Before you invest in real estate in the United States, there are a few things you should know. Watch this video to learn four things that foreign investors should know about US real estate before they invest.
While the United States might have a transparent real estate market, there are many things to consider before investing. In this video, Andrew discusses litigation risks, taxes, asset protection and more.
What should you do if you get sued? The US has the highest litigation risk in the world for property investors. Look at options for real estate insurance and attorneys.

Others things to consider are that different states have different taxes and some are more pro-tenant than others. Choose your state carefully!!!!!!!!

I agree with you. In order to invest in US you have to have a LLC to protect yourself.

Every individual property should be in it its own LLC. The only time that hasn't been possible for me is when doing a 1031 exchange into multiple properties, when I had to take title as substantially the same entity relinquishing the downleg.

I have never owned a property in America and never plan to at this point. About 3 years ago when I was 25 years old I had thought about buying investment real estate In the Chicago-land area which I am glad I avoided now. Investments in America will continue to become a hassle and not worth all the effort in the future.

As I understand it, real estate in the Chicago area has not done well, mainly because the politicians keep hiking property taxes, and other taxes.

@@dlukton Yes precisely and I know this from my parents who own property in the Chicago-land area. Real estate taxes and home owner fees are so high even for 200K to 300K house in a decent suburb.

We work on the real estate business and here in Panama City Panama we are seeing a lot of interest on the high end and luxury market from people looking for options to retire or start a new life elsewhere. They are asking about the cost of living, taxes and healthcare. Do you think that it's something that is happening for now or will increase exponentially for the last quarter of 2020 beginning of 2021 so we need to be prepare?

is the tax exemption if you are a Us tax payer or US person/resident? Ie you could file taxes each year and be a US tax payer but do you get the exemption

After finding out about the two inch grass rule I would run for greener pastures outside of USSA.

The comment from Andrew regarding the grass length is a little misleading. Was this in a HOA? Was it in a particularly egregious jurisdiction? A grass length fine is unusual. This smells of hyperbole.

Michael Hrádek I owned a house in a small town in New York, and they were very strict about grass. The town’s public works department would drive around and cut the grass of any property that was a bit long, and send a bill to the owner at substantially above market rates. It was basically a revenue source for the town, and gave the town employees something to do.

About estate tax, you just say the solution is to "structure that in an international way to make sure you're not on the radar for that". What does that mean - should the US LLC be owned by a foreign entity? Based where?

The best way to invest in US real estate as a foreigner is through a syndication. I don’t recommend foreigners buy real estate as an individual. Syndications provide a lot of the benefits of real estate investing with a lot less risk. Imagine owning part of a $50 million 300+ unit apartment complex. Much less risky than buying a condo.

Some times you need change thousand of ways of a dream, you can always succeed if your dreams true. never give up Keep moving, Home money =0 earn Bank saving = 2-10% earn If invest your money in business you can earn money as you need and capacity

Video idea: right now in Australia, if you have PR or are a citizen, it is very hard to get permission from the government to leave the country. There have been multiple instances where people had dying close relatives overseas and applied on compassionate grounds to fly out to see their dying relative one last time, and our heartless govt rejected it as "non essential travel". The govt has shut people's businesses down by govt order but won't let those people leave to take their businesses/capital or even just to get a job overseas. The excuse is the plandemic. Do you think this sets a precedent for the future though? In the future they might stop you from leaving if you have a net worth above a certain level. In a financial emergency they might again stop you from leaving to stop capital leaving. Do you think this sets a dangerous precedent especially for a Western "democracy"? What are the most "free" countries you would recommend? If you like please make a video addressing these issues. Btw before the plandemic I started the process of getting my 2nd citizenship after watching your videos as a backup option. It is very easy for me to get and costs basically nothing because of my family and gives me full access including work rights etc to all the EU. That may not be the best place but at least it is a second option. It was your videos that informed me and motivated me to take action so thanks Andrew!

Don't know about this. There are ways to invest in real estate in the U.S. 1. Figure out if your country has a tax agreement with US 2. Structure your legal entity properly 3. Select the right state and city to invest in 4. Select the right team - lawyer, property management , mortgage and others 5. Conduct research - economy, population , crime, etc 6. Buy real estate 7. File taxes - set up properly in 2
