umpisa palang kasi ng process of buying property may mali na.. Some agents (and to some extent Licensed Salespersons and even Brokers) are making misrepresentation and not disclosing material facts sa mga buyers especially when it comes to the actual cost of financing. Dagdag mo pa yung Training provided bg the developers sa mga agents nila which is more focus on closing the sale (which hindi naman mali) and disregarding the interest and welfare ng mga buyers.

@sed.lacsamana way better to hold on to your money right not and wait, the market is too uncertain just rent for the time being until the downward trend stops. The deal you make today might turn into a regret if the market does eventually crash. An actual house is safer but condos are a bit more of a volatile situation

As long as you are operating under informed decision, every market condition provides good opportunities. Relying on hasty generalization without proper knowledge will put an investor in an disadvantageous position just because they are utilizing a one-size fits all formula ;)

@@Andy-s7y9x if you view it that way, I respect it. But there are fundamentals in valuation that you can examine to trace the trajectory of the property values. I am not forcing anyone to believe me. I am one of the very few industry insiders who's willing to recognize that there is an oversupply. But it doesn't also mean that it is bad to contribute in the conversation of the condo market issue so that people can better weigh what to believe. I appreciate you effort to engage.

The assertion is not congruent with the argument. Assuming without conceding that BPO work will decline, it doesn't necessarily mean that condo's does not produce handsome returns for investors. If an individual doesn't know what they are doing, they are not advised to invest in anything that they don't understand at all.
