You have to factor in the inflation rate in Turkey which always makes up for the value loss of the Turkish lira. So if you've made a good investment, if the value of your property goes above the market standards over time you'll be making money in hard currency terms because the your property's value gain will be reinforced with the inflation in the market.

Hi guys, always very informative, from UK here, although you didnt mention the increase in rent yearly around almost 13% and more important the capital gains tax which can take a huge chunk of around 30% if you sell in 3 years. Need to build that into your due diligence. After 5 years, no CGT. Please correct if not accurate. Thanks

When discussing the purchase of property for the purpose of acquiring Turkish citizenship, it is inappropriate to talk about exit strategy; is tantamount to encouraging speculation and attract speculators to Turkey. What the Chinese did to the Canadian and Australian markets should send a shiver down the spine of those who care about housing affordability for future generations in Turkey. Don't make a mockery of the Turkish citizenship !!!

For a two or three-bedroom apartment maintenance costs around €500-700 per year. For residential houses and land plots owners have to pay 0.1% municipal tax at an annual rate. It is 0.2% for office spaces and commercial premises; and 0.3% for development sites. Owners pay €65-70 per month on average but it depends on the surface area of the property, insurance and usage.

Very informative, however, I would never invest in a property in Turkey. It is far too unstable and not predictable, especially if you look for long-term property investment. If I want to live there, I would probably buy a property though.

Be aware all renter grantee is big drama. When applicant buy property apply citizenship renter not pay the rent then need to go court lawyer fees around 20,000 TL that is big fraud.
