Our home inspection went pretty smooth.. they did find circuit breaker issues though and outlets that needed to be fixed.. Sellers are making repairs. Home inspectors are very thorough

Made an offer on a 1985 house for my first home.. had a inspector tell me that the whole chimney had dry rot and the whole chimney needed to be repaired. 7k quote, and leakage in the upstairs bathroom with having to cut out the whole sink to get to it. plus dry rot in the back patio. I opted out of the contract, and decided to go with a slightly newer home.

When they ask if I want the sewer inspected how do I know I need the sewer inspected? What’s the difference between iron cast and clay pipes? I’m finding that each thing is an add on like do I want radon inspection. So I’m up to 7 to 8 hundred dollars on inspection.

Is it more of a hindrance for the potential buyer(s) to be present during a home inspection? Another thing to note is, some inspectors have personal preferences on power outlets. Some don't mind of the ground being up, others prefer the hot and neutral to be on top, and may ding you to have it fixed.

Well I got the home inspected and the roof wasn’t guaranteed for 5 years. The deck didn’t have the right code to be built, the dirt in the backyard runs towards the house and the proof hinted at the window and the report says the stain is on the inside. Logs were place 2 feet from window in hopes that water would run and settle elsewhere. However, the water still lands there. I’m thinking they need a trench built in. The sewer out front had a dip in it where someone walking pass could get a leg stuck. Some windows were failed meaning it was fogged. The window sills need to be redone. The deck is rotten in some spots and mount wrong as well as not fleshed against the house. The roof has some concerns and I may get 4 years no more than 5. What should I be most concerned with? I feel pressured because the answer I’m hearing it’s not a big deal. Well I feel it’s a big deal to me. I can’t afford someone else’s problems.

I Definitely Noticed You Did Not Mention A Sewer Line and or Septic System Inspection !!! That is extremely important !!! A bad sewer line can cost up to a couple thousand dollars depending on the length of it to the city sewer main ! A septic system inspection , for homes out in the rural area or out in the country can be as bad as needing the septic system replaced which depending on the type of septic system can cost as much as $25,000.00 or possibly more !!! Not very many home inspectors do a sewer line inspection and even fewer can do a septic system inspection !! Which a septic system inspection is extremely important as I mentioned how much they can cost !!! There are several different types of septic system's which I mentioned how much the most expensive septic system can cost or could be as cheap as $10,000.00 to replace !! I hope people understand how important a septic system can cost so make sure it gets inspected !!! From an older fellow brother in arms , ya young Jarhead !!!

It's very likely the shed will be inspected and any noticeable issues with the fence annotated in the report.
