Sir ! What is the cost to grade, level ground ? Just $ 1500 ? For each acre of land ? Can you advice me an affordable company, who can level my lot on Big Island ?

you raise a lot of good points. I have been looking at the 3 acre uncleared lots in FFVE for the last 10 years. They were going for $14k then and are up to $27k now.. What are your thoughts? IS this worth the investment? My main goal is to get away from california, be off grid and raise chickens, rabbits, a couple goats, garden, and give back to the community. I am getting older, have back pain issues, and I am less set on the 'bigger is better' when it comes to selecting land.. I watched your video on 5 communities in puna.. I would like to hear your perspective of FFVE and other surrounding areas.. Things are getting bad in california.

@@heathersmith6305 its not easy making the move. Yhe first couple years will definitely make you question your choices. That said, if land's going to get cheaper it might get back down to $20k. We have tons of booms and busts on big island. This looks like another. Fern forest is rainy, colder, had no soil and can have some bad neighbors. But some streets are great. You will just have to bring in a lot of material to make it farmable.

I was really digging that you just sold everything, sent over the boards, and did it. My kid is looking for property over on the east side, some of those houses need tons of work. One I even considered a complete tare down. FF I told my kid I would move out to the Island and work finding a nice property., then build her a new house. Personal note. I watched several of your videos, and one thing that really stood out to me, was how you said to embrace the culture. And that's exactly what I felt in my heart while researching the Islands and the people and its history. Is it hard to get supplies there for building? Also I considered getting all the supplies here, pack in a container, ship out to the property, then build the house and turn the container into a shed and live there until the house is finished. You mentioned in one video about purchasing a second property in your preferred location, I am planning to connect with some farm to work and live there temporary until I get it going. Any suggestions? My kid was there and lived and worked on a farm for 6 months, that's a long story. Is there any contracting work there? Handyman? Thanks for the videos.

Your closing lines sum it up for me. Living free. Done with the rat race here. The kid is off in the Navy now and it is just me and the dog. I was leaning to going back to Texas, but the big island is looking pretty nice from what I have been seeing. Yeah, I know it is a bit more country than the rest of Hawaii, but I prefer that. Aloha! I'm tryina be your neighbor. I love your story because it sounds like what I'm preparing to do myself. Just get a small piece of land and then gradually build. Coming from the mainland, and not having friends or family who can identify with my vision and my dreams to be more self sufficient in Hawaii it's really helpful to hear success stories such as yours. It definitely was a struggle at first. I was pretty lonely and felt so isolated in the middle of the ocean. But I loved surfing and began building up a network through people I met at the beach. It is an attainable dream, I hope you reach yours.

I haven't been able to get a piece of land yet, but just remaining here on the island for this long has been an accomplishment in and of itself, and even without my own homestead I feel lucky for every day that I get to be here!

I have watched a ton of off grid videos and had become discouraged. But after watching 2 of your videos I feel encouraged. 1 Acre of land is all I need. Are property taxes high in Hawaii? Access to groceries until/instead of a garden? Medical facilities? Roads are like what?

@@HomesteadinHawaii Thank you..it’s inspiring me and with your local knowledge I’m definitely learning a lot and looking into things that I probably wouldn’t have..so definitely not a wast of time. In the beginning I will probably do a small Yurt or small cabin at or under 220 sq ft to help with permits. I will also only be staying part of the year for the first few years..I’m thinking of finding a caretaker for the property or someone local to rent it cheep to help detour the theft issue..what do you think would be a good way to go in that type of situation. Thanks again for all that you do ! 😎

While I know anyone can do it, it’s not as easy today as it was 20 years ago. The same $3k lot is now $30k and building prices cost a lot more but it can be done if you’re resourceful and driven. BUT if I was doing it all over again now… I might go to another country that’s cheap and learn how to develop remote based income

Aloha from Maui. I was born raised Oahu, but lived or visited all the other Islands in our State. I've been stuck on Maui since 2015, came over to do construction on the Dirty Monkey that was in Lahaina... My wife has lived Maui since 1980s. and has inherited property out in Nahiku next to George Harrison Estate... it was nice 6 yrs ago, now it's 19 acres of jungle nightmare... we also live up Haiku on 3 more acres of jungle but not so bad...

You must watch more of my videos :). I have a compost toilet and my greywater goes out into the landscape. You can get away with it legally here, you have to prove you can't access traditional sewer treatment and have a permitted toilet.

Might buy 6 acres with my brother in volcano. Fern forest. Two adjacent 3 acre spaghetti lots. $69k. Good place to homestead? It seems to be thick rainforest. Mostly flat tho. Or flat ish.

A lot of people are moving into that area. It's cooler, wet, and can grow some cooler season crops, but not much traditional tropical crops. Mostly flat with ohia tree forest.

Brother, I love this video. I like how you laid it out, I like how you worked for it. I like how you are optimistic and say to make the dream happen! Any suggestion as to where I could look for land? Like a website, or do you know of some for sale? Is that area safe from the lava? What is the better direction (N,S,E,W) to be located? Also you think they will still turn a blind eye in 2022? Any other places in HI that are chiller like this? If a neighbor calls on you what might happen? Any info on that would be appreciated, thanks!

North of Hilo and no volcano pressure. There people build ponds and use liner. Puna is just too rocky and cost prohibitive.

Where do you surf less than 1hr away? What about lava tubes on your property? How was the vog during the last eruption and did you have to evacuate? Do you have insurance?

There are a few surf spots in Hilo that I am less than 20 minutes from. But they are getting crowded these days because of the spots we lost in the last eruption. Some properties do have lava tubes, mine doesn't. Most people are able to work around lava tubes, they aren't that common either. I live in Zone 3 for a reason. While zone 1 & 2 were both really beautiful areas, there had to be a reason they were zoned that way, and it showed in 2018. We did not have to evacuate, but the sky was an eerie orange color every night. We only had 2 bad vog days when the winds didn't blow but other than that, we were fine. You can get insurance in zone 3 no problem.

@@HomesteadinHawaii Thanks. Once while visiting the big island, I surfed a break near Kalapama which itself had been destroyed by volcanic activity. I lived on Oahu for about 9 years some time ago and thought about buying land on the big island. One thing I was told was to have the land surveyed and to check for volcanic tubes. Another thing I was told to check was to see if there were zoning plans that would tie the property to water and electricity. You don't think it's necessary? What do you think of shipping containers as an initial residence and how do houses fare when hurricanes blow by the big island in the summer? Also what was the vog like? I would most like to know your annual expenses to live in Puna such as taxes and the cost of living these days. Mahalo.

@@wm2552 many lots are able to connect to the power grid, with a hefty connection fee and then a high monthly power bill. I prefer to just be on solar. Water is harder to connect to. If you are on a main highway you might be able to connect to the county water, but for the most part its rainwater catchment.

@@wm2552 my taxes are around $500/year on .5acre. Vog was only an issue for 2 days during the eruption, never noticed it other than that. Tropical storm iselle dropped trees everywhere, but the mauna does a good job dispersing most of the harmful effects of hurricanes. During hurricane lane it flooded north of hilo but my spot the rain drained right through. Cost of living is what you make it. We live off $1500 a month for a family of 4. We pay no mortgage, water or electric bill. We do have a little propane for cooking. Rest of the money goes to food, gas and misc items.

If you want low cost, Hawaii is no longer the place for that. Expect everything to cost a least double from the mainland. Time will price you out no matter how simple your lifestyle
