WHAT LEGAL THEORY CAN A TENANT USE TO TERMINATE THEIR LEASE?

There is a legal theory that a tenant can use to terminate their lease early. It's called a constructive eviction. If a landlord is not fixing problems in your unit, or is harassing you all the time, you first provide the landlord with notice of the problem.
If your landlord doesn't correct the problem, then you can give your landlord notice that you're terminating your lease.

My landlord takes a month to repair anything thats is broken. I literally have to call and follow up for a month before repairs are made. Additionally i have request for an early termination clause to be added on the lease before extending my lease but the management company refused.

Can this apply to 2nd hand smoke when the contract says Smoking is prohibited on property and prohibited on balconies? Also presented management with video and photos.

My landlord included homeowner based repairs in my lease( for me to do)😢 cleaning gutters 2 times a year, fixing plumbing pipes etc...etc.... can they legally do thos?

If those terms were in your lease and you signed it, then yes.
